jack up price shall be given to MELGO REALTY & BROKERAGE FIRM (MRBF) upon receipt of the payment from the buyer.

PERIOD: The period of this authority shall be from the date of signing of this authority until the property above-mentioned
is sold.

REMARKS: Notwithstanding the revocation of this Authority, MELGO REALTY & BROKERAGE FIRM (MRBF) shall be
entitled to commission in case the buyer whom he previously registered with me buys the property.

It is also understood that during the term of this Authority, all transactions regarding the sale of the property to the
broker’s buyer shall be coursed through MRBF exclusively.

In case any earnest money or option money shall be forfeited through fault of the buyer, the same shall be divided equally
between MELGO REALTY & BROKERAGE FIRM (MRBF) and the owner.

I warrant that I have the valid and legal title to the property to be sold and hold the broker free from any liabilities to claim
suits of action against its sale.
