DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS;

This Deed of absolute Sale made and executed in Bacoor, Cavite, Philippines, on this ________
day of ______by and between:
PIO V. MOTEL married to FLORENDA S. MOTEL, both of legal age, Filipino
Citizen with residence address at 165 Darasa Tanauan, Batangas, hereinafter as the VENDOR;
And
ARISTEO S. CORALES married to MARIA JENNIFER L. CORALES, both of legal
age, Filipino Citizen with a residence address at Blk 6 lot 20 Veraville Arcadia Dulong Bayan
Bacoor Cavite, hereinafter referred as the VENDEE;

WITNESSETH: that

WHEREAS, the VENDOR are the registered owner situated in Batangas City covered by
TRANSFER CERTIFICATE TITLE NO. T-4970 which parcel of land including its
improvement is more particularly described as follows;

Beginning at a point marked “1” of Lot 5117, Cad. 870, C-22, being S. 20-41 E., 4322.46
m. from BLIM No. 1, Cad. 870, san luis Cadestre, thence

N. 23-31 W., 26.06 m. to point 2;

N. 25-37 W., 25.05 m. to point 3;
N. 64-06 E., 24.47 m. to point 4;
S. 34-35 E., 49.72 m. to point 5;
S. 39-46 E., 27.01 m. to point 6;
S. 61-03 W., 21.65 m. to point 7;
N.40-49 W., 25.17 m. to point of
beginning.

Containing an area of TWO THOUSAND THREE HUNDRED (2,300) square meters.

All points are marked on the ground by P.S. cyl. Conc. Mons. 15 x 60 cm.
Bounded on the SW., along line 1-2 by Lot 5129, Cad. 870; along line 2-3 by Lot 5128,
Cad. 870; on the NW., along line 3-4 by Lot 5137, Cad 870; on the NE., along lines 4-5-6 by a
Creek; on the SE., along lines 6-7-8 by Road; and on the SW., along line 8-1 by Lot 5118, Cad.
870.

WHEREAS, the VENDORS have agreed to sell the above described a parcel of land, to
the VENDEE, to which the said VENDEE have/has likewise agreed to buy.
NOW THEREFORE, for in consideration of the sum of ONE HUNDRED THIRTY
THOUSAND PESOS (Php 130,000.00) Philippine Currency, (net of expenses) the receipt
whereof is hereby acknowledged by the SELLERS from the BUYER, the SELLERS have SOLD,
TRANSFERRED and CONVEYED, as they do hereby SELL, TRANSFER and CONVEY unto
the BUYER, his successors and assigns, the above-described parcel of land free from all liens and
encumbrances.
 That the VENDORS do hereby warrant valid title to, and peaceful possession of the real
property herein sold and convey and further declare that the same is free and clear of all liens and
encumbrances of any kind whatsoever.
That the VENDORS have also defend the titles and right of the VENDEE from any claim of
whatever kind of nature from third persons.

IN WITNESS WHEREOF, the PARTIES have hereunto set my hand this ______ day of

have identified through competent evidence of their identities as defined by the 2004 Rules of
Notarial Practice and who also personally presented to me the foregoing Deed of Absolute Sale
and signed it in my presence and avowed under penalty to the whole truth of the contents thereof.

This instrument consist of TWO (2) pages, including this page, wherein the acknowledgement is
written and has been signed by the parties and their instrumental witnesses on each and every page
refer to a Deed of Absolute Sale.
