Manager’s Corner:
Dear Owners,

It has been quite a while since I spoke to you from the Manager’s Corner. Our Monday evening welcome
parties have been very well received and attended, including our movie and game nights. An exclusive
alliance with Colonial Heritage has added a well received discounted golfing and dining experience. Our
most recent partnership with Doraldo's, one of Williamsburg’s finest Italian restaurants, features a discounted
rate for Colonial Crossings owners and guests. Also available for your dining pleasure is their exclusive
V.I.P. Dining package every Tuesday and Thursday evening, complete with limousine service to and from.
Currently, we are working with the Greater Williamsburg Chamber and Tourism Alliance to promote and
offer discount services and products throughout the historical area. We anticipate this service to be available
in June.

Colonial Williamsburg is continuing their highly successful “Revolutionary City” program, which gives an
up front and personal account of the events leading up to our fight for independence. Jamestown’s historic
seventeenth century depiction of the hardships facing the 1607 settlers in the “new world” is bigger and
better with the completion of their welcome center facility. Yorktown's Victory Center and Battlefield is a
living museum of the Revolutionary War’s victorious fight for independence and the birth of the country we
call home. Early indications look promising for a great 2008 year. As always, and on behalf of the staff and
management at Colonial Crossings, we thank you for the continuing opportunity to be of service and to

Construction Update:
First and foremost, Phase II was completed September 9th and
has been generating positive guest comments since we opened the
doors to the forty-four units. Phase III construction of the Governor’s
Building encompassing fifty - two units is progressing well with
an estimated occupancy date of December ‘08’. The anticipated
Phase I upgrade has met with some obstacles which I am happy
to report have been resolved and a late 2008/early 2009opening is
planned for this project. Phase IV has met with some obstacles also
which are currently being reviewed. We anticipate a resolution by
mid-year.

Employee News:
It is with great pleasure that we welcome Mario D'Auria (Sales Director) and Brett Bunch (Marketing
Director) to the Colonial Crossings family. Both Mario and Brett bring extensive experience and a reputation
of success.

Breaking News From The Historic Triangle
The sixth annual Michelob Ultra Open golf tournament takes place May 8 – 11 at Kingsmill in
Williamsburg. The Ladies' Professional Golf Association event always features the premier names in
women's golf and is known as the tour's “fifth major”, as well as being named the LPGA's “Best Overall
Event on the Tour”. The tourney includes three pro-am events which, in the last five years, have raised over
$1.3 million for charity. The ladies will compete for a $2.2 million purse on the beautiful River Course; the
top names in the LPGA are scheduled to compete, including 2007 champ Suzann Pettersen. Additional
events include a fashion show, junior clinic and family fun zone. Additional information is available at

From May 15th through August 17th ,The Chrysler Museum of Art in Norfolk presents Rembrandt's
Etchings: The Embrace of Darkness and Light. Rembrandt achieved unparalleled fame as a printmaker and
is hailed today as one of the greatest etchers of all time. Drawn from the collection of the Museum of Fine
Arts, Boston, the exhibition includes more than 130 of the master’s etchings, and traces Rembrandt’s career
as a printmaker from the drama and technical razzle-dazzle of his early productions to the quiet mystery and

Busch Gardens Williamsburg has opened its gates for the 2008 season and the World’s Most Beautiful
Theme Park (for the 17th consecutive year in 2007) is ready with a full schedule of concerts and special
guests. The park also garnered the award for Best Theme Park for the second year in 2007 and continues to
push the envelope for entertaining parkgoers with new innovative experiences. Mark your calendar for
Glory at the Gardens (May 4, 11 and 18), a series of concerts featuring 11 Christian artists that include
Third Day, Mark Schultz and Natalie Grant. The Summer Nights Concert Series kicks off in July with '80's
heartthrob Rick Springfield performing, followed by Grand Funk Railroad and the Charlie Daniels Band.
Busch Gardens offers many options for purchasing tickets such as season passes, a combination Busch
Gardens/Water Country USA Vacation Pass and a Military Pass. Additional information on the park is

On the weekend of May 16 - 18, Colonial Williamsburg's Fifes and Drums mark their 50th anniversary
year-long celebration with a Drummer's Call. Fife and Drum units from all across North America will be in
attendance and a live webcast of The Grand Review will be shown on www.history.org on May 17th at
12:30 p.m. Founded in 1958, the corps performs nearly 500 times annually and allows visitors to Colonial
Williamsburg to not only see living history, but to hear it as well. Other notable Fifes and Drums performances
occur on July 4 and during December's Grand Illumination.

History buffs take note! Historic Yorktown is the place to be for a special Memorial Day celebration on
May 24-25, 2008. Civil War Weekend will feature tactical demonstrations, encampments and a
Confederate field hospital that will interpret the role Yorktown played during the Civil War Peninsula
Campaign. Special Memorial Day ceremonies will take place at the Yorktown National Cemetery and
Confederate Cemetery. The events take place at the Yorktown Battlefield from 9:00 a.m. to 5:00 p.m. each
