DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

THAT WE, WILFREDO G. TENORIO – widow of ROSARIO DELROSARIO


TENORIO; residing at 2691 J. Esguerra St. Punta, Sta. Ana Manila, {name},

Filipino of legal age and married, hereinafter referred to as “SELLERS”;

JAN JARED C. ESTRADA and MAY G. ESTRADA, ofLegal age, Filipino,


married and presently residing at NewZealand, represented herein by their
dully appointed Attorney-in Fact, KRISTINE JOY G. DELOS SANTOS,
Filipino, of legal age, single and a resident of Brgy. Catandala, Ibaan,
Batangas, Philippines, per Special Power of Attorney dated July17, 2019
registered with the Philippine Consulate in Wellington, New Zealand
hereinafter referred to as “BUYER”;

WITNESSETH

That the SELLERS are the owners of a parcel of land located at 1764 E. Jorge St. Punta Sta.
Ana Manila, covered by Transfer Certificate of Title No. 002-2017002658 and more
particularly described and bounded as follows:

A PARCEL OF LAND (LOT 12, BLOCK 10 OF THE SUBDIVISION PLAN (LRC)


PSD-107888, BEING A PORTION OF A PARCEL OF LAND DESCRIBED IN
T.C.T NO. 83738, LRC REC. NO. 719, SITUATED IN THE DIST. OF SANTA ANA,
CITY OF MANILA, ISLAND OF LUZON. BOUNDED ON THE NE., POINTS 3 TO
4 BY PROPETY OF ATLANTIC GULF AND PACIFIC CO.; ON THE SE. POINTS 4
TO 1 BY LOT 13, BLOCK 10; ON THE SW., POINTS 1 TO 2 BY ROAD LOT (5.00
M. WIDE); AND THE NW., POINTS 2 TO 3 BY LOT 11, BLOCK 10, ALL OF THE
SUBDIVISION PLAN. BEGINNING AT A POINT MARKED “1” ON PLAN, BEING
N. 0 DEG. 49’E., 495.30M. FROM STA. ANA CHURCH SPIRE, STA. ANA,
MANILA, THENCE N.31 DEG. 05’W., 10.00 M. TO POINT 2; THENCE N. 58
DEG. 55’E., 12.00M. POINT 3; THENCE S. 31 DEG. 05’E., 10.00 M. TO POINT
4; THENCE S. 58 DEG. 55’W., 12.00 M. TO THE POINT OF BEGINNING;
CONTAINING AN AREA OF ONE HUNDRED (120.0)SQUARE METERS, MORE
OR LESS. ALL POINTS REFERRED TO ARE INDICATED ON THE PLAN AND
ARE MARKED ON THE GROUND BY P.S.CYL. CONC. MONS. 15 X 60 CM.,
EXCEPT POINTS 3 AND 4 BY GI. SPIKE ON CONC. WALL; BEARINGS TRUE;
DATE OF ORIGINAL SURVEY, JAN. & FEB. 1913 AND THAT OF THE
SUBDIVISION SURVEY, APRIL 5, 1967 AND JAN.-FEB., 1968.

WHEREAS, the “SELLERS”are willing to sell the above – described parcel of land,
and the “BUYER”are ready and willing to buy the same.

WHEREAS, the “SELLERS” are the true and lawful owner of the land having
acquired the same thru purchase and that it is free from liens and encumbrances of any
kind or nature and for purposes of the present sale the provisions of Art. 1623 of the New
Civil Code have been complied with and that said vendor herein testified that the above
described property is presently not tenanted nor a subject of a lease contract whatsoever.

NOW, THEREFORE, for and in consideration of the sum of ONE MILLION FIVE
HUNDRED THOUSAND (PHP 1,500,000.00), receipt of which is hereby acknowledged in
full and to the complete satisfaction by the SELLERS from the BUYER, the SELLERS
absolutely and unconditionally SELL, TRANSFER and CONVEY the above-described parcel
of land containing an area of One hundred and twenty (120) SQ.M. more or less,
including all the improvements found and standing thereon, unto the BUYER, their heirs,
successors and assigns free from all liens and/or encumbrances.

IN WITNESS WHEREOF, the parties have hereunto the set their hands this __ day of
