RENTAL AGREEMENT

THIS RENTAL AGREEMENT is made and executed on this 23rd day of


September, Two Thousand Nineteen (23/09/2019) at Bengaluru by
and between:-
PRIYANKA KUMARI
Aged about 32 years,
D/o Vinay kumar
Residing at Command hospital, Lucknow, Uttar Pradesh 226002
Hereinafter called as the OWNER of the ONE PART:-

1) SHUBHAM NARNOLIA
Aged about 22 years
S/o Uttam narnollia

2) MAHAVEER SAHU
Aged about 20 years

3) SHASHANK SINGH
Aged about 21 years

4) SIDDHANT KHEMKA,
Aged about 21 years,

Residing Uttam Narnolia, A44 Sanjay Market Mangol Pur Kalan, Avantika
Rohini Sector 7 Delhi West 110085 Hereinafter referred to as the TENANT of
the OTHER PART;

(Both the terms OWNER and TENANT shall mean and include, wherever the
context so requires, their legal heirs, legal representatives, successors in
interest, administrators, executors, and assigns etc.)

WITNESSETH AS FOLLOWS:

Whereas, the owner is the sole and absolute owner of the schedule premises
situated B 804 ,SIPANI BLISS-2 MADIVALA VILLAGE, MARSUR
POST NEAR GREEN DOT INTERNATIONAL SCHOOL ANAKEL
TALUK BANGALORE 562106 Whereas the Tenant have approached the
owner to let out the schedule premises on rental basis, and the Owner
agreed to let out the same under the following terms and conditions:

TERMS AND CONDITIONS:

1. The TENANT hereby agreed to pay a monthly rent of Rs.10,000/- (Rupees


Ten Thousand only) to the OWNER for the let-out premises, and the Rent

regularly payable on or before 5th day of the current English calendar
month.

2. The Tenant hereby agreed to pay Rs.35,000/- (Rupees Thirty Five


Thousand only) as Security Deposit. This amount carries NO INTEREST
and the same shall be REFUNDABLE to the Tenant by the Owner at the time
of vacating and handing over the vacant pos. session. The Tenant Paid the
Security Deposit in the following manner: And if found nuisance created by
tenents by society members and the deposit amount will not be refunded in
full

Rs.35,000/- (Rupees Thirty Five Thousand only) by way of Bank Transfer

3. The tenancy hereby commences from 26-09-2019 and it is valid for 11


months only. The Rental Agreement shall be renewed once in 11 months by
entering into a new agreement with revised terms and conditions, if any,
subject to the Owner’s satisfaction and approval.

4. The TENANT shall not have power to sub-let or keep PGs or assign his
interest to anybody without the written consent of the Owner. The TENANT
shall hand over the premises to the Owner at the time of vacating the said
premises in good condition as at taking over.

5. The TENANT shall pay the electricity charges to the concerned department.
The Rent includes the maintenance charges. Electricity will be charged from
date of entry will be paid by tanents in full ,No Additional society amenities
include swiming pool and gymnasium Will be used buy tenents , friends and
their parking except is not allowed in sipani bliss 2 premice , if found
creating nuisance or consuming alchol , narcotic products and any kind of
bad atitude shown to owners of socity will not be accetable and committee
members decisions will be final for tenents

6. The TENANT shall pay to the owner an enhanced rent at 5% mutually


agreed terms every twelve months over and above the then existing rental
the end of the lease period if the tenant were to be continued by fresh deed
for over 11 months.

7. The TENANT shall pay one month rent towards Painting charges while
vacating the schedule premises or same amount will be deducted from
security deposit. If any damages occurred due to the negligence of the
TENANT, such damages will be borne by the TENANT or such charges will
be deducted from the security deposit amount. Painting and item broked or
non working condition tenents have to take care for this else they have to
pay the amount for repair if in reparable condition or else replace the same
or the amount of the product will be charged.

8. The TENANT shall use the schedule premises for Residential purpose only. If
any illegal activities are noticed, the Owners are at their liberty to get the
TENANT vacated without any notice. The TENANT shall not store any
combustible materials or dangerous materials within the rented premises.

9. The TENANT shall not cause any damage to the premises and in case of
unintentional damages caused, such damages shall be made good at their
own cost and risk before vacating the premises. Otherwise, applicable repair
charges will be estimated and deducted out of advance amount paid towards

the leased premises at the time of vacating. No scratching or pasting of
posters on walls and woodwork is permitted.

10. That the Owner or any authorized persons of the owner are at liberty to
inspect the schedule premises at reasonable hours with prior intimation.

11. Both the parties hereby agreed to give Two (2) months prior notice in writing
for termination of this rental agreement. and tenents will have to move out
on same day without any notice

12. This Agreement is subject to the jurisdiction of the Courts in Bangalore,


State of Karnataka.
