Tenancy Application Form (Head Tenant)

In order for the application to be processed quickly, please complete in BLOCK CAPITALS and ensure the
application is completed in full. All sections marked with * are mandatory information. Please note that
each applicant aged 18 years and over MUST fully complete a separate application form. It is
in your interest to complete this form clearly and accurately to avoid unnecessary delays in
processing. Please be advised that all details will be checked and verified.

For example, if the rent is £500pcm to work out one weeks rent take £500 x 12 months / 52 weeks.
Only one holding deposit is taken per property application.

The holding deposit is taken to reserve the property subject to satisfactory reference checks and is:

 Deducted against the whole security deposit required on commencement of the tenancy.
 Non-refundable if you provide false or misleading information which the landlord or agent can
reasonably take into account when deciding to let a property. If you fail a Right to Rent Check. If
you decide not to proceed with a tenancy (i.e. you ‘withdraw’ from a property). If you fail to take
all reasonable steps to enter into a tenancy agreement (and the landlord or agent takes all
reasonable steps to do so, for example, clearly requesting information required to progress the
tenancy)
 Refundable If the landlord withdraws from pursuing a tenancy prior to contracts being signed by
all parties, for reasons other than incomplete/failed references. The reservation fee paid will be
returned in full to the person(s) from whom such monies were accepted.

Credit/Landlord/Employer references will arrive in an email/online format. You are required to


provide and pass credit, employer, and landlord/agent references

Income on your own or joint applications must be at least 30 times the monthly rent of the property. For
example, if the rent is £500pcm, you need to earn 30 x £500 = £15,000 per year. This is basic earnings
and not inclusive of overtime or non committal bonuses.

County Court Judgments (CCJ’s), bankruptcy or insolvency arrangements registered against you within
the last 6 years will mean you will fail the credit checks.

DSS, claiming benefits May be accepted as a tenant subject to agreement by the landlord. However
you will need a suitable guarantor.

Guarantor May be required if you are unable to provide satisfactory references due to the above points.
Guarantor is a person who guarantees the rent and other obligations of the tenant as stated in the
tenancy agreement, and who will pay the landlord should the tenant default. Guarantor should be over
21, in full time employment earning minimum 36 times the proposed monthly rent and with clean credit
history. They too will need to complete an application form and will be referenced and credit checked in
the same way.
Please note a guarantor is not always an option depending of the credit history of the applicant/s.

The Guarantor will be required to sign the tenancy agreement prior to tenancy commencement

along with the holding deposit and two forms of ID..
 1 piece of ID with your photo on (driving license or passport).
 1 piece of ID with your current address. (dated within three months of application date. Mobile
phone bills are not permitted).

Once payment has been received, application forms are required within 24 hours. You will then receive
an email online reference link that needs to be completed within 24 hours.
