Reported Problem:

- Technical Evaluation of the affected tenants was conducted last March 2 & March 9, 2020. First, we
visit the Chrisport to check and observe if there were still water leak but the drain pan was dried up
since per Tenant during the water leakage last Feb 14, 2020, Robinsons Engineering do vacuuming the
drain pan & pipes. Watson also experiencing water leak during our visit, they told us that leak was
often happen they also show us the deformed ceiling near their FCU. They also said that they regularly
re-paint their ceiling because of the water drip. Abenson beside Watson have also same problem
water leak also occurred. They also provided trash liner to catch up the water dripping from the unit.
Miniso beside Abenson shared their experience also, When Abenson was having an ongoing AC PMS,
leak occurs. They show also ceiling damages brought by water leakage. Mothercare also experiencing
too they also show stained/damaged ceiling cause by the water leak. Opening of ceiling & run test
FCU to observe unit water reported water dripping, however source of water drip is come from
common unit drain pipe was clog of thick molds dry up over the years-causing backflowing of water to
unit’s primary & secondary drain pan.

Recommendation work:
- Re-piping/Re-sizing of FCU Drain Pipe from 3/4” to standard size of 1”
- Flushing of Common Drain Pipe to eliminate the clogs and molds
- Re-painting of the affected ceiling (with water marks)
- Schedule FCU Cleaning of affected sites within a week
