NATURE OF OCCUPATION: Residential Per Month .


This serves to confirm the tenancy of the above premises use by my/our self and my/partner as a
residential premise with effect from on the agreed terms and conditions. I have
therefore taken in rent the premises with effect from and has agreed to pay a monthly
rent of kshs to the landlord/agent in advance at any date not later than day of
each month and a rent deposit of kshs and utility bills deposit of electricity kshs
water kshs which shall not be treated as rent or bills payment but cover for any unpaid
bills/damage/recovery fee/repair and repainting of the premises which shall be held by the
landlord/agent and refund at the termination of the tenancy period after the deduction of any
mentioned above expenses or any other related to the same.

MUTUAL AGREEMENT:
I. The tenant is required to pay via bank
II. Tenant shall permit the landlord to enter upon the demised premises or any part there of
to view its condition and the state of repair and also carry out and execute such repairs as
may be necessary when such need arises.
III. The tenant shall repair or replace any of the landlord fixtures ,fittings damaged ,broken
or lost during the tenancy period.
IV. The tenant he/she will ensure his/her properties are secure and the landlord will not be
held accountable for any loss encountered during the course of tenant’s tenure.
V. Should the tenant want to vacate he/she should give one month written notice for the
premises to be inspected and deposit refund preparation.
VI. The tenant undertakes to keep in force a valid insurance policy during the course of this
agreement to cover for all risks associated with his/her properties, himself or anybody
associated with him/her. Therefore neither the landlord/agent undertakes any liability for
loss or damage incurred as a result of theft, burglary, fire or any natural calamity.
VII. Rent shall be reviewed upwards after every one year from the date the agreement is
signed but in accordance with the current market value within the location, however the
landlord/agent shall inform the tenants at least two months written notice in advance.
VIII. The tenant shall not be a nuisance to the landlord or other tenants.

DECLARATION:
I do hereby confirm that i have read and understood all the above
conditions and i do hereby declare that i shall abide to all of them without exception, failure to
do so will result to eviction and i shall have no cause of complaint against the
landlord/owner/agent for such eviction. In the presence of a witness, the parties have set their
hands and signature and date herein before occupation.
