CONDITIONAL DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is entered into and executed by and between:

Terrence Duque, of legal age, single, Filipinos, with residence at Barrera District, Cabanatuan
City, Nueva Ecija, Philippines, with the authority to sell parcel of land without improvements
herein represented by their { } by virtue of Notarized Special Power of Attorney are hereinafter
referred to as the VENDOR/ TRANSFEROR;

-AND-

Romina Mondragon, of legal age, Filipina, single, of legal age, Filipino and presently residing at
Quezon City, Philippines hereinafter referred to as VENDEES/ TRANSFEREES.

WITNESSETH:

The VENDORS/ TRANFERORS are the owner of a lot and parcel of land and its improvements as
evidenced by Transfer Certificate Title no: { } (Annex “A”) particularly described as follows:

Owner: Terrence Duque, of legal age, single

Address: Barrera District, Cabanatuan City, Nueva Ecija, Philippines

DESCRIPTION OF THE LAND:

“TRANSFER CERTIFICATE OF TITLE NO. 462826


“A PARCEL OF LAND (LOT 79, BLK. 3 OF THE CONS. AND
SUBD. PLAN PCS-04-024772, BEING A PORTION OF THE
CONS OF BLOCK 12 PSD-04-473897 & LOT 8796, CABANATUAN
ESTATE, L.R.C. REC. NO. 6826) SITUATED IN THE
BARRIO OF ADUAS SUR, MUN. OF CABANATUAN, PROVINCE
OF NUEVA ECIJA , ISLAND OF LUZON, BOUNDED ON THE NE.,
ALONG LINE 1-2 BY LOT 77, BLK. 3 OF THE CONS. AND
SUBD. PLAN; ON THE SE., ALONG LINE 2-3 BY ROAD
LOT 4, PSD-04-673801; ON THE SW., ALONG LINE 3-4
BY LOT 82, BLK. 3 AND ON THE NW., ALONG LINE 4-1 BY
LOT 80, BLK. 3 BOTH OF THE CONS. AND SUBD. PLAN
BEGINNING X X X CONTAINING AN AREA OF EIGHT HUNDRED TWENTY FIVE (825)
SQUARE METERS, MORE OR LESS.”

WHEREAS, the VENDORS desire to sell the aforementioned property and the VENDEES agree and
promises to buy the aforementioned property including the improvements therein.

WHERAS, the VENDEES are interested to purchase the above described property subject to the
following terms and conditions.

A selling price agreed by both parties is Php 300,000php.

A down payment of Php 100,000 will be paid by the VENDEES to the VENDOR upon execution of
this agreement and the remaining amount will be paid thru post-dated checks and as follows:

·0 Php 50,000 on July 1, 2015;


·1 Php 50,000 on December 31, 2015;
·2 Php 50,000 on July 1, 2016; and
·3 Php 50,000 on December 31, 2016.

The initial down payment will be paid by the VENDEES to Vendor’s Authorized representative in
the form of bank check.

The VENDEES will issue four (4) postdated checks in favor of VENDEE’s and/or to his Atty.-in- Fact
upon presentation of latest notarized Special Power of Attorney.

The VENDORS will shoulder all the payments for Capital Gain Tax, Documentary Stamp Tax,
Transfer Tax, Title Processing and other related documents pertaining to Transfer of Ownership.

The VENDORS shall under take to execute the necessary DEED OF ABSOLUTE SALE in favor of
herein VENDEES upon full payment of the above stated purchase price.

That the VENDOR complied with the provisions of ART.1623 of the New Civil Code as well as the
Land Reform Code of the Philippines.

IN WITNESS HEREOF, the parties have hereunto set their hands this 25 day of October in the City
of Cabanatuan.
