I General

1. This maintenance instruction manual is designed for IRIS3 NV elevators.


2. The maintenance work can only be carried out by skilled mechanists who know
very well the safety rules and regulations and the work procedures.
3. The installation of the elevator must comply with the state standard.
4. In order to ensure the correct operation, observe the following operating
conditions:
(1) The temperature in the machine room must be kept 5°— 40°.
(2) The highest relative humidity monthly average is 90% in the most humid month of
the site, and the monthly average lowest temperature of that month cannot
exceed 25°C.
(3) The supply voltage must be relatively stable and deviation of ±7% cannot be
exceeded.
(4) The environment in the machine room and the hoistway must prevent the air from
carrying dust, erosive and explosive dust gas.

II Safety regulations

1. The maintenance person must know very well all the safe operations of elevator
maintenance, and have had enough safety trainings.
2. Before starting maintenance, a sign of "The elevator is under maintenance" must
be displayed outside the landing door at each floor.
3. Any open elevator door must be guarded with barricades.
4. Always follow the Sigma standard procedure and operation when get into top of
car and the pit.
5. Never use flammable Liquid to clean the guide rails and other components.
6. Clean all the waste material in the machine room, top of car and the pit.
7. Never turn on the safety circuit before safe is checked.
8. Turn off the main switch and sign the warning before maintenance start.
9. Never work at the high voltage relays and contractors with bare hands or non-
isolation tools.
10. When burning, smoking smells or unusual conditions are found, turn off the main
switch at once. Check carefully to find the cause.

III Importance of maintenance

Regular maintenance can increase the ride performance of the elevator and prevent
malfunction. The maintenance work will include the following four parts:
1. Check all the components of the elevator and make proper adjustment to make
sure the elevator are working at good status.
2. Clean the machine room, top of car, pit and equipments to prevent dirty things
from affecting the performance of the elevator, in order to have all the
components’ mechanical movement smoothly.
3. Lubrication is aim to minimize friction and increase the smooth operation of the
components.
4. Change the worn out parts to ensure the normal running of the elevator.

By doing the above mentioned work, the following can be obtained effectively:
• reduce the malfunction rate;
• increase the ride quality;
• prolong the service life of the elevator;
• reduce the running cost of the elevator.

IV Antistatic

1. When handling or moving PC boards, wear earthed wrist bands.


2. Lay all the PC boards, which must be dismantled for checking in the jobsite, on
earthed surface.
3. Put all the PC boards into a shielded antistatic bag before disconnecting the
earthed wrist bands.
4. When handling a PC board, hold the handle or the protruded portions of it, and
never touch the remaining portions.

V Maintenance of the main components


1. Controller and Drive
(1) Fuse: Check the fuses in the main circuit and the operating circuit. The fuses
must be the correct type and connected reliably.
(2) Wiring: Check whether all the connections are reliable.
(3) Resistor: Check the wiring and resistor value. Fix or replace the damaged
resistors.
(4) Contact: Clean the contact, adjust the pressure of the spring and repair the
damaged contact. However, never repair the contact of the closed relay,
which must be changed as an integral part.

(5) PC boards: Carry out periodic maintenance and cleaning for the PC boards.
(6) Relays: Check and maintain regularly, and replace broken ones.

(7) Battery: Test the battery of manual rescue normal, every 2nd year must replace
the battery of controller.
(8) Fan: Check the fan in the controller and driver. Clean periodically the anti-dust
net and change it if necessary.

2. Machine (include motor and brake)


(1) Brush: Examine if the spring has proper elasticity, brush base is tight and make
sure there is no dirty thing under the brush.
(2) PVT: Examine the PVT wiring.
(3) Wiring: Tighten the wiring of motor and ensure proper connection of ground
wire.

3. Governor:
(1) Clamping blocks: Check whether the clamping blocks can clamp the steel rope
normally, and the rope can move normally between the blocks.
(2) Switch: Check whether the switch can work normally.
(3) Lubricate all the moving parts of the governor.

4. Sheave
(1) Groove: check the worn out condition of the rope groove and adjust the tension
of the rope.
(2) Bearings of the sheave: Check and lubricate the bearings.

5. Car
(1) Check the leveling of the elevator.
(2) Lighting and fan: Check the lighting and change the lamp. Check whether the
fan is working normally.
(3) Exit: If an emergency exit is provided, check the exit and its switch.
(4) Check and adjust the roller guide shoes.
(5) Tightness: Check the tightness of all the bolts in the car.
(6) Anti-wobble device: Check and adjust the anti-wobble device.

6. Car operating system


Buttons and switches on the control panel must work normally. If not, change
them in time.

7. Display
The position display must work normally.

8. Door and door operator


(1) Open and close range: Check the open and close range and speed of the car
door.
(2) Door hanger: Check whether the door rollers are normal to ensure the normal
opening and closing of the door.
(3) Door guide shoes: Check the worn out conditions, tightness, and the reliability
of the door guide shoes running in the sill.
(4) Check the door running noise.

9. Rope and rope end


(1) Adjust and check the tightness and ensure an even elasticity. Check the nut
and the pin of the rope end.
(2) Check for wear of the steel rope, do regular lubricate and clean.
(3) Check runby of the car and counterweight, adjust the rope length as needed.

10. Cable
(1) Fastening: Check the fastening of the cable.
(2) External surface: Check whether the external surface is worn out, especially the
surfaces fricative or distorted with the cement or the cable net.

11. Landing door


(1) Adjustment: Check every landing door. If the door is worn out or pendant down,
adjust or repair it as necessary.
(2) Worn out: Check, lubricate and clean all the pins, and the rubber strips on the
door must be normal.
(3) Door hanger: Check and adjust all the pins, anti-jump rollers and door guide
ways.
(4) Door lock: This work is of special importance. Check the connecting points.
Check and ensure that when the car is not at the landing, the
landing door cannot be open, and check carefully the spring, gap
and the tightness, so that accident can be avoided.
(5) Check the emergency door opening device, which must work normally (The key
will be kept by a special person).

12. Counterweight
(1) Guide shoe: Check the worn out and guarantee the normal pretightening force.
(2) Compensation Rope end: Tighten the nut and check the pins and self-tighting
wedges.
(3) Anti-jump device: Check the anti-jump device of the counterweight.
(4) Counterweight filler: Check whether there is filler broken and arrange not in
order.

13. Limit switch


(1) Roller: Check the rollers and do replacement when needed.
(2) Connecting points: Check all the connecting points.
(3) Operation check: Check the performance of all the limit switches.

14. Guide rails


Check the guide rails, guide rail base, floor plate and the fixed plate to see if
any screw is loose.

15. Buffer
(1) Check the position of the buffer plunger and test to see whether it can reset
normally.
(2) Check the performance of the switch and its reset.

16. Governor tension device


(1) Switch: Check the connecting points and the performance of the switch.
(2) Check and determine if it is necessary to shorten the governor rope.

VI Lubrication
Lubrication is an important part in the maintenance work to guarantee the normal running of
the elevator. Special attention must be paid.
