BERNARDINO DEL ROSARIO, of legal age, Filipino, with address at #47 Rosal St. Vergon Ville Subd.
Pulang Lupa Dos, Las Piñas City, and unto this Honoroble Office respectfully manifest that:

1. LOU RENZ RAMOS ACOSTA married to BERNADETTE BERNARDINO DEL ROSARIO,


of legal age, Filipino, are the registered owner of the real property covered by TCT No. 005-
2017000819 described as follows:

“A PARCEL OF LAND (LOT 5 OF THE CONS. AND SUBD. PLAN PCS-


04-000026, BEING A PORTION OF THE CONS. OF LOTS 2-C-1, 2-C-2, 2-C-3, 2-
C-4 AND 2-C-5, (LRC) PSD-166493, LRC REC. NO. 53086), SITUATED IN THE
BARRIO OF PAMPLONA, MUN. OF LAS PIÑAS, PROVINCE OF RIZAL,
BOUNDED ON THE SW., ALONG LINE 1-2 BY LOT 20, ON THE NW., ALONG
LINE 2-3 BY LOT 4, BOTH OF THE CONS. AND SUBD. PLAN; ON THE NE.,
ALONG LINE 3-4 BY LOT 2-B (LRC) PSD-38637; AND ON THE SE., ALONG
LINE 4-1 BY LOT 6 OF THE CONS. AND SUBD. PLAN, BEGINNING AT A
POINT MARKED “1” ON PLAN, BEING S. 49 DEG. 45’E., 4914.34 M. FROM
BLBM NO. 1, BARRIO OF PAMPLONA, MUN. OF LAS PIÑAS, RIZAL; THENCE
N. 64 DEG. 45’W., 10.00 M. TO POINT 2; THENCE N. 25 DEG. 17’E., 22.49 M. TO
POINT 3; THENCE S. 64 DEG. 45’E., 10.00 M. TO POINT 4; THENCE S. 25 DEG.
17’W., 22.49 M. TO THE POINT OF BEGINNING; CONTAINING AN AREA OF
TWO HUNDRED TWENTY FIVE (225) SQUARE METERS. ALL POINTS
REFERRED TO ARE INDICATED ON THE PLAN AND ARE MARKED ON THE
GROUND BY PS CYL. CONC. MONS. 15 X 60 CM., BEARINGS TRUE; DATE
OF THE ORIGINAL SURVEY, AUGUST 3, 1956 AND THAT OF THE CONS.
AND SUBD. SURVEY, JUNE 20, 1974 AND WAS APPROVED ON JUNE 9, 1975.”

2. The said title contains a two year encumbrance in favor of any heir or creditor of deceased
Eugenio O. Villanueva under Sec. 4 Rule 74 of the Rules of Court.

3. The aforesaid certificate of Title was duly entered on the 10th day of February 2017 at 12:05
P.M. on the Registry of Deeds for Las Piñas City which bears in the annotation of a 2-year
lien under Sec. 4, Rule 74 of the Rules of Court.

4. Said two-year period has already elapsed without any heir or creditor of said deceased
Eugenio O. Villanueva coming forward to file his/her claim over the said above-described
property.

5. We are therefore requesting the Register of Deeds of Las Piñas City to cancel said
encumbrance in the interest of justice and equity.
