STARTUP VILLAGE
Where do Ideas come from? Do we dream about them in our sleep? Or are we thinking
about it in our sub-conscious mind? An IDEA is the initial drive to achieve anything, it has the
power to fix a problem, make life easier with a click of a button, and the great part is, we as
individuals think of it. Now, imagine the number of Ideas there could be in this World? In
India? But, how many of these ideas get the infrastructure or the dedicated time to be
successful at the end of the journey.
With a staggering 7700 startups launched in India between 2013 – 2018 at a growth rate of
11% per year, there is a growing need to build a shared and self-sufficient ecosystem.
AIM
This Village is a Hub for everyone who share the same notion of developing their Idea into
reality. It is set up as a Commercial campus which facilitates young business entrepreneurs
with the all the resources they need to invent meaningful solutions for everyday problems in
our world.
OBJECTIVE
-The architecture of this typology shall be collaborative and flexible by integrating a co-
working and co-living environment.
-These startups are usually the brainchild of young aspiring millennials, who hail from various
parts of the country and work at any time of the day, hence a requirement for
accommodations will be necessary, something which is small, customizable and affordable.
- The campus will curtail to all the requirements from a supermarket to a saloon, from game
rooms to a public park, making it a self-sufficient community.
- The campus will also prioritize rain water harvesting, solar power, recycling waste, etc. and
all other avenues of sustainable living, with an aim of being a net zero campus.
Issue to be solved with existing co-living module –
Based on the candid discussion I have had with Mr.Ansari ,the senior manager of Zolo Stays
India, the issue he brought to light was the fact that, there hasn’t been a facility which has
customized the design to suit the needs of co – living, it has always been the tedious process
of fitting in shared living space into existing run down hotels, service apartments or guest
houses. With the inclusion of moveable module based structures, we can solve this problem
and customize the apartment based on the requirements of the tenant. This will also solve
the supply and demand problem, which generally occurs in real estate as precast modules
can be placed one over the other like stacks.
LOCATION
Geographic Reasons
The campus will be proposed along the Old Mahabalipuram Road also known as  Rajiv
Gandhi Salai and  Rajiv Gandhi IT Expressway  or just  IT Expressway  in Chennai. The
prestigious  TIDEL Park, home to a number of BPO and IT/ITES companies and many other
major IT/ITES Companies in the country are situated along the Rajiv Gandhi Salai. Prominent
technical and educational Institutions, national research laboratories are also located along
the Corridor.Besides,  State Industries Promotion Corporation of Tamil Nadu Ltd (SIPCOT)  has
developed a Cyber City, spread over 2000 acres in Siruseri, abutting the IT Corridor. Many IT/
ITES Companies have set up their facilities in the Cyber City.

Economic Reasons

In comparison to Mumbai, Chennai’s consumer prices and rent are 54 per cent cheaper
whereas life in Delhi and Bengaluru is 18 and 13 per cent more expensive than the Tamil
Nadu capital, respectively. While the environment is suitable for businesses, the city is also
catching up in terms of infrastructure. It is opening up to high-end facilities and research
spaces of late.

Funding no more seems to be an issue as many angel investors with deep pockets are willing
to invest in startups with innovative ideas. The lack of startup policies in Tamil Nadu which had
become a matter of concern earlier for aspiring entrepreneurs also seems to have met a
solution with the state government’s recent announcement confirming that investments
worth Rs. 45,000 crores are in the pipeline.

The TNSSGF would also provide funding for Idea-to-PoC (Proof of Concept) stages, which are
pre-startup activities. According to the policy document, the state government would
provide adequate incentives and resources to startups, facilitators, mentors and investors to
promote startup culture in the state. The government would reduce the existing regulatory
and tax burden on startups.

Success at IIT, Madras - The Indian Institute of Technology in Chennai, was the first institute to
provide incubation facilities on campus and since its introduction there have been 186
startups, out of which 73 have reached the market, creating 3000 jobs and raising an initial
investment of 1613 crore rupees. Providing us with all the more reason to setup a startup
campus in the city.

