AGREEMENT

This construction agreement is made on 02 day of October 2019

This agreement is made on 02 of October 2019 between Mr Ridzuan Haqiem Bin Rusli a client
which address at No 8, Jalan Cercinta 20K/S 10, Taman Andaman 2, Hulu Langat 42000
Pelabuhan Kidua, Selangor Darul Ehsan.

AND

Mantul Construction Consultancy a company incorporated under a provision of Companies A


ct 1998 and having its registered office at P.O BOX 01, Tingkat 3, Jalan Peribadi Y11/N,
Hulu Simpati, 40450 Shah Alam, Selangor, Malaysia.or of the other part, represented by its
signatory, Leliana Andrea.

The Client and the Surveyors agree as below :

TERM/CANCELLATION:

This agreement shall commence on 15 October 2019 and shall continue until 25 November
2019. Either party may cancel this agreement with two weeks written notice. This agreement
may also be extended with written notice.

SCOPE OF WORK TO BE PERFORMED

The inspection comprised a visual assessment of the property to identify major defects and to
form opinion regarding the general condition of the property at the date and time of the visual
inspection. Significant items to be reported are as follows:

a) Major defects – A defect sufficient magnitude where rectification has to be carried out
in order to avoid unsafe condition, loss of utility or further deterioration of the property.
b) A General Impression regarding the Extent of Minor defects – defects other than major
defects.
c) Any Major Defect that is Urgent and Serious Safety Hazard.

We are strongly advise that any cracking with regarding to structure reported in this report
should be referred to a structural engineer for further assessment and advice.

EXTENT OF REPORTING

The report shall describe overall extent of minor defects. The surveyors are required to
commenting on individual minor defects and imperfection on building elements and structure.

CHANGES TO THE INSPECTION AGREEMENT

Unless stated otherwise in the report. It is acknowledged that if any inspection agreement is in
place in respect to this inspection, no changes have been made between the scope of that
agreement (if applicable) and the scope of this inspection report.

LIMITATIONS

This report is limited to visual inspection of areas where safe and reasonable to access is
allowed as permitted on the date and at the time of inspection.

As we have discussed, this is visual inspection by applying non-destructive method limited in


scope by (but not restricted to) the following conditions:

 Structural components concealed behind finished surface could not be inspected


 Only representative samplings of visible structural components were inspected
 Ceiling area with electrical wiring limited to be accessed
 Condition of roof covering of the building structure
 Engineering or Architectural services such as calculation capacities, adequacy, or
integrity are not part of a building inspection
 Areas of inspection shall be safe and accessible areas
 This report is limited to (unless otherwise noted) the main structure on the site and
within approximately 10 of the main building and within the site boundaries including
fences
 We do not guarantee in any way that there are or not any defects, termite damage or
live termites in any areas not able to be inspected.

SAFE AND REASONABLE ACCESS

Only areas to which safe and reasonable access is available were inspected. It covers areas
within the inspector’s unobstructed line of sight and within arm’s length. Reasonable access
does not include the usage of destructive or invasive inspection methods and does not include
cutting or making access trapes or moving heavy furniture, floor coverings or stored goods.

PAYMENT

The consideration of the payment method has been made by the Surveyor to the Client by
payment based on work progress. The total fee for ______m² of a double storey residential
house located at No 8, Jalan Cercinta 20K/S 10, Taman Andaman 2, Hulu Langat 42000
Pelabuhan Kidua, Selangor Darul Ehsan. is RM 2880.40. This fee including the reimbursable
item which mileage for a day inspection (02th November 2019), the preparation of full report,
the inspection by using tools, special report on remedial work as for the Client reference to
appoint any contractor for repairing work.

The commencement date of the Contract shall be 15 October 2019 and completion date shall
be 1 month from the commencement date.
