DEED OF SALE OF PRIVATE AGRICULTURAL LAND

KNOW EVERYONE BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed, and entered into


by:

STEVE ROGERS, Filipino, of legal age, single, and with


residence and postal address at National Highway corner Burgos
St., Poblacion, Zamboanguita, Negros Oriental, Philippines,
hereinafter referred to as the VENDOR;

-AND-

DEPARTMENT OF AGRARIAN REFORM, as represented


by ATTY. CHARLES XAVIER, hereinafter referred to as the
VENDEE;

WITNESSETH;

WHEREAS, the VENDOR is the registered owner of a parcel of


agricultural land situated in Brgy. Lutoban, Zamboanguita, Negros Oriental,
Philippines, covered by Transfer Certificate of Title No. T-1234, with an area
of ONE HUNDREED FIFTY (150) HECTARES, 15 hectares of which was
covered by RA No. 6657 through the Voluntary Offer to Sell (VOS) scheme
of the Comprehensive Agrarian Reform Program (CARP), which is more
particularly described as follows:

TRANSFER CERTIFICATE TITLE NO. T-1234

“A PARCEL OF AGRICULTURAL LAND (Lot 21 BLK 39 of


consolidation subdivision plan (LRC) Pcd-21-049484, being a portion of Lot
22-C Lutoban Estate), situated in Barangay Lutoban, Zamboanguita, Negros
Oriental. Bounded on the E., alone lines 1-2 by Pinili St.,; on the S., along line
2-3 by lot 68 Lutoban Estate; on the W. along lines 3-4 by Lot 85-B and on
the N. along line 4-1 by Lot 23, Lutoban Estate. Containing an area of ONE
HUNDRED FIFTY (150) HECTARES, more or less.”

WHEREAS, the VENDEE has offered to buy and the VENDOR has
agreed to sell the property as described above;

NOW, THEREFORE, for and in consideration of the sum of ONE


MILLION PESOS (P 1,000,000.00) Philippine Currency, receipt of which
is hereby acknowledged, the VENDOR hereby SELLS, TRANSFERS, and
CONVEYS by way of absolute sale unto VENDEE, his heirs, and assigns, the
aforementioned parcel of land, together with all the improvements found
thereon, free from all liens and encumbrances of whatever nature, including
real estate taxes as of the date of this sale.

IN WITNESS WHEREOF, the parties hereunto have affixed their


signature this 18th day of November, 2019, in Dumaguete City, Philippines.

This instrument, consisting of two (3) pages, including the page on


which this acknowledgment is written, has been signed on the left margin of
each and every page hereof by the concerned parties and their witnesses, and
sealed with my notarial seal.
