NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:

Whereas the TENANT is in need for Residential Purpose approached the OWNER and
requested to let-out the premises which is a part of the building more fully described in the
schedule.
1. The TENANT shall pay the monthly rent of Rs.8,330/- (Rupees Eight Thousand Three
Hundred and Thirty Only) every month regularly on or before 5" day of the English" Calendar
month.
2. The TENANT has paid this day a sum of Rs 40,000/- (Rupees Forty Thousand only) as his
deposit money and this amount will be retained by the OWNER till the time of TENANT
vacates and delivers the house. The security deposit shall not carry any interest and is
refundable to the tenant by the owner at the time of completion of the rental period after
deducting any repairs, damages, arrears in rent, electricity charges etc.
3. The OWNER shall have the right terminate the tenancy if the tenant fails to pay the rents
regularly for a consecutive period of Two Months or commits breach of any terms herein and
take the possession of the premises.
4. The TENANT shall keep the Residential Purpose and good tenantable condition and should
not make any alterations in rent portion of the House.
5. The TENANT shall pay the electricity consumption charges to the BESCOM department
regularly every month and keep line intact.
6. The TENANT shall not sublet, underlet or part of rent portion to any person or persons without
the written consent of the OWNER.
7. The TENANT can stay for 12(Twelve) months as 01" September agreement and if he wishes
to continue further, he has to take permission from the OWNER on the renewal of this
agreement and TENANT has to pay an additional amount of rent at 10% increase on the
prevailing rent.
8. The TENANT shall upkeep and maintains the premises in good tenantable condition
including minor repairs and will also allow the OWNER or his agent to inspect the premises
at any reasonable time.
9. The TENANT shall make good to the damages caused to the structures, fittings and fixtures
at his satisfaction of the OWNER during the rent period without prejudice.
10. In case the OWNER wants to vacate the TENANT, he will have to give Two-month prior
notice for the same and in case the TENANT wants to leave the premises the same one-
month prior notice should be given to the OWNER.
11. That the property taxes shall be payable by the OWNER.
12. Both the parties have agreed to sign this agreement and accepting the correctness thereof.
SCHEDULE PROPERTY

All the piece and parcel of the schedule premises at ----------------------------------------------------


--------------------------------------------, Bangalore-560037. Consisting of 1BHK, with
electricity and water facilities. Fittings are: 1. Geyser Tube Light 2. Celling Fan.
IN WITNESS WHEREOF the OWNER and TENANT have set their hands to this agreement
in presence of the following witness.
