EXECUTIVE SUMMARY
This document has been prepared for Salarpuria Sattva Knowledge City - Magma at Ranga Reddy
District, Madhapur, in Hyderabad, and covers the Tenant Sustainability Guidelines for the project which
is targeting to achieve USGBC’s LEED v4 Gold Rating. The purpose of this document is to meet the Green
Building requirement for tenant interiors.

The development of this document is to implement sustainable environmental stewardship practices


that:
1. Protect the air, water, land, and other natural and cultural resources potentially impacted by
facility operations,
2. Meet or exceed applicable environmental, public health, and resource protection laws and
regulations, and
3. Implement cost-effective business practices.

Introduction
The Salarpuria Sattva Knowledge City is a special place to work because it combines high performance
with environmental responsibility; each feature of this building has been carefully planned, designed,
and constructed to create a comfortable, healthy, and environmentally friendly workspace that
occupants look forward to live, relax, enjoy and be yourself.

This building has been done with the intent to understand Mother Nature. We listened and then we laid
each brick. Now the time has come for YOU to listen to the spaces you occupy and respond!

Why we do it the Green way?


The environmental impacts caused during the construction of buildings are huge. Buildings account for
a large amount of land use, energy and water consumption, and air and atmosphere alteration. For this
reason, Salarpuria Sattva Group continually seeks new ways to lessen our building’s environmental
impacts through decision- making, design, construction, and operations strategies that help conserve
resources.

This commercial complex is located in Madhapur, Hyderabad. The building has major visibility in the
Madhapur locality and has close proximity to bus for many commuters. As the building industry moves
toward more energy efficient and high performance buildings, the project will provide a showcase for a
Green building for a residential space. The goal of this project is to create an energy efficient building
that will utilize less energy, consume less water, and create an environment conducive to the wellbeing
and comfort of its occupants.

This project building is a high performance commercial building and sustainable features have been
incorporated in all facets of the building which shares its benefits with both the Owner and the Tenant.

Proactive people take responsibility of their lives and make choices based on values said somebody. You
have made a choice and as the first step you have chosen to be a part of this green building and this
clearly shows that you have visualized your goals towards a green future.

This is not a manual.


This is a Guide designed for everyone who has agreed to read it.

There are hundreds of jargons about sustainability and green technologies out there and it becomes
tough to pick the right one and put it to use. This Guide has been designed with YOU-the user in mind.
We decided that we’ll help you navigate through the green things that we done in this building. Feel free
to scribble, write notes, put stick notes (as long as it’s your own copy) and set reminders to do things as
you read and reflect upon the green ideas mentioned here.

As you get guided through this book, we are confident that your synergies will keep this building green
for its lifetime.

It provides building occupants and visitors with a descriptive tool that educates them about sustainable
design and construction features of the project building.

Salarpuria Sattva has spread his wings over the cities of Bangalore and Andhra Pradesh for the
Commercial and residential spaces. The Company focuses on strong national hold in its core businesses
of developing commercial and residential spaces.

The Salarpuria Sattva group established in 1986 in Kolkata, India, is a commercial and residential
Property development Consultancy, later expanded to Bangalore in 1992. Now headquartered in

SUSTAINABLE DESIGN AND CONSTRUCTION FEATURES:

PROJECT SUSTAINABLE GUIDELINES


Key Steps towards a Green Living:
 Use of LED lights & florescent tube lights instead of regular incandescent bulbs.
 Use Star rated AC, Tube lights.
 Make maximum use of day light.
 Avoid using the products which liberate the CFC and cause harm to environment.
 Regularly check and service you electric heating and cooling appliances to as to keep them in good
working conditions.
 Do not keep your taps running without purpose.
 Take short showers and try to save water.
 Take timely note of leakage.
 Uses the flush in optimized manner, dual flushing cisterns are provided to minimize the wastage of
water.
 Smoking and Tobacco Chewing is strictly prohibited inside the building and in project boundary
areas or 25 feet of the building’s perimeter.
 Safety: Use only stairs in case of fire breakout.
 Park the vehicles at reserved parking place, reserved parking also available for e-cars and e-bikes
with charging points.

What The Salarpuria Sattva is doing for you?

