RENTAL AGREEMENT

This Deed of Rental Agreement made with effective from 09.01.2020 between
Mrs.Ramesh S/O Mr. XXXXX aged above 00 years R/o .Valmiki Nagar , SS Colony ,
Madurai - 625016

In favour of M/s TECHNORAD INFRA SOLUTION PRIVATE LIMITED, Represented

by its Managing Director Mr.XXXXXXXXXX S/o Mr. XXXXXX aged about 00 years
R/o. 4/D Bharath Villa Apartment , Jawhar 1st Street , SS Colony , Madurai -
625016

LAND LORD and the Tenant wherever they may occur, unless found repugnant to the context
hereinafter shall mean and include themselves and their respective heirs witnesseth as follows: -
WHEREAS the tenant has applied to the LAND LORD for grant of tenancy on to her of
the Building situated at the above address for Business to M/s TECHNORAD INFRA
SOLUTION PRIVATE LIMITED , represented by its Managing Director Mr.
XXXXXXX.
 NOW THIS DEED OF TENANCY WITHNESSETH THE FOLLOWING: -

1. That the Tenancy shall be initially for the period of 36 (Thirty-Six) months with effect
from 09-01-2020 and may be renewed from time to time with mutual consent of both the
LAND LORD and the Tenant.

2. That the rent in advance payable by the Tenant to the LAND LORD or his Authorized
person, in respect of the said shutter premises(10x18), shall be Rs.20000/-(Twenty
Thousand Only) per month which shall be payable either in form of CHEQUE or NEFT
on before 10 of every succeeding month.

3. That the Tenant has paid a sum of Rs.1,00,000/- (Rupees One Lakhs Only) through
NEFT on XXXX to MR. ,BANK NAME A/c No. BRANCH , as interest free Building
Deposit , the receipt of which is hereby acknowledged by the LAND LORD by these
presents. This advance amount shall be returnedto the tenant by the LAND LORD.

4. It is hereby mutually agreed between the LAND LORD & the Tenant that there would be
anenhancement in the monthly rent after completion of three year once at the rate of
10%.

5. The tenant has agreed to give three month notice before vacating the shutter premises
under tenant.

6. That the tenant shall not sublease or subletthe entire or any part of the tenanted
shutterpremises. The tenanted shutterpremises shall be usedfor business purposes only,
but not for any illegal purposes.

7. That the tenant has agreed to keep the shutterpremises clean and in hygienic condition
including the surrounding areas and the tenant has agreed not to do any action that would
cause permanent / structural damages / changes without obtaining prior consent from the
LAND LORD on impact and costs.

8. That the LAND LORD shall be at liberty to inspect to the shutterpremises under tenant
herself and or by any other authorized person(s) as and when necessary.
