Good day. It is within your knowledge that you have entered into a lease agreement with
my client ALDREW & GRAY TRANSPORT INC. for the rental of an office space as well a
parking area last June 1, 2017, and in connection with such contract, it was agreed upon that
several changes were to be made in the parking area so as to serve its purpose, however,
your company did not made such changes, hence, it did not conform to the needs of my client.
Nevertheless, they paid the said advance rental fees as well as deposit and one month rental
in the amount of ONE MILLION THREE HUNDRED THIRTY SEVEN THOUSAND and SIXTY
PESOS (Php 1,337,060.00).

Thereafter, my client inspected the office space they rented but to their surprise and
dismay it was already occupied by another person. Several times they have visited the said
space along with my assistance, but we all found that such space was locked and that there
were items inside the said office space which were not of my client’s. We inspected and
investigated such issue and found out that it was used by an unnamed Korean national who
is also part of SAEHAN FILIPINAS, INC.

We opted to talk to you in person so as to clarify the matter, however, in one occasion, the
personnel of ALDREW & GRAY were denied entry to your compound when your office
personnel were notified of our presence. My client, along with me, tried to set up a meeting
with you but as to this date, no such meeting was done.

Hence, we are constrained to demand the return of the rental fees we gave to you, since
you are the ones who committed a breach in our contract first and that we paid you for
something that we were not able to use.

We are not claiming anything which is more than what we have paid you, we are claiming
for the return of the amount that you have gained for nothing in exchange.

Please be advised that we are open for a sitdown in order to sort the matter out and settle
this issue once and for all extrajudicially.
