This AGREEMENT was made on this day, Sunday 26 January, 2014 between the Landlord, Michael
Luscre and Peter Rocker. Landlord hereby rents to Tenant the property located at 2856 Forest Wood
Dr NE, Marietta, GA 30066 under the following terms and conditions stated herein below:

Monthly Rent: $600 Security Deposit: $600


Duration of Lease: 6month to 1 year after that we can make arrangement
by doing lease to own.

Rent: Tenant agrees to pay the Landlord the security deposit of $600 prior to moving into
the house to secure the keys for the house 2856 Forest Wood Dr NE, Marietta, GA
30066 and also agrees to pay the sum of $600 as rent every month for the house 2856
Forest Wood Dr NE, Marietta, GA 30066.The monthly rent should be paid within the
first week of each month accordingly in respect to this agreement. The utilities of the house
are included with the rent of the house.

Appliances: The home is rented with the following appliances: Stove, & Air-
Conditioners which is centralized in addition to other appliances within the property.
Tenant is solely responsible for the up-keep and maintenance of these appliances unless if
there is big damage because everything thing is working perfectly in the house, which the
landlord can warranty there conditions. The above rent specifically COVERS all
appliances. Every appliance in the property is at the convenience of the Landlord and
Tenant.

Landlord agrees to remove any appliance at the request of the Tenant. Any personal
belonging of the Landlord remaining within the premises may be used by the Tenant;
however the Tenant assumes full charge of the said personal belonging and it should be
kept functional incase if there is any problem he or she should contact the landlord with
immediate effect. All appliances in the property shall be handed over to the Landlord at the
end of the lease in the same or better condition.
Evacuating: Landlord should be served a 2-months notice at lease by Tenant before
vacating the property if the Tenant which to leave the house. During this period, the
Landlord shall refund the security deposit of $600 in cash back to the Tenant.