WORKING MODULES – They will provide the new business and development that may need to
be incubated, modules of infrastructure to work and study on their project. These spaces will
also be customizable to the requirements of the user. They will also emulate a co-working
concept of shared and collaborative workstations. It also envisions spaces for mentors that
may provide necessary supports to these groups of young businesses.

WORKSHOPS – The workshops will serve two types of users. One is the existing business
incubates in the building that require assistance in project development. The other function
of the workshop is that it acts as a maker’s space that can be rented hourly to DIY enthusiasts
via a scheme of membership or subscriptions so that they may be empowered to evolve
their specific projects rather than relying on large scale manufactures to produce them. Due
to the wide variety of workshops and equipment’s available, this space may also become a
hub for students in technical courses who need to be instructed in the right direction.

CAFETERIA – 24-hour cafeteria will be provided so that the facility may become a self-
sufficient one and provide food at odd working hours that one usually witnesses at these
centers.

MULTIPURPOSE HALL – Shall be used for lectures, product launches, funding meeting and to
display new in-house developed technology. It hopes to be a successful incubator model
meeting all the requirements that current and potential startups may need.

MODULAR APARTMENTS - Apartments will be provided adjacent to the facility to ensure hassle
free living system, so the incubates can utilize their time to the fullest. The apartments will be
customizable and modular as a startup generally takes 33 weeks to complete on an
average, hence the period of stay is temporary not permanent. The residences shall be
provided at a nominal rate to the incubates. This where I want to bring about the idea of
modules, where units can be constructed offsite and placed one on top the other using a
crane and dismantled when not used.

PERSONEL BACKGROUND - Hailing from a real estate driven family, the concept of co working
and co living is something I have had in-depth knowledge about as I have had the
opportunity to be a part of several discussions with leading brands in the market like
Workafella,WeWorks,Awfis,Zolo,Oyo,etc.I feel I will be able to do justice to this topic as this is
something which is close to me and which I will definitely be a part of in the years to come.

FASHION DESIGNERS HEADQUATERS

This summer I interned with one of India’s most renowned fashion designers – Mr.Tarun
Tahiliani, where I got to experience firsthand what it takes to design and manufacture Indian
garments on a large scale. Though Mr.Tahiliani is the only Indian fashion designer to run his
own in-house production unit, spanning 2 acres in the heart of Gurgaon, Delhi, it was brought
to my attention the several problems that can be solved through architecture in the fashion
industry. These problems will be the central spine of my design process.

AIM

The headquarters will be a meeting point for all major activities related to fashion. Although
India is known for its rich textile and garment industry, we don’t have an architectural icon
the fashion industry can relate to as a symbol of their profession.

OBJECTIVES

- To provide sufficient lodging facilities to the weavers and tailors, who have migrated
from their rural settlements in search of better job opportunity.

- To create an iconic exhibition center, which will act as the monumental

representation of India’s rich fashion heritage.

- Inculcate an environment which can inspire the designers, to produce intricate and
bold designs.

- To ensure that the building is climate responsive.

LOCATION
The world has a  fashion  capital that is inevitably Paris, then New York, London, Milan,
Barcelona, Berlin follow suit. This got me thinking what if India too had a fashion capital?
Where would it be? And I was left with only one answer, in view of the lifestyle standards and
fondness for fashion, Mumbai rightfully qualifies as the Fashion Capital of India. It is house to
the world class brands and their flagship stores, hence Mumbai is a shopper’s paradise too.
Let’s shed some more light into the fashion scene in Mumbai to validate my point:

Bollywood is in Mumbai:
Bollywood or Hindi film industry is in Mumbai which makes for the predominant reason why
we would term it as the fashion capital of India. Glamour and fashion is connected to
Bollywood with an umbilical cord hence Mumbai undoubtedly is the fashion capital of India.
The best fashion shows are held in Mumbai:
The top most Indian designers such as Manish Malhotra, Tarun Tahiliani, Nita Lulla, Falguni
shane Peacock, Sabyasachi have their flagship store in Mumbai. Also, the famous fashion
shows like Amazon India Fashion Week, Lakme India Fashion Week etc are held in Mumbai.
That aside, the famous fashion models reside here as well.

