3. Course equivalent :- The practical on site internship is equivalent to Primary - project & construction

completion of 100 days over 2 year and successful completion of 20 small jobs / target during this period.

4. Eligibility: - Under Graduate / Civil engineering students with 50% min. last exam . Indian national.

5. Process : - Apply online – November & April


Online test – Attend written and site / online oral test during next 7 days .
Result of selection will be declared during next 7 days.

6. Course start / Joining :- Selected students to join internship by immediately.

7. Stipend :- Selected Students will get Rs 15,000/- for entire 100 days / 2 year course.

16. Merit Certificate :- Internship completion certificate 1st & 2nd year . To prove and justify your merits,

17. Overall Purpose - A candidate to have primary but sufficient basic / firsthand experience on civil
Engineering related all type / scope of works within your locality. To provide scope to earn and pay
up the part of college fees OR other expenses.

18. Note - For the Candidates not selected - through screening / online interview / test :- our office may
accommodate just 5 more candidates per district On payment of Rs. 15,000/- to REX - GSS for two
year program , the training can be provided. No pay from company but all other facility including

2. Q - What exactly to do ?
Purpose - To Conduct survey & provide COST FREE consulting civil engineering advisory services
To conduct inspection / survey of buildings / flats / structures for leakages / damages / Fire & green norms ,
etc. To brief - inform / send photos / obtain guidance of seniors about subject .
To prepare Leakage / damage / green norms & Fire system inspection reports and to submit , online.
3. Q - How to meet peoples ?
To visit multiple buildings within 5 km radius of one location / home.
To meet building residents / members / managing committee .
To ask their problems related to building structure damages / cracks / leakages / Air & water quality , etc.
To inform them that you & REX conducts survey of the building and provides solution report ( Cost free )
To explain the subject / concept / services to as many peoples.
To start & complete appointment process after approval from society.
4. Q - What are timings to conduct visits / meetings ? ( During Vacations & holidays only )
First month - On Sunday / holiday visit & survey - again next holiday - 3 days per month.
visit 15 – 20 buildings – distribute your letter & brochure ( duly stamped your name & Number )
Every holiday - meet 4 – 5 buildings – society members explain works / show youtube VDO .
Collect data of Society – as per format / members name & numbers * meeting time preferences.
Other days – Schedule 4 / 5 society meetings with members as per their timings.
On other days by late evenings – Schedule 1 / 2 society meetings with members as per their timings.

Further months - Just one day building visits / survey per week -
2nd or 3rd day of month - visit 30 – 40 buildings – distribute letters / brochure ( stamp your name & Number )
Collect data of Society – members name & numbers * meeting time preferences.
As per holiday of the week - Conduct survey / inspection / reports as per appointment.
5. Q - How much time to devote for such visits / meetings ?
First visit – 5 mins each building. – Observe / take note & photos .
Second visit & meeting – 30 mins per bldg – Explain subjects / works / system .
Third visit & meeting – 1 hr per building – Explain again to collect appt. letter .
Fourth visit & SGBM meeting – 1 hr per building – Explain to masses - subjects / works / system/reports.
6. Q - How will the team functions :-
Two student engineer , will make ONE TEAM for each location / one local station ( of 1000 + buildings ).
This team shall do every part of work at site, the building / clients coordination as REX team.

7. Q - What are timings for training & guidance by seniors ?


Locals - On every Monday – Visit Rex office to inform / interact / study cases / train yourself / get guidance, etc.
Outsiders - Online / VDO conference with seniors.

8. Q - How much money , I will earn as Interns engineer under this work ?
A business generated out of those project will earn you Rs 5 to 10 K for interns every quarter .
9. Q - How much money , I will earn as engineer after graduation under this work ?
A business generated out of those project will earn you Rs 25 to 50 K for engineers every month.

10. Q - How the share of revenue - Rs 1 will happen ? ( After graduation )


Share pattern - Engineers Team on site – 50% Seniors guide & signatory – 20% / Advertising – 5 % /
Coordination & Networking – 10% / REX - 15% = 100.
11. Q - When do we get our payments of works done & money collected & deposited ?
The share calculation to be done by yourself and team within a week,
Forward the same to REX – seniors for final check & approval .

12. Q - For first three month , Visit & meeting will happen entire month , do we get money for such work ?
Yes, for ( Full time interns ) first three month ( 100 days ) everyone will get Rs 25,000/ - on account of visits /

The works are very basic for buildings / clients , cost effective . For Engineers it is very simple & basic & easy
to reach / meet / conduct survey, hence failure is impossible. It may take some time .

1 - Every resident wants the building for the purpose of peace / health / good looks , etc.

Building and Construction / maintenance & Repairs Industry -
The problems & Solution - Pan India.

Introduction :-
1. Approx – 1.5 lakh Civil Engineers , Do not have good / respectable job = Future bleak.
2. Approx 25,000 structure / houses ( small / big ) is falling every year.
3. Approx 50 lacs houses / structure are in urgent need for timely maintenance & repairs = Rs. 1 lac crore
of wastage every year.
4. Building Maintenance and Repairs Industry – Highly unorganized.
5. Civil Engineering colleges rarely teaches about Building Maintenance and Repairs of structure.
6. The Construction industry / Govt. dept / Builder / Contractor / Engineers – have not issued service
manual and structure stability certificate for safe keeping of built structure , since last 50 years.

