HEAD DEVELOPMENT

DESCRIPTION
DEVELOPMENT HEAD
Develop comprehensive and strategic project plans, establish processes and procedures, provide leadership
to the team and closely monitor development as per the defined schedule and budget. Escalate issues/
queries about the projects and resolve them. Coordinate with various functions and vertical heads for timely
support and project execution.

ROLE & RESPONSIBILITIES

Strategic Project Planning

Define Regional strategy and ensure support to achieve regional goals, Share plans with other functions/
verticals to ensure their readiness for support, Lead implementation of agreed initiatives, identify
differentiators and growth opportunities in the region, Support in project concept finalization process,
feasibility study & budgeting , provide inputs to ensure project concept is inline with the target customer
expectations, develop detailed project plan, coordinate with various functions to ensure timely availability of
all required resources, circulate project plan to all concerned to ensure timely support during project
execution in order to ensure profitability for the vertical and finalize short term and long term strategic
agenda. Responsible up till project close out documentation.

Responsible for the overall direction, coordination, implementation, execution, control & completion of MEP
work in consistency with company strategy, commitments and goals. Provide leadership to MEP Head to
execute all MEP services activities from drawing to the testing and commissioning stage within the prescribed
quality standards.
Project Execution & Monitoring

Review and finalize architectural briefs, Monitor the development process, Actual and estimated project costs
and construction schedules, review and track project(s) as per defined project plan, coordinate and ensure all
regulatory approvals including environmental approvals, closely monitor timeliness and quality of project
execution, resource utilization, actual vs. estimated project cost for the project(s) under development, timely
escalate issues and proactively highlight delays to relevant functions in order to ensure execution of projects
as per defined project plan & ensure quality and timeliness in project execution.

Project Processes and Procurement Contracting

Strategize and drive establishment of project development and procurement processes and standards, ensure
adherence of processes and monitor compliance, ensure standardization and efficiency, ensure leverage on
economies of scale, identify areas of strategic partnership locally and globally for procurement and project
development, participate in high value / complex negotiations, negotiate terms and finalize, oversee to ensure
all regulatory compliance related to contracting for project(s) in order to ensure standardization, efficiency,
quality, timeliness, profitable and cost effective procurement and contracting of activities.

Design Development

Provide design strategy including both architectural and interior design for current projects or for product
design in all verticals (residential & commercial), schematic to project close out. Develop and deliver the
design strategy for the company in line with the overall brand strategy and consumer trends. Lead by the
Design Head, Coordination with international Emaar design teams leveraging available expertise within the
eco-system. Work with the latest design concepts, empanelled architecture firms and international design
consultants managing multiple projects. Providing leadership to Design Head in monitoring inputs, work
products, leading in house coordination with technical project teams as well as external consultants to drive
the product and outcome in line with customer and brand expectations.

Proposing recommendations to the design process in relation to space planning and landscape, and working
closely with external consultants on other elements. • Deciding on Specifications. • Leading the value
engineering process

Quality Standards

Provide leadership to Quality Head to ensure compliance to various environmental and quality standards
such as Bureau of Indian Standards and maintaining all related documents as per ISO standards.

Business Development

Strategize and lead the land acquisition for Emaar India in line with overall strategy of the organization. Drive
sustainable growth through boosting and forging strong relationships with government authorities, external
property consultants & dealers to expedite land acquisition process. Build land reserves for the organization.
Ensure all transactions and approvals for land purchase and change of land use are in compliance with legal
and government regulations. Builds market position by locating, developing, defining, negotiating, and closing
business relationships

EDUCATION & EXPERIENCE

- Bachelor’s degree in Engineering, Construction, Architecture or any relevant field.

- At least 20+ years of post-qualification experience in project management, operations management
preferably with a reputed construction/ real estate organization
- Large scale project experience is a must. The candidate should have managed the entire project life
cycle.
- PMP/ PRINCE II certification is a plus

SPECIFIC KNOWLEDGE & SKILLS

- A comprehensive knowledge of applicable forms of contract, their application and administration.

- An astute commercial awareness and knowledge of controlling substantial main contractors and
consultant organizations
- Ability to handle and manage rapidly changing priorities and multiple tasks
- A team player who can keep procedures, reports streamlined and efficient.
- Excellent planning/organization skills, ability to meet project deadlines.
- Synthesizes complex or diverse information; collects and researches data; uses intuition and
experience to complement data; designs work flows and procedures.
- Should have basic knowledge of finance.
- Knowledge of techniques of demand planning, forecasting and budgeting.
- Should have good communication skills.
