DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, JUAN DE LA CRUZ, Filipino of legal age, married to Jocelyn De la Cruz, and a
resident of Manila, am the registered owner and lawful possessor of a parcel of land, the same
being my capital property, which land is more particularly described as follows:

“A parcel of land (Lot 6775-A), Psd-09-079081 being a portion of Lot

6775, Pls-40, Public Land Subd., located at Barangay Dos, Manila, containing an
area ONE THOUSAND NINE HUNDRED TWENTY EIGHT (1,928)
SQUARE METERS, more or less, duly covered by Transfer Certificate of Title
No. 127-20190006156 of the Registry of Deeds for the Province of Metro
Manila.”

That for and in consideration of the sum of FORTY THOUSAND PESOS

(=P=40,000.00), Philippine Currency, to me paid in cash and in hand to my entire and complete
satisfaction by vendee MARIA SAN JOSE, Filipino of legal age, married to Jun San Jose, and a
resident of Manila City, by these presents, I, the said JUAN DE LA CRUZ, do hereby SELL,
CEDE, TRANSFER, and CONVEY by way of ABSOLUTE SALE the above-described
property, including all improvements found thereon, unto and in favor of the said vendee
MARIA SAN JOSE, his heirs, assigns, and successors-in-interest, free from all liens and
encumbrances;

That I hereby warrant valid title to and in peaceful possession of the above-described
property and have the absolute right to convey the same.
