TOURISM HOTEL & RESORT PROJECTS. WHEN TO
ORDER A FEASIBILITY STUDY OR A BUSINESS
PLAN?
I just finished a feasibility study for a
17’000m2 resort in South of Europe. In my
presentation to the client, I concluded that the
project was not feasible at this stage as the
region's infrastructure (accessibility by air and
land) and its service level are not yet ready to
host higher spending tourists.
Happy to protect my client from an unsound
and expensive investment, the client reacted
very negatively and told me that my work was
worth nothing and that he would not pay for
the rest of the study. I later discovered that he
had already invested 2 Mio Euros to purchase
the land as was not really interested in

It is very important that consultant and client have the same expectations. A feasibility study
should reveal if a tourism project is feasible or not. Often we are hired to do a feasibility study
for a 5-star hotel and we come to the conclusion that the 5-star hotel is the wrong product
and that the project is not feasible, or that a 3-star hotel or camping site would be the way to
reach economic success.
Here are some guidelines which will help you for your next project:
A feasibility study has to be conducted before you take the decision to go forward !
We recommend a pre-feasibility study for most projects which covers mainly research and
investigation, such as
• Hotel Market Overview /Market Positioning
• Competitor Analysis
• Concept Options (5-starhotel or camping site) / Concept Development
• SWOT Concept
• Concept Comparison (first investments, cost and turnover expectations for the
different concepts)
In the next step, the detailed feasibility for one or more projects can be ordered. This
includes more planning functions:

• Detailed financial forecast / profitability calculation
