: SHAIK PALACE/VILLA –AL DAFNA:

Sub: Detail Design Verification –HVAC –Brief Scope of Work :

We reference above subjects, I would like to bring your attention to the report regarding newly
proposed project to be award from client- North gate mall.

As we get opportunity to get involved with other NEW PROJECT From the Shaik (Client of Northgate
Mall) apart from our regular Design office works at North gate site, we would like share following report
to Business Management/Development Team in Head office for better understanding of volume and
scope of work.

Project Description:

This building luxurious palace/Villa to accommodate VIP range of occupant mainly for sheik family and
his working staff which consist of living area ,Majlis, sport and fitness, staff accommodation and kitchen
area for cocking purpose.

Building Details: There are mainly 4 different blocks are part one villa/Palace

1- Main Palace : Basement +Ground+1F+2F+Pent house (VIP Area)


2- Majlis : Ground +Roof
3- Fitness Hall/Gym : Ground +Roof
4- Swimming pool : Open to sky

Project History:

It’s been already design and freeze by previous consultant as per below system description

Capacity: 350 TR- 2 chillers - (1 Duty +1Stand by)

Consist of Duct able FCUs units with chilled water system to serve whole building including all 4 blocks
as listed above, with common ventilation system serve by FHAUs (Detail equipment schedule can be
seen in attached documents

Project Present Scenario:

Client wishes to redesign and verified the existed system as following reasons

1-Chilled water pipe installation problems


2- Cost saving /Value engineering by removing -1 Stand by chiller and reducing the capacity for existed
chiller up to 50-60%.
3-Requesting proposal to replace the additional chiller requirement by applying it with DX –units mainly
to Majlis and VIP areas (Fully depends on consultant proposal
As per client brief we found following volume of work need to be cover:

1- Reviewing Load calculation –Re calculate as per new requirement


2- Preparing revised equipment schedule
3- Replacing existed air terminals –Square diffuser with Liner slot diffuser (As per SHAIK strict
INSTRUCTION)
4- Redesign existed duct layouts to match with new design and client requirement.
5- Removing chilled water pipe system and providing the same with Refrigerant piping system
6- Replacing whole number FCU and FAHU units with DX units
7- Making selection of DX units.
8- Preparing Drafts for new modifications to reflect in drawings
9- Preparing IFC drawings by reflecting above changes for duct layouts and pipe layouts
10- Preparing equipment layout roof drawings with new equipment’s arrangement.
11- Floor drawings may cover around -8 -10 number including all 4 blocks
12- Performing ventilation calculation for kitchen areas
13- Preparing ventilation drafts and drawings according new modifications.

The above listed task are only tentative, it may increase subjected to real time project design and
verification work.

As mentioned above volume of work required to be finished by minimum -FULL TIME team of Design
engineer and draftsman in order to complete the job in reasonable and acceptable period of time,
which is can’t be possible to achieve at here in NG site office as side job or extra work.

As Management well knows NG site strict working conditions working team is already fully loaded with
many regular day to day tasks, including HVAC design works:

1- LOD –Drawings review for 200+ Retail units-Pending


2- Internal retail units Design Review for 250+ units-Future submissions
3- Material submittal review
4- Technical support for senior engineer
5- Retail units site inspections for technical issues –If any
6- Pending shop /IFC drawing review from contractors
7- RFIs reviews
8- Attending the meetings with Contractor/ Tenants/Client for technical issues
