SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

THAT WE,

1. VITALIA D. MONTEMAYOR, of legal age, Filipino, widow and a resident of Quezon City;

2. LYDIA D. BALTERO, of legal age, Filipino, married and a resident of Quezon City;

3. CORAZON CRISOSTOMO, of legal age, Filipino and a resident of Bulacan;

4. HEIRS OF PABLO DEUNDO, now deceased, represented by her wife MARIA DEUNDO,
of legal age widow and resident of Bauan, Solana, Cagayan, and children, namely
REMEDIOS A. DEUNDO;GEORGE A. DEUNDO; TEDYRIC A. DEUNDO; ERIC A.
DEUNDO;REMA A. DEUNDO; and RONALD A. DEUNDO, all of legal ages, Filipinos
and residents of Solana, Cagayan; and

5. SANTIAGO DEUNDO, of legal age, Filipino, married and a resident of Amulung, Cagayan,
do hereby NAME, APPOINT and CONSTITUTE SUSANA DEUNDO SIMANGAN,of
legal age, Filipino and a resident of Gen. Balao, Solana, Cagayan, to be our lawful
ATTORNEY-IN-FACT and in our name, place and stead, to do and perform the following
acts and things to wit:

1. To sell or otherwise dispose our lot, a certain parcel of unregistered land which is
particularly described as follows, to wit:

A parcel of land described as LOT No. 7912, CAD 293 situated at Maguiring, Solana,
Cagayan, containing an area of ONE HUNDRED FIFTY-FOUR THOUSAND and ONE
SQUARE METER (154,001 sq.m.) more or less.

2. To negotiate, process, sign, execute, receive payments, seal, authenticate and deliver
all documents, agreement and other writing of whatsoever nature of kind with any
and all third concerns, entities or agencies, upon the terms and conditions acceptable
to my said ATTORNEY-IN-FACT, in relation to the authority herein-above given for
the aforesaid properties;

3. To do any other acts and things whatsoever necessary / requisite of the above-
mentioned powers.

HEREBY GIVING AND GRANTING unto my ATTORNEY –IN-FACT full power and
authority to do and perform any and all of the foregoing acts as fully to all intents and purposes
as I personally present and hereby ratifying and confirming all that my ATTY.-IN –FACT may
be lawfully do and perform in accordance with this instrument.
