NON EXCLUSIVE AUTHORITY TO SELL

The undersigned Owner/Seller hereby grants and authorized,


___________________________________, the non-exclusive right and authority to find a Buyer for the
property described below at the price, terms, and conditions acceptable to the
Owner/Seller for a period until the property above mentioned is sold.

PROFESSIONAL FEE : In the event of a consummated sale by marketing and sales efforts

upon the execution of the instrument.

EXPENSES : All maintenance, utility accounts and real estate taxes up to the date of
consummation of the sale shall be for the account of the SELLER;

: Capital gains tax and withholding tax or value added tax (VAT) shall be for the
account of the SELLER;

: Documentary stamps to be affixed on the deed of absolute sale, registration


and transfer fees, legal, notarial and other incidental expenses shall be for the account of
the BUYER;

REMARKS : The undersigned seller is the legal owner of the abovementioned property, free
and clear from any liens and encumbrances other that those annotated in the original copy of
the title filed at the Registry of Deeds.

: By accepting the agreement BROKER hereby commits all his sales effort towards
effecting the sale of the said property and shall register with the OWNER the names of the
prospective BUYERS during the One (1) Year period which is the validity of this authority
which may be renewed upon the agreement of the SELLER and BROKER;

: In case any earnest money or option money shall be forfeited through fault of
the buyer, BROKER shall be entitled to some monetary amount equivalent to TEN (10%) of
the forfeited earnest money.