Status 1 - The GAP


A 1. Approx 2500 colleges across India produces approx 1,50,000 civil engineers per year.
2. Since last 5 years , Approx 3 lakh Civil Engineers could not get suitable Job due to their employable
capacity / lack of practical training during course.
3. Engineering colleges charges hefty fees, but fails to coordinate with Industry for practical training.
4. To develop the competence / working capacity sometime it takes 3 – 5 years.
5. This productive year of such huge workforce is must be utilized in better manner .

B - Average – 20,000 – Senior Civil engineers retire from different Public Sector / Govt. Dept. 40%
such engineers are capable to get job or continue with self employment. Balance 40% may perform if given an
opportunity but remains idle or do odd jobs. This experience / talent can be used in better manner. Last 20%
may not continue / look for job.

C 1. Entire Country has approx 2.5 + crore unit built structure x 20,000 sq ft built up average unit
= 50,000 Crore sq ft constructed area .
2. Out of those units approx 20% of the structure urgently needs technical support & maintenance.
3. Out of these approx 25,000 structure falling every year = Rs. 1 lac crore of national / personal loss /
wastage every year.
4. Structrures / buildings constructed during year 1975 to 2000 have started showing sign of distress.

D - PMAY requires 5 crore house to be built in 7 years, which will eventually requires our tax money = 15
lac crore.

Status 2 - Solution :-
1 Our Engineering Colleges must start teaching Building Maintenance to Civil Engineering students.
2 Fresher’s Engineers , must involve / educate themselves with ground reality by learning and training
themselves on building maintenance and affordable and sustainable housing – for first 2 yrs.
3 There is space for 50,000 engineers for direct employment at local level.
4 There is space for 5,000 Senior Engineers for self employment at local level.
5 There are at least 50 lacs homes requiring urgent technical assistance for safety and betterment.
6 There are at least 1 lacs unemployed but semi skilled workers looking for technically guided works.
7 At each village of more than 2000 houses , one civil engineer must be appointed / required.
8 At city the norms / guideline / law is being set to conduct technical audit for all old structures.
9 At B town for each set of 500 houses , one civil engineer is required / must be appointed.
10 At metro for each set of 100 building , one civil engineer is required / must be appointed.
11 One civil engineer is required at each bigger village for each combination of 10 MANREGA schemes.
12 Five civil engineer is required for each of PMAY schemes of 1000 homes.

Status 3 - Size of Building Maintenance Industry


 Approx – Rs. 5,000 cr in year 2000 , Expected to increase to Rs. 2 lakh cr by 2025.
 Out of this 80% in Private + 20% Govt / Public sector.
 At Private housing – The demand is tremendous Approx – All constructed Structure requires
professionally guided technical hand – Regular maintenance.
 Required For each 5,000 houses – 2 junior + 1 senior engineer = 2 Cr unit / V3 = 10,000 vacancy.
 @ Rs. 1 per Sqft. Even if 20% assumed = The expected business is 10,000 cr Rs on BMC alone.
 Execution of works - The second stage of business is actual works of @ Rs. 10 / Sqft. = 5 lac crore.
 The scope within housing so huge -- Sufficient to develop & declare a New Industry.

Status 4 - The Social responsibility / Initiative – By Professionals .


Someone from the Industry must step forward and initiate the subject process.
PMO – Skill India & Jobs to all to promote youth with technical expertise, to develop self employment.
PMO – Focus on Infrastructure along with II & III tier town , MANREGA / PUCCA HOUSES / Toilet for
each villager / SMART CITY, creates lot of future scope .
PMO – Digitization of every aspect of project and program creates and provides effective results.
REX - BMC - PMC : – After 25 Years of experience in the field has initiated the Action at town level.
 Inviting 150 Fresher Civil Engineers to obtain 200 days practical training to become Maintenance
Engineers. ( at respective local area / II & III tier town / Metros )
 Providing an opportunity for each Civil Engineer to start self dependant / Associate based self
occupied job at your local area. ( one civil engineer for each 1000 houses /as Building Ka Doctor)
 Senior Engineers are equally invited to join the group and provide / share their experience with Fresher
Engineers and home owners directly. ( one senior engineer for each 5000 houses )
 Civil Contractors are invited to execute to BMC works under supervision of engineers.

Status 5 - Example / showcase


At every town / local area with average population of 5,000 approx, there are 2 MBBS doctors clinic providing
health guidance & service.
On same pattern – REX - BMC - PMC will train and appoint / deploy Civil engineers work force guided
by senior engineers at each local area for 1000 houses.
The REX – BMC – PMC Engineers team will be available for –
o Annual maintenance consultancy contract. @ Rs. 1.
o All reports / designs / information / details to be made available online / vdo.
o As per enquiry / call basis. To provide various technical know / how and services.
o To provide others - works & services like - interior / civil repairs / construction / etc.

Status 6 - Benefits : Multipurpose / Nation building.


1. Approx 50,000 people / Technical hand will get direct or indirect job.
2. All the jobs are to be done at local area by local peoples – hence harmony increases.
3. Working hands / People need not travel long distances.
4. Regular Technical assistance will provide effective / better assurances.
5. Crumbling / unsafe houses will become safe houses.
6. Approx Rs. 2 lac crore of money to be spent on repeat works = wastage , will be saved.
7. Safer and longer life of houses will make people happier.
8. Technical hands need not to migrate to bigger city for job.
9. Fresher’s technical hands will become happier to work locally and stay with larger family.
10. Overall better organized citizens and their property.
