Attempt all the questions.
1. a) What is estimate? Write its types and also explain in which 8
conditions they are used?
b) How are following items of work measured and what are the units of 7
measurement and units of payment.
i. Honey comb brick wall in cm (1:4)
ii. Wooden skirting
iii. Centering and shuttering for RCC work
2. Prepare preliminary estimate of a residential building having carpet area 10
1300 Sqm. Take circulation area 20% of built up area. Area covered by
brick walls is 10% of built up area. Assume the plinth area rate civil work
is NRs 17000.00 per Sqm. Cost of water supply and sanitation is 6% of
building cost and cost of electrical work is 8% of building cost. Cost for
contingencies and supervision charges is 5.5% of total cost.
3. a) Work out the valuation of the cinema hall with the following data: 8
i. Cost of land = Rs.5500000.00
ii. Gross income = Rs.12000000.00
iii. Expenses undergone per year:
a) To run cinema including staff salary, electricity charges,
municipal taxes, license fee, stationary and printings etc is
30% of gross income.
b) Repair and maintenance of plants, machinery and tools at 5%
of their capital cost, which is Rs.10000000.00.
c) Sinking fund for machinery whose life is estimated as 30years
at 5% after allowing 10% scrap value.
d) Insurance premium is Rs.155000.00 per year.
Assume years purchase for 60 years at 8% and redemption of
capital at 4%. Annual repair of hall is 2% of gross income.

 b) Define term value and cost. How do you prepare valuation of
existing building for sale purpose? List the circumstances under 7
which it is carried out.
4. a) Prepare an analysis of rate for 1st class brick work in 1:6 cement 8
mortar per 120 cu.m.
b) Prepare an analysis of rate for providing and laying 40mm thick 7
premix Asphalt carpet including compaction per sq.m.
5. a) Write the difference between book value and market value. 5
b) Calculate the volume of earthwork for the portion of the road having 10

formation width of 10m. The road has side slopes of 2:1 and 1 :1

height of bank at different chainages at their center lines are given
below.
