AGREEMENT OF SALE

This Deed of Agreement of Sale is made and executed on this the


______ day of ___________, 2019, at Hyderabad by:-

M/s NEO INFRA, Register with registrar of firms vide registration


No.506 of 2014, dated 19th day of February 2014, registered at District
Registrar, Ranga Reddy District, Represented by its Managing Partner
Sri D.Nageshwar Reddy son of Sri D.Kista Reddy, aged about 43 years,
Occupation: Business, Resident of Flat No.404, Plot No.37, Vindhya
Heights, Prashanthi Hills, Nizampet, Hyderabad – 500 090.

Hereinafter called the VENDOR which term shall mean and include all
its partners from time to time, heirs, executors, successors,
administrators, legal representatives and assigns etc., of the FIRST
PART.

Hereinafter called the VENDEE which term shall mean and include all
his heirs, executors, successors, legal representatives, administrators,
nominees and assignees etc., of OTHER PART.

WHEREAS, the Vendor herein is the sole, absolute owner and peaceful
possessor and purchaser of the Residential Plot bearing No.394,
admeasuring: 267.0 Sq.Yards or 223.23 Sq.Meters, forming part of
Survey Nos.170 Part, 171 Part, 172 Part, 173, 174 & 175 Part, Situated
at Pragathinagar Grampanchayat, Bachupally Village and Mandal,
Medchal-Malkajgiri District, having purchased the same from: SMT.
G.V. JYOTHI W/O. SRI. BALA REDDY, Vide Registered Document
No.13190/2018, Dated: 18th May, 2018, Registered at S.R.O.
Quthbullapur in the above said land to construct residential building
known as “VINDHYA ENCLAVE” .

Whereas the Vendee has approached the Vendors and offered to


purchase the Semi-finished Flat No.301, in Third Floor in building
known as “VINDHYA ENCLAVE” having plinth area 1075 Sft.,
(including common area) and Car Parking, alongwith undivided share of
land admeasuring 30 Sq.yards out of 267 square yards., or equivalent to
223.23 square meters., on Plot bearing No.394, in Survey Nos. 170 Part,
171 Part, 172 Part, 173, 174 & 175 Part, Situated at Pragathinagar
Grampanchayat, Bachupally Village and Mandal, Medchal-Malkajgiri
District, and herein after referred to as the schedule property for a total
sale consideration of Rs.12,90,000/- (Rupees Twelve Lakhs Ninty
thousand only) and the vendor have agreed to sell the same for the said
consideration.Whereas the purchaser has to day paid an amount of
Rs.50,000/- (Rupees Fifty Thousand only)by Cash, towards the advance
sale consideration and remaining balance amount of Rs.12,40,000/-
(Rupees Twelve Lakhs Forty Thousand only) will be paid at Cash or
Bank Loan basis.

NOW THIS DEED OF AGREEMENT OF SALE WITNESSETH AS


FOLLOWS:-

Whereas the Vendor is absolute owners of the Schedule Property having


good and subsisting right and title to convey the schedule property to the
purchaser and the purchaser in satisfied with the right and title of the
Vendors in respect of the schedule property.

The purchaser hereby agree that until and unless he pays the entire sale
consideration to the vendors, he will not be entitled for delivery of
possession of flat and the vendors can with hold possession of the flat.

The purchaser hereby agree to become a member of the association /


society to the formed in according with a, law by the other flat owners
and he will be governed by the Bye-laws of the said society /
association.

That the purchaser shall bear the necessary gst, stamp duty and
registration charges for the execution of a Regular sale deed.

SCHEDULE OF PROPERTY

All that the Semi-finished Flat bearing No.301, in Third Floor in


building known as “VINDHYA ENCLAVE” having plinth area 1075
Sft., (including common area) and Car Parking, alongwith undivided
share of land admeasuring 30 Sq.yards out of 267 square yards., or
equivalent to 223.23 square meters., on Plot bearing No.394,
admeasuring: 267.0 Sq.Yards or 223.23 Sq.Meters, in Survey Nos. 170
Part, 171 Part, 172 Part, 173, 174 & 175 Part, Situated at Pragathinagar
Grampanchayat, Bachupally Village and Mandal, Medchal-Malkajgiri
District, and bounded by :-

IN WITNESSES WHEREOF the Vendor and Vendee have signed this


Agreement of Sale with free will and consent on the day, month and
year first above written in the presence of following witnesses.
