RENTAL AGREEMENT

This Rental Agreement is made on this 10TH December 2019 at


Bangalore by and between. Effective from: 01-10-2019

Hereinafter called the OWNER/LESSOR of the ONE PART:

Hereinafter referred to as TENANT:LESSEE of the Other part
Whereas the terms both the Lessor and Lessee shall mean and include their
respective heirs, executors, legal representatives, administrators and assigns.
Whereas the Lessor is the sole and absolute owner of schedule premises situated at
No. 38/2, 13TH ‘A’ Main, Tank Bund Road, Back to Madeena
Masjeed, BTM Layout 2nd Stage, Bangalore-560076

Whereas the Lessee approached with the Lessor to let out the schedule premises on
rental basis, and the Lessor has agreed to let out the schedule premises under the
following terms and conditions:

1. The Lessor agreed to let out the schedule premises to the Lessee on a monthly
rent of Rs. 10470/- (Ten Thousand Four Hundred and Seventy Only) per
month, the Lessee has agreed to pay the same to the Lessor regularly.

2. The Lease will be for a period of 11 (Eleven) months commencing from


01.10.2019, but it can be extended by a mutual consent of 5% in the existing
rent.

3. The Lessee has paid a sum of Rs.40,000/- (Rupees Forty Thousand Only)
as security deposit. The same amount will be refunded at the time of
termination of the lease and this amount shall not carry any interest.

4. The Lessee hereby agrees to pay the above rent on or before the 5th day of
every English calendar month

5. The Lessee should use the schedule premises for RESIDENTIAL purposes only
and should not for any illegal; or immoral purpose.

6. The Lessee should not sub-let or under let the schedule premises to any person
without written permission from the Lessor.

7. The Lessee hereby agreed to pay Electricity Charges to the concerned authority
without arrears during this tenancy period.

8. The Lessee should use the schedule premises in good and tenantable conditions
without breakages of any fixtures & fittings, is the Lessee causes any damage
the Lessor is allowed to deduct a mutually agreed amount from the Lessee
deposit.

9. The Lessee shall vacate the schedule premises on a two-month notice from
the Lessor. Similarly the Lessee can vacate the premises after giving two-
month notice to the Lessor.

10.The lessee shall one month rent towards painting charges at the time of
vacating the house.

11. In case if the lessee vacates the premises before 11 months then one month
rent will be deducted from the deposit.

12.The lessee shall allow the lessor to inspect the premises at intervals

SCHEDULE
Residential premises situated at No. 38/2, 13TH ‘A’ Main, Tank Bund
Road, Back to Madeena Masjeed, BTM Layout 2 nd Stage,
Bangalore-560076 Accommodation of One Hall, Bedroom, Kitchen, Attach
Bathroom, Toilet, having Electricity and Water facility R.C.C. Roofed building.

FITTINGS AND FIXTURES:

1. Ceiling Fans - 2nos,


2. Tube lights - 4nos,
3. Geyser - 1nos,

IN WITNESS WHEREOF both the parties have signed this Rental Agreement on the
date mentioned above.
