SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, EVELYN DIG LIM, of legal age, married, Filipino citizen, and resident of 25-
A Lilac Tower, Oriental Gardens, Pio Del Pilar, Makati City, Manila, have by these
presents name, constitute and appoint, CECELIA GRAN BANCALE, of legal age,
married to ANATOLIO L. BANCALE JR., Filipino citizen, and with residence address at
Blk. 14 Lot 12 San Marino Hights, Salawag, Dasmariñas City, Cavite, to be my true
and lawful attorney-in-fact for me and in my name, place and stead, to do and
perform any or all of the following acts and things, to wit:

To transact and negotiate any transaction pertaining to a parcel of land with

improvements erected thereon situated at Blk. 3 Lot 15 Carissa Homes Subdivision,
Brgy. Salawag, Dasmariñas, Cavite, from National Home Mortgage Finance
Corporation (NHMFC), and to any government or private entities;

To claim and received the title of the above-mentioned property;

To make, sign, execute, and deliver contracts, documents, agreements, and other
writings of whatever nature or kind, with any and all third persons, concerns, or
entities, upon terms and conditions acceptable to our said attorney;

To delegate in whole or in part any or all of the powers herein granted or conferred,
by means of an instrument in writing, in favor of any third person or persons whom
my said attorney may select;

HEREBY GIVING AND GRANTING unto the said attorney-in-fact full power
and authority whatsoever requisite or necessary or proper to be done in and about
the premises as fully to all intents and purposes as I might or could lawfully do if
personally present, with power of substitution and revocation, and hereby, ratifying
and confirming all that my said attorney or his substitute shall lawfully do or cause
to be done under and by virtue of this presents.-in-fact full power and authority to
do any and every act whatsoever necessary and proper to be done as fully to all
intents and purposes as I might or could do if personally present and acting in
person and HEREBY RATIFYING AND CONFIRMING all that my said attorney-in-
fact should lawfully do and cause to be done under and by virtues of these
presents..
