1. INTRODUCTION
Madhya Pradesh state Govt. has proposed the Redevelopment & Redensification of existing old
Govt. Quarters located at Shajahnabad (Ram Nagar-Pari Bazar-Bara Mahal) in old Bhopal.
Housing & Environment Department has appointed Bhopal Development Authority as executing
Agency for this scheme.
The total plot area of the proposed site is 51700.00 sq mts. The total Built up area is
40,165.00sq.mt. Details are as below:

The development/construction to be done is in accordance with the layout approved by Town
Country Planning, building plan approved by Nagar Nigam and as per Central/State PWD
Specifications and conforming to relevant codes of BSI/ISI with latest amendment.
The Project is designated under Category “B” and falls under Item 8(a) (Building & Construction
Project) of the Environment Impact Assessment (EIA) Notification of September 14, 2006 and
its amendments
Project site is surrounded by settlements such as Idgah Hills, Shahjahnabad, Ram Nagar, Teela
Jamalpura, Judge Colony, Kohefiza, NRI Colony, Sindhi Colony, Peer Gate Area, Medical
College Campus, Hanuman Ganj, Talaiya. Within 5km of the area of project site. Site
surroundings and connectivity detail of the project are given in Table-1

The Redevelopment project provide the following as per relevant laws, norms, rules and
regulations as per the requirement of the independent site
Design Criteria :
Eco-friendly environment by providing maximum green space, lawns, trees and shrubs.
Using minimum Ground Coverage and height as per Building Bye-laws, better utilization
of Ground Coverage and fire regulations.
Provision of maximum light and ventilation to all spaces.
Septic Tanks connecting with existing Nagar Nigam sewage disposal system.
Underground reservoir – both for domestic use and fire fighting
Over head tank – as per water requirement of the independent site connecting to Nagar
Nigam main supply line.
Parks, lawns, open spaces, pathways, streets, roads, parking, boundary wall of up to 1500
mm high, site entrance gates, landscaping, external electrification including street
lighting, HT/LT as per requirements of M.P.Madhya Kshetra Vidyut Vitran Company,
Rain water harvesting, storm water disposal, garbage collection etc. required for good
quality living on the site

7. LANDSCAPE DEVELOPMENT
Increasing vegetation in the form of greenbelt is one of the preferred methods to mitigate air
pollution. Plants serve as a sink for pollutants, reduce the flow of dust and reduce noise
pollution. Calculation of green area for proposed project is given in Table – 6.

Fresh water requirement for the project is 319.00 KLD KLD which will be met by water supply
of Nagar Nigam. Underground reservoir (sump well) for storage of water for domestic use and
fire fighting will be constructed. Existing Over Head Tank will be used, if required additional
Over Head Tank may be constructed. Water will supplied to houses by Gravity. It is expected
that the project would generate approx. 256.00 KLD of wastewater (@80% of the total
consumed water). The details of water consumption and wastewater generation are shown below:

Sewerage System
An external sewage network shall collect the sewage from all locations though chamber, main
hole, in septic tank and from here, it will flow by gravity to the main sewer line of NAGAR
NIGAM Bhopal.
The wastewater generated will be treated in STP. The recycled water from Sewage Treatment
Plant will be around 230 KLD which will be used by NAGAR NIGAM for the horticulture
purposes.
The storm water disposal system for the premises shall be self-sufficient to avoid any
collection/stagnation and flooding of water. Maximum harvesting will be done within the site.
Therefore, it has been decided to provide sufficient rain water harvesting at selected locations,
which are liable to catch the maximum run-off from the area. Following are some measures for
Storm water disposal.
1) Since the existing topography is congenial to surface disposal, a network of storm water
drains is planned adjacent to roads. All building roof water will be brought down through
rain water pipes.
2) Proposed storm water system consists of drain, and ground water recharging pits.
3) The annual rainfall intensity of 40 mm/hr shall be considered for designing the storm
water drainage system.
4) The entire site is provided with extensive planned drainage system with gravity
connections to the Recharge pits. Overflow from Recharge pit shall be connected to water
Drain line. The arrangement provides appropriate protection to the site against flooding.
1) Since the existing topography is congenial to surface disposal, a network of storm water
drains is planned adjacent to roads. All building roof water will be brought down through
rain water pipes.
2) Proposed storm water system consists of pipe drain, catch basins and seepage pits at
regular intervals for rain water harvesting and ground water recharging.
3) The peak hourly rainfall of 25 mm/hr shall be considered for designing the storm water
drainage system.
Rain water harvesting has been catered to and designed as per the guideline of CGWA. Peak
hourly rainfall has been considered as 25 mm/hr. The collection tank is having size 2.4 met.*1.5
met. and 1.8 met. depth. Connecting with filtration tank and a recharge pit with well of 200 mm
diameter is constructed for recharging the available water to the deeper aquifer. Design
specifications of the rain water harvesting plan are as follows:

Taking the size of collecting tank 2.4 met.*1.5 met. and effective

Hence no. of pits required in approx = Total storm water load 7.098
considering 15 minutes retention time / Volume of a RWH pit Say 7 Nos.
It is proposed to have 7 nos. rain water harvesting pit for the proposed building.
Total storm water load on the site with per hour retention is 74.06
Taking the size of collecting tank 2.4 met.*1.5 met. and effective

depth as 1.8 met, volume of a RWH pit . 2.4*1.5*1.8

considering 15 minutes retention time / Volume of a RWH pit Say 3.0 No.
It is proposed to have 1 no. rain water harvesting pit for the proposed building.

It is proposed to have 1 no. rain water harvesting pit for the proposed building.
Solid waste would be generated both during the construction as well as during the operation
phase. The solid waste expected to be generated during the construction phase will comprise of
excavated materials, used bags, bricks, concrete, MS rods, tiles, wood etc. The following steps
are to be followed for the management solid waste:
Construction yards for storage of construction materials.
The excavated material such as topsoil and stones will be stacked for reuse during later
stages of construction
Excavated top soil will be stored in temporary constructed soil bank and will be reused
for landscaping of the township project.
Remaining soil shall be utilized for refilling / road work / rising of site level at locations/
selling to outside agency for construction of roads etc.
Management System:
Twin bin waste collection will be used within the premise green bins for biodegradable
wastes and blue bins for non biodegradable wastes will be provided.
The waste will be collected by trolly /Cycle Rikshaw and transfer to temporary storage
point.
Nagar Nigam vendor will collect waste from temporary storage point and transfer to
Dumping Site/Recycler.
Personnel engaged in the collection, segregation and composting will be trained and
demonstrated to make them proactive and efficient in the solid waste management
practices.
Grass clippings from the mowing of the lawns shall be collected separately and converted
into manure.
The waste shall be handled according to Municipal Solid Waste (Management and
Handling) Rules 2000.
E-waste shall be collected stored and disposed in accordance with E-waste Management
Guidelines.
Horticulture waste which will be collected at the secured location such that it will not
hinder daily activity schedule or washed away by the surface run off causing choking of
drains, etc. and will be separately disposed off along with biodegradable waste

Power Requirement
Construction phase
Electricity requirement has been worked out for lighting, HVAC, IT infrastructure and kitchen
equipments in site offices, store, quality laboratory and construction equipments, batching plants
and external lighting for site. There will be total load demand of 200 KW, for which temporary
power will be arranged from MPEB. Backup power will be provided using DG - 10 KVA for
site office, DG-50 KVA for batching plant and a mobile DG-10 KVA for construction works in
case of power failures. All DGs will be with low noise machines within norms. Separate 10 KVA
DGs each will be provided at Pwd Store and Pwd Quarter
