Overview
The countryside property has an area of 570 hectares. (Possible extension)

It is located 68 km. from Madrid, of which 51 km. they are of highway, being
the rest, until the entrance of the asphalted and signposted county road
property.

The nearest town is ROBLEDO DE CHAVELA, at 7.50 km., It is connected with

Madrid by intercity buses of hourly service with hourly frequency in hour and by
means of commuter rail. Another nearby town is CEBREROS at 16 km.,
famous for its wines, and 26 km., EL ESCORIAL, with more than 30,000
inhabitants and in which is the "REAL CLUB DE GOLF DE LA HERRERIA".
(Monastery of SAN LORENZO DE EL ESCORIAL, was recognized, long ago, as
the Eighth Wonder of the world and currently by UNESCO, as World Heritage).

25 km away, is the PANTANO DE SAN JUAN, which has a Yacht Club and
Sailing School, where you can do different water sports and navigation.
History of the property
The countryside property was part of a larger property in which the
kings of Spain, from the XIV century, reigning FELIPE II, hunted
bears, deer and wild boar, and taking advantage of that in this area
exists a more benign microclimate than in EL ESCORIAL, (where
they passed long seasons), and given its proximity and the right
conditions for this sport, became the place preferred by successive
reigns, until 1870 in which these lands were divided, partly in
private property (as is the case with this farm) and part were held
by the State as a forest reserve. This beautiful countryside reserve
by the South and by the East with one of these reserves, by the
North with the highway and by the West with the Cofio River,
having always maintained its unalterable natural state thus like
hunting in the area, except bears that disappeared many years ago.
Improvements in the last
20 years
The constructions were made between 1998 and 1999.

Closure of the total perimeter of the private reserve, with a length of 13.8 km., by means of regulated hunting wire, with steel
posts anchored by concrete base.

Deforestation of 200 hectares, with mount cleaning and selective felling of pines and oaks, leaving a population healthy and
proportionate tree forest, in order to provide an ideal development of the fauna and flora.

Construction of interior roads to facilitate the selection of the animal population and additionally for collecting hunting of
monterias with motorized vehicles.

The length of roads is 45 km. Four drinking water wells, with automatic pumping at 120 m., and 180 m deep, for housing
use, of the that only one is used, because it is sufficient for the necessary flow of consumption.

Installation of five telephone lines, with Internet connection.

System of radio communication (Walky-Talky) within the property, powered by batteries

Double charging system, Wind and Photovoltaic.

Five water ponds that store + 7,000 m3 of water, collected by rains, for animal drinkers and use Watering gardens and
vegetable garden.

Official permit for water extraction from River Cofio, for irrigation of sowings and other uses

Construction of a small apartment apron 90m2, with two bedrooms, two bathrooms and a small kitchenette and
independent entrance.

The floor area is 1,400 m2 and was constructed between 1988 and 1989 under the
strictest quality concepts and functionality. The distribution basically consists of:
