1.0 INTRODUCTION
PROFCON LIMITED intends to execute this project with a team of key personnel with
extensive experience in the civil and building construction industry. Our approach to
duty is based on the core values of achieving high quality and cost effective
construction work to ensure that our client has value for money. High quality works are
achieved through safety, health and environment management with respect to the
works, our people, equipments, clients and the community we operate in. These values
are our guiding principles and approach to execute and complete the project on
schedule.

Site Manager (SM): Senior, full-time representative based permanently on site and
responsible for day-to-day operations and management. The number of positions will
be one and will be responsible for all the works. SM will report technical and
contractual matters to the Projects Manager. SM is responsible for the following:
Ensure that all instructions by the Projects Manager are carried out on the sites,
General Foreman: Responsible for the general supervision of works with respect to
progress, quality and conformance with drawings and specifications. The General
Foreman shall also be responsible for supervising the various trades foremen to
ensure effective execution of the works.
It is assumed that all personnel hire from within the project locality shall be
accommodated in their respective homes. A suitable accommodation shall be sought for
the personnel introduced into the project from the contractor’s outfit.
Procurement of plant and materials is a key factor affecting the timely completion of the
works. The procurement of plant and materials will be done in advance to avoid delays
in the work. The list of material suppliers (where applicable) shall be made available to
the Client.
8. ADDITIONAL WORKS
Whenever any additional work outside the scope specified in the contract is
encountered, it shall be brought to the notice of the Client’s site agent for clarification
and approval before such work is executed. Clarification and approval of such additional
works shall be scheduled in a manner that will not unduly delay the project execution.
The technical procedures envisaged for the works will be covered under the following

EXISTING WORKS
Demolition
Removal of existing fittings, fixtures, finishing and appliances, and breaking of existing
walls, floors etc shall be carried out in such a way to avoid posing any danger to
workmen and to the public.
Ceiling battens (or any cover fillet) shall be carefully removed before the removal of
the ceiling boarding; and removed battens and boarding together with associated
nails shall be carefully packed and stacked away from passageways of workmen and
the public;
Plumbing appliances shall only be removed after the water service lines have been
disconnected and plugged, and any existing soil or waste pipe shall be kept plugged
until connection is to be made to a new appliance;
Electrical cables and fittings deemed to be removed shall only be done after its has
been disconnection from the mains and/or consumer unit;
Old mortice locks shall be removed before removal of doors and door and window
frames shall be carefully removed so that walls to which they are plugged are not
damaged;
Walls to be broken shall first be inspected to ensure that parts of the structure
bearing on such walls are properly propped before breaking such walls. Where an
opening is to be cut in an existing wall,
Breaking and hacking floors shall be carefully done and workmen undertaking this
activity will wear protective eye glasses to prevent any injury to the eye.
NEW WORKS
Setting Out
Setting out shall be carried out using appropriate surveying instruments. Setting out of
the works shall be carried out in conjunction with the Client’s site supervisor, using the
control points provided.
Earthworks
Excavation and trimming shall be manually undertaken consistent with the nature and
scope of work. Where the nature of the soil so demands, excavation shall be carried
out mechanically
Surplus excavated material shall be disposed off in areas designated by the Client.
Concreting
Batching will be done by means of batch boxes to conform to the specified mix
proportion.
Mixing shall be done using concrete mixers and only potable water (supplied by the
Client) shall be used in mixing concrete.
Curing
After placed concrete has set to a reasonable extent, soaked sacs shall be spread
over to prevent the concrete from losing water needed for setting.
Formwork
Formwork shall only be stripped when concrete has achieved initial setting so that
stripping does not create honeycombs on the exposed surfaces of concrete.
Blockwork
Before choosing a source to supply blocks for the works, preliminary test shall be
carried our on randomly selected block samples to ascertain the strength of the blocks.
This preliminary testing shall involve raising blocks to shoulder level and dropping it flat
on a firm surface. It will be expected that good blocks break into sizeable regular
shapes. The source shall be rejected if blocks flake upon dropping. Further to this,
samples could be sent for mechanical testing if so required by the Client.
Sand for mortar shall be one that contains not more than acceptable silt content to
achieve the plasticity required for mortar work. In view of this sand for mortar shall only
be obtained from pits approved by the Client. Sand for mortar shall be rid of any plant
roots or any other organic matter.
Mortar for jointing blocks shall be mixed with a mixer. The water/cement ratio shall be
controlled to ensure that the mortar achieves the required strength.
Blocks shall be laid with a 25mm thick mortar joint. Blockwall shall not exceed 1.20m in
a day’s work. Block laying and concreting in associated columns shall be sequenced in
such a way that no wall shall stand more than 1.50m without its associated column at
equal height.
Rendering
Sand for mortar shall be one that contains not more than acceptable silt content to
achieve the plasticity required for mortar work. In view of this sand for mortar shall only
be obtained from pits approved by the Client. Sand for mortar shall be rid of any plant
roots or any other organic matter.
Mortar for rendering shall be mixed with a mixer. The water/cement ratio shall be
controlled to ensure that the mortar achieves the required strength.
Mortar shall be applied in a way as to achieve adequate bonding with the blockwork.
Where the surface to receive mortar does not appear to have adequate key for bonding,
such surfaces shall be hacked to provide key for bonding.
Supervision
All works shall be closely supervised. There shall be a separate foreman for masonry
and carpentry works. There shall be a General Foreman whore will be responsible for
the supervision of the trades foremen and other sections of the work. The concept of ‘a
headman’ shall also be adopted to make supervision more effective.
Noise and During the construction period Provision of speed ramps, regular