Construction Activity Pollution Reduction


ESC plan was prepared, describing both the stabilization and control measures. So there will not be any
chance of soil erosion or sedimentation run off. Project has also implemented best management
practice to control storm water runoff thereby improving the quality of the discharged water.

Site Selection
The site for the proposed project is located at, Madhapur, Inorbit Mall Road, HITEC City, Silpa Gram
Craft Village, Madhapur, Hyderabad, Telangana, India.
Before selection of the site, an evaluation was done on the potential environmental disturbance that
was to occur as a result of construction.

Heat Island Effect: Roof and Non-Roof


100% of total parking is covered which enhances the heat island effect reduction.
The project complies with the intent of the credit by using High SRI Paint and SRI materials on the
exposed roof areas.

Electric charging Points


The project has provided electric charging point for 5% of the total parking.

Optimize Energy Performance


The project has provided efficient HVAC and lighting system along with on-site solar system for
optimizing energy performance.

Water Efficient Fixtures and Landscaping


With the help of efficient water fixtures and landscape designing, project is capable to reduce potable
water consumption for indoor use and irrigation.

Construction Waste Management


Salarpuria Sattva is committed to proper management of wastes generated during construction. A
dedicated area is provided for separation, collection and storage of waste for recycling within the
premises to facilitate effective waste management.

Indoor Air Quality Performance


The Project has provided sufficient outdoor air along with efficient filters (MERV 13) to AHU
system and exhaust system to janitor room which maintains the air quality performance.

Salarpuria Sattva Knowledge City - Magma has been handed over to tenant at the fit out stage. The fit
out stage provides your organization with a cost-effective opportunity to enhance its reputation,
boost employee satisfaction and lock-in significant ongoing cost savings over the lease period.

At this stage, you have the opportunity to make decisions that can, at little or no additional upfront
cost. The changes you choose to make help you in the following:

The tenants must follow the below design guidelines during their interior fit out work.

GUIDELINES/RECOMMENDATIONS FOR TENANTS DURING
DESIGN/CONSTRUCTION STAGE

Energy Efficiency – Ozone Depleting Substance

 Fire suppression and Fire Extinguishers should be free from CFCs, HCFCs & Halons.
 Refrigerants used in HVAC system should be free from CFC free.

Energy Conservation – Optimize Energy Performance


Lighting Power Density
 Install LED fixture for efficient lighting design.
 Design the lighting system (both interior & exterior) for the building such the Light Power
Density (LPD) value of the same shall be 35-40% (0.6 W/Sq.ft.) lower than the values prescribed
in ASHRAE 90.1- 2010. This must be incorporated in tenant lease agreement.

Lighting Controls
 Recommend to design day lighting and motion sensors at all the possible location in the building
to reduce the lighting consumption.

Air-conditioning Systems
 Unitary air conditioners such as split AC, cassette AC, Ductable AC should have BEE 5 star rating
or a COP equivalent to 3.5 (EER of 11.95) or more.

Indoor Environmental Quality

 “No Smoking” policy:


It is recommended that tenant should follow ‘No Smoking’ Policy i.e. smoking should be
prohibited in the site premises.
In case Salarpuria Sattva has allow smoking, then project will assign outdoor smoking areas, and
location of such smoking areas shall be 7.6 meters away from outdoor air intakes.
Smoking can be allowed in the building premises only if building has designated smoking rooms
which capture and remove tobacco smoke from the building through individual exhaust with
outlet 7.6 meters away from air intakes and entries, self-closing door and deck to deck partition.

 Printer, chemical and janitor rooms should be isolated with exhaust system, self-closing door,
deck to deck partition.

Water Conservation – Water Efficient Plumbing Fixtures
The project has undergone measures to reduce the
amount of potable water used in the building.
Our recommendation for you is to install water
efficient fixtures with performance levels as per
below flow rates.

Materials and Resources – Waste Management

The Project is committed to proper management of


wastes generated during occupancy of the building. A
dedicated area will be provided for separation,
collection and storage of materials including paper,
corrugated cardboard, glass, plastics and metals for
recycling within the premises to facilitate effective
waste management.

 Provide facilities for collection of materials for


recycling waste such as paper, plastic, metals,
glass and wet waste.
 Provide instruction to occupants and
maintenance personnel on recycling
procedures.
 Encourage activities to reduce and reuse
materials before recycling in order to reduce
amount of wastes generated.
