LEASE AGREEMENT

KNOW BY ALL MEN THESE AGREEMENTS


These agreement made an entered into, by and between:
MA. VICTORIA P. REYES, legal age, Filipino, single and resident of 191 Biak-na Bato Street
corner G. Roxas Street, Barangay Manresa, Quezon City, Metro Manila, hereinafter known
and referred to as the LESSOR(Owner)

And
________________________________________________, legal age, filipino
Hereinafter/single, hereinafter known and referred to as the LESSEE.

WITNESSETH

WHEREAS, the LESSOR is the legal and absolute owner of a house and lot at
_________________________________________________________hereinafter
Referred to as the Leased Premises.

WHEREAS, the LESSEE have offered to lease the aforesaid house and the LESSOR has
accepted such offer.

NOW THEREFORE, the LESSOR hereby leases and lets the use and occupancy of the
Leased Premises unto the LESSEE under the following terms and conditions:

1. That the term of lease shall be for ONE(1) year from________to_________


Subject to renewal at the option of the LESSOR;
2. LESSEE shall pay to the LESSOR, as monthly rental the sum of____________
(PHP_________) Philippine Currency every________ of the monthly payable with cash and/or
Postdated Checks to cover entire period of Lease contract;

3. The LESSEE shal pay the LESSOR, upon signing of this contract the remaining days of the month
lease proportion, from theron Item 2 will be emposed;
4. Upon execution of this contract the LESSEE shall give Twelve Thousand Pesos (PHP 12,000)
representing ONE (1) MONTH ADVANCE AND TWO (2) MONTHS SECURITY DEPOSIT. It is
understood that TWO (2) MONTHS SECURITY DEPOSIT shall in no case be applied as rental
payment. This to answer for any damages to the leased premises for which the LESSEE is responsible
except for the normal wear and tear upon expiration of this contract. It shall be applied to the
unpaid utility bills like the MERALCO, MAYNILAD WATER CO., telephone bills, cable services and
Homeowners Association dues incurred by the LESSEE at the termination of this lease contract. Any
balance or excess shall be returned to the LESSEE, without interest upon clearance of said bills. The
LESSEE agrees to pay during the term of this lease all charges for water, electric power, telephone
bills, and the monthly homeowners association dues;
5. The LESSOR has the option to increase the monthly lease not to exceed TEN (10%) PERCENT of the
prevailing monthly lease only during the time of renewal of yearly contract. The LESSOR shall inform
the LESSEE not less than THIRTY (30) DAYS before the expiration of the contract if the LESSOR has
the intention of increasing the monthly lease;
6. The LESSEE hereby acknowledged having received the leased premises in good habitable condition
and the LESSEE obligated himself/herself to keep it always in such repair as it was at
commencement of the lease; any damages or loss caused upon the building and premises, normal
wear and tear except due to the fault of the LESSEE, his/her family, servants, helpers, and/or
visitors, shall be repaired and made good by the LESSEE, at his/her exclusive expense . Minor repairs
for leaking faucet , draining overflow, busted fences, squeaking doors, gate and window screens,
damaged eaves and gutters, and to make provisions for the installation of air-conditioning units, and
other renovations which the LESSEE may deem necessary, and the like shall be for the account of
the LESSEE;
7. The LESSEE shall not make any alterations and/or improvements on the premises without the
written contract of the LESSOR, it is being understood that such improvements shall be at the sole
expense of the LESSEE and shall become the property of the LESSOR, without any right to
reimbursement;
8. During the term of this lease or any extension thereof, the LESSEE shall pay and defray any and all
cost for electric current and also extra services rendered in the leased premises;
9. LESSEE shall at its expense maintain the leased premises in a clean and sanitary condition and shall
not do any such act, as may deface and/or injure any portion of the leased premises without the
knowledge of the LESSOR;
10. LESSEE shall under no circumstances bring into or store stocks or materials of explosive nature
endanger tha safety or disturb the peace and convenience of the leased premises or its neighbors;
11. LESSE shall under no circumstances bring in or keep any animals inside the leased premises;
12. LEESE agrees NOT to sublease, assign or transfer his rights on the leased premises or any part
thereof to a third party;
13. No compensation of claim shall be made against the LESSOR by reason of inconvenience, annoyance
or injury arising out calamity such as fire, typhoon, earthquake or any similar fortuitous events;
14. In the events of the LESSEE’S failure to pay the rental for at least TWO (2) MONTHS, such act shall
be constrained as breach of agreement, and shall be obligatory on the part of the LESSEE to vacate
the place immediately.
15. The LESSEE shall permit the LESSOR or his/her authorized representatives at reasonable
hours of the day to enter upon and inspect the leased premises and make
recommendations for the LESSEE to do such repairs as are necessary for the preservation
and conversation of the premises;
16. That should the LESSEE opt to renew the lease contract, they should notify the LESSOR at
least THIRTY (30) DAYS before the expiration of the contract. Conversely, should the
LESSOR decide not to renew the contract, he/she should advise the LESSEE THIRTY (30)
DAYS at least prior to expiration of the lease contract and;
17. Should the LESSEE violate any of the terms and conditions of this lease agreement, then
this lease shall be deemed terminated immediately upon such failure or violation and with
forfeiture of the security deposit in favor of the LESSOR.
