RENTAL AGREEMENT

This agreement of tenancy is made and executed at Bangalore on this 06 th Feb 2019
by and between Nagi Reddy P, residing at “17, avani sringeri nagar, nynappanhalli,
BTM 6th stage, bangalore 560076 herein after called “LESSOR/OWNER” which term
shall mean and include her successors, legal representatives, Administrators and
assigns of the one part:

Mr. Bhargav Rami Reddy P, “17, Ground Floor, avani sringeri nagar, nynappanhalli,
BTM 6th stage, bangalore 560076.

Herein after called the “LESSEE/TENANT” which term shall mean and include his
successor, legal representatives, administrators and assigns of the other part:

WITNESSETH AS FOLLOWS:

Whereas the lessor is the absolute owner of the premises “17, Ground Floor, avani
sringeri nagar, nynappanhalli, BTM 6th stage, bangalore 560076, consisting of RCC
roofed Ground and First whereas the lessor is willing to let out the house at first
floor premises consisting of Hall, two rooms with attached bath, Dining Hall Pooja
room and Kitchen with electricity and water facilities to the lessee/tenant on the
following conditions:

TERMS AND CONDITIONS:

1. Whereas the tenant shall pay the monthly rent of Rs.8250/- (Rupees eight
thousand only) for every month to the lessor/owner and excluding electrical
and water charges.

2. Whereas the tenant paid an advance of Rs.80,000/- (Rupees Eighty


thousand) to lessor before the following witness. The said security deposit
amount is free of interest and same shall be refundable to the tenant by the
owner at the time of termination of this agreement and vacating premises.

3. Whereas the tenant shall keep the said house premises in good order and
tenable condition and no complaints should be from the neighbors.

4. Whereas the tenant shall use the said premises for bonafide residential
purpose only and shall not use the house for any illegal or unauthorized
purpose.

5. Whereas the lessee shall not have power to sub-let, under let, renovate and
alter the said house premises without written consent, permission from the
owner.

6. Whereas the tenant has hereby agreed that the rent shall be payable from
the month effective from 7th April 2019 and to be payable on or before 5 th
after completion of 3 months from the date of occupation. If the tenant fails
to pay the rent consequently three (3) months, then the owner has the right
to deduct the rent from the deposit amount and termination of the
agreement.

7. Whereas the rental period being 12 (twelve) months initially effective from 7th
April 2019 and with option for renewal for the same period with mutual
consent with 5% increase over the rent presently paid.

8. Whereas the tenant shall pay the electricity charges separate to the
concerned authorities as per bill issue and water charges shared among
others.

9. Whereas both the parties should give two months compulsory prior notice in
order to held themselves for their resources and alternative accommodation.

10. Whereas the tenant causes any damage to the building, fails to pay the rent,
electricity and water charges and damages to the fittings etc., during the
period of tenancy, then the lessor is at full liberty to deduct the such amount
from security deposit.
11. Whereas the tenant pay Rs.200/- per month towards cleaning charges of
surrounding compound and staircase.

12. At the time of vacating the house the tenant shall pay one month rent
towards painting and cleaning charge of the house.

13. FITTINGS:

Tube light-6, Bulbs-7, Fan -4, Geyser-2 nos. in main Bath room-1, in
attached bath-small Geyser, Wooden Cup-board in master bed room 2 nos-
with two set of door & drawer keys for each cup-board, Cup-board with
dressing table and drawer1, Chimeny in Kithchen. Water Filter.

IN WITNESS WHEREOF the parties have set their respective hands into this
agreement the day the month year first above written.