Mumbai has better economic standard than other cities in India:

Mumbai is the commercial hub of India whose economy is pretty strong as compared to
other cities in India. It is said that this city never sleeps and a recent survey proved that
Mumbai’s living standard is of the same stature as other high-brow cities of the world which
means the people have a lot of money to spare in clothes and fashion. Needless to say, they
do.

The best brands are launched in Mumbai first:

Mumbai and Delhi are in loggerheads about which wear the badge of Fashion capital
proudly but Mumbai leaves Delhi behind by many means. However, it is still hypothetical
because Mumbai is called the ‘summer fashion capital’ of India whilst Delhi is known as the
‘Winter fashion capital of India’. Nonetheless, the best brands and their stores are launched
in Mumbai first and people are vehemently aware of the nuances of leading fashion.

INDIAN INSTITUE OF MANAGEMENT – VISAKHAPATNAM

The Government of India has cleared a proposal for the establishment of permanent
campuses of seven new IIM by June 2021 at a cost of over Rs. 3775cr.These IIMs were
established between 2015 – 2016, at present there are functioning as transit campuses. These
institutes are located in Amritsar, Bodh Gaya, Nagpur, Sambalpur, Sirmaur, Vishakhapatnam
and Jammu.

AIM
In many ways I believe that an ideal institution of education must function the way a city
does, where different stories are weaved together with common aspirations.
It must be a platform to bring together and encourage varieties and at the same time move
together. An ideal educational institution is where learning is not confined to the boundaries
of the classroom.

OBJECTIVES
- The built fabric of an ideal institution must be conceived as integrated and a
harmonious organism not as scattered buildings.
- There shall be harmony not only amongst the built structures, but also with the spaces
that these structures.
- To enhance the cognitive functions of the user by stimulating their senses through
architectural features.

LOCATION
Geography and Economy
Visakhapatnam  is the  largest city  and the financial capital  of the  Indian state  of  Andhra
Pradesh.  The city is the administrative headquarters of  Visakhapatnam district  and state
headquarters of  Indian Coast Guard.  Its geographical location is amidst the  Eastern
Ghats  and the coast of the  Bay of Bengal. It is the most populous city in the state  with a
population of 2,035,922 as of 2011, making it the 14th-largest city in the country. It is also the
ninth-most populous metropolitan area in India with a population of 5,018,000. With an
output of $43.5. billion, Visakhapatnam is the ninth-largest contributor to India's overall gross
domestic product as of 2016.
Why Visakhapatnam?
Visakhapatnam is a picturesque port-city on the east coast of India. It is easily accessible by
air, sea, rail and road connections. It ranks among the cleanest cities of the country. It is
cosmopolitan and is a popular tourist destination with a beautiful beach on one side and a
majestic mountain-range on the other. It’s a vibrant city well known for its heritage and
hospitality; culture and cuisine; tradition and talent; trade and technology; innovation and
industry; entrepreneurship and enterprise. Visakhapatnam is base to several large, medium
and small companies (public and private) in the core sector, energy, financial services,
infrastructure, IT, pharma etc. The Eastern Naval Command of the Indian Navy is head-
quartered at Visakhapatnam. In short, Visakhapatnam is one of the most preferred
destinations in India to live, learn, yearn and earn.

Possibilities of it becoming a live project –

1. Government of Andhra Pradesh allotted 241.50 acre (including 80 feet road) land located
at Gambheeram Village of Anandapuram Mandal to IIM Visakhapatnam.

2. Construction of boundary wall for the site was completed.

3. Site handed over by Andhra Pradesh State government to IIM Visakhapatnam on March
8,2018.

4. DPR approved by GoI on September 17, 2018 with a total estimated cost of Rs.807.76 crore
and Rs 445 crore for Phase-I.

5. The institute has appointed M/s. Arcop Associates Pvt. Ltd as an Architect and NBCC
(India) Ltd as a Project Management Consultant (PMC) for the proposed Permanent
Campus. I have contacted ARCOP Associates and am waiting for a reply, regarding the
details of the project.
