HVAC PLANT DO'S AND DON'TS

COOLING TOWERS

DO'S
1 Check if Incomer & out going MCB is in ON position
2 Incoming Voltage shall be min 415V in all three phases
3 Check whether inlet & outlet valves are open
4 Inlet pressure of water shall be at least 1.0 Kg/ sq.cm
5 Check Sumps should be clean
6 Check no Major water leaks in the pipe line
7 Then Switch ON the Pump and Fan in Auto/ Manual mode
8 Check for abnormal noise & vibration of the Pump
9 Continue to take log readings if found O.K
10 Ensure perfect alignment of Fan blades
11 Bearings have to Grease arrange for the lubrication every 6 months
12 Check CT Fan is Heating or not

DON'TS

1 Improper voltage don’t switch on the unit


2 Motor is taking more then design amps don’t switch on the unit
3 If Valves are closed don't switch the unit
4 If Sump is not cleaned don’t switch on the unit
5 The unit should never be operated with out the mesh
6 If Fan Blades are loose are not satisfactory don’t switch on the CT
7 Don’t switch on the unit with out water /Shut off condition
8 Don’t switch on the unit if bearings are noisy

AIR HANDLING UNITS

DO'S

1 Check if Incomer & out going MCB is in ON position


2 Incoming Voltage shall be min 415V in all three phases
3 Check whether inlet & outlet valves are open
4 Inlet pressure of water shall be at least 2.0 Kg/ sq.cm
5 Check air filters should be clean
6 Check fire dampers & VCD in open condition
7 Check if the belt tension is O.K
8 Check no Major water leaks in the pipe line
9 Then Switch ON the AHU in Auto/ Manual mode
10 Check for abnormal noise & vibration of the AHU
11 Continue to take log readings if found O.K
12 Ensure perfect alignment of pulleys
13 Bearings have to Grease arrange for the lubrication every 6 months
14 Check drain pan is Clean.

DON'TS
1 Improper voltage don’t switch on the unit
2 Motor is taking more then design amps don’t switch on the unit
3 Switch off the unit incase of fire
4 If dampers(Fire/vcd) are closed don't switch the unit
5 If filters are blocked don’t switch on the unit
6 the unit should never be operated with out the filters.
7 If belts are loose are not satisfactory don’t switch on the unit
Do not pry or V-belts into the pulley grooves, if done so, belts get damaged internally

as a result of which belt life is affected
9 A change in ride out indicates uneven belt wear. Change belt with new set

PUMPS

DO'S

1 Check if Incomer & out going MCB is in ON position


2 Incoming Voltage shall be min 415V in all three phases
3 Check whether inlet & outlet valves are open
4 Inlet pressure of water shall be at least 1.0 Kg/ sq.cm
5 Check Strainers should be clean
6 Check if the Couplings are O.K
7 Check no Major water leaks in the pipe line
8 Then Switch ON the Pump in Auto/ Manual mode
9 Check for abnormal noise & vibration of the Pump
10 Continue to take log readings if found O.K
11 Ensure perfect alignment of pulleys
12 Bearings have to Grease arrange for the lubrication every 6 months
13 Check pump is Heating or not

DON'TS

CEILING SUSPENDED UNITS

DO'S

1 Check if Incomer & out going MCB is in ON position


2 Incoming Voltage shall be min 415V in all three phases
3 Check whether inlet & outlet valves are open
4 Inlet pressure of water shall be at least 2.0 Kg/ sq.cm
5 Check air filters should be clean
6 Check also the condition of the cooling coil at the time of changing the filters
7 Check fire dampers & VCD in open condition
8 Check if the belt tension is O.K
9 Check no Major water leaks in the pipe line
10 Then Switch ON the CSU in Auto/ Manual mode
11 Check for abnormal noise & vibration of the unit
12 Continue to take log readings if found O.K
13 Ensure perfect alignment of pulleys
14 Bearings have to Grease arrange for the lubrication every 6 months
14 Check drain pan is Clean.

DON'TS
1 Improper voltage don’t switch on the unit

AXIAL FANS

DO'S

1 Check if Incomer & out going MCB is in ON position


2 Incoming Voltage shall be min 415V in all three phases
3 Ensure that the motor of the fan is properly tighten.
4 check the manual static balancing of impeller wheel
5 Check the rotation of the propeller it's critical. It must be free to rotate
without striking or rubbing any stationary objects.
Check before Electric Motor connection with Electrical Multi-meter, we can
6 check continuity in all windings and there shall be no continuity between
cross winding and Motor Body.

DON'TS
Do not spin Ventilator Impeller faster than the maximum cataloged
Ventilator rpm. Adjustments to Ventilator speed with Variable Frequency
1 Drives (VFD) may affect motor load. If the Ventilator RPM is changed, the
motor current should be checked to make sure it is not exceeding the motor
nameplate amps.
2 Do not spin Ventilator in counter direction than prescribed on ventilator.
Do not allow the power cable to kink or come in contact with oil, grease, hot
3 surfaces or chemicals. Replace cord immediately if damaged.
4 Do not let the fan air getting blocked by any other services.
5 Always check the rotation of fan after starting the fan.

DO'S

DON'TS

Do not vent refrigerant relief valves within a building


Do not use oxygen to purge lines or to pressurize a chi
purpose. Oxygen gas reacts violently with oil, grease, a
common substances.
Do not valve off any safety device.

Do not remove fittings, covers, etc., while chiller is und


or while chiller is running. Be sure pressure is at 0 psi
before breaking any refrigerant connection

Do not step on refrigerant lines. Broken lines can whip


release refrigerant, causing personal injury.

Do not attempt to or repair any relief device when cor


build-up of foreign material (rust, dirt,scale, etc.) is fo
valve body or mechanism. Replacethe device.

AIR COOLED CHILLERS


DO'S

Check if Incomer & out going MCB is in ON position from the main
1 panel.
2 Incoming Voltage shall be min 415V in all three phases
3 Check water flows and interlocks
4 Check operational set points and current performance of the chiller
5 Check operation of all safety devices installed for the chiller
6 Check the unit alarm report when the unit does not work
6 Record operating pressures, amperages and voltage
7 Change the oil as required based upon results of the oil analysis
8 Check the correct operation of the heaters
9 Always check for the lubrication of motors/dampers/bearings (where applicable)
10 Check operation of machines/compare conditions of operation
against original commissioning data
11 Fill the maintenance visit log sheet and review with the operator
12 Make sure the fins are regularly inspected to check the degree of fouling.

DON'TS

1 Do not vent refrigerant relief valves within a building
