due to their location on core urban area. They intend to go some distance far from city so that
they can enjoy the environment and freshness there. Hence, resort tourism can provide best
solution to internal tourists.

For external tourism, it will function as a luxurious resort which provides all the facilities within its
boundary so as to make their stay pleasing and exotic. It will help to promote resort tourism in
Nepal and encourage foreigner to come here once just to stay in this very resort. Ultimately, it
will enhance tourism sector of country. Resort can also be a place for convection and
conference, and that depends on the quality of space they provide so that the convection,
conference or seminar becomes more interesting and fascinating. The proposed resort will
attempt to provide seminar space to meet international lstandard. The resort will be a place to
gain knowledge regarding the green design, as it will applying tegrated energy system. The
limitations of the projects are, It will not focus more on social survey, research as this is an
academic project, and this does not fall under the primary constraint. The project is concerned
in built form so; there will be limited research and study on feasibility of project and detailed site
suitability will not be analyzed. The project will not focus on structural analysis of built structures
of resorts, although structural consultation will be made and it will not be sufficient. The project
will not covers all the details related to green design incorporated, though research will be made
and required level of detailing will be done to meet the architectural requirement. Detailed
environment assessment will nit be done due to limitation of knowledge in this field and it is not
our primary focus, as the project is virtual. However, some impact will be analyzed

JUSTIFICATION :
In present context, tourism in holds a great potential to establish itself as a significant means of
economy. This sector has a great potentiality to generate foreign revenue, which can bring
about immediate socio-economic benefit from small investments .A well-synchronized and
planned resort, which caters the modern amenities as per the requirement of the visitors, is a
present need. We can find many resorts here and only few of which are fulfilling these needs. In
addition, most of the resorts are oriented to limited service focusing only foreigners and paying
very little attention to urban haves. The multifunctional resorts are still absent in and this
proposed resort will be one of the iconic resort with all resort facilities which will ultimately
promote resort tourism. The fact that, is still deficient of required hotel rooms comparing to
tourists inflow, it is said that, the present number of hotel can only hold up to half a million
visitors in a year. The tourist estimated to visit in tourism year 2011 is far more that the holding
capacity of available accommodation. Thus, if we are really upon the promotion of tourism, we
may receive more than 1 million visitors a year, if not this year then probably the next, so there
is still need of huge numbers of hotels, resorts, lodges, home stays etc. Viewing the present
scenario of the world, the issue of eco-sensitive and sustainable architecture must be raised by
the architects and we as a architect can alter the landscape and built form for which we need to
understand and be responsible for its far-reaching consequences. The future is hard to predict
but some things are certain. There will be rise inurban population in developing economies and
an increase in levels of income. This projectwill pay its attention towards the global energy crisis
and climate change though it is a worth less effort to give impact in global scale, but it will
certainly create an example and impact locally as there is saying, think locally, impact globally.
This proposed resort could be the masterpiece of all resort that are functioning today and will
approach to give it globalidentification. The most important part is socio-economic impact. The
society has changed a lot from traditional to modern and still in the stage of metamorphosis,
from modern to post modern ands anskritization through global interchange has not kept society
untouched. The economic influence of tourism in is noteworthy as is has established itself as a
prominent foreign exchange earner. Before 1960’s Pokhara was accessible only by foot, but
now the economy has boosted and people around the country are being pulled there

Thus, tourism plays an important to upgrade local as well as national economy so resort
proposed is commercially acceptable.

OBJECTIVES :
The main objective of this proposal is to design Re-creative Tourist Resort for the partial
fulfillment of Bachelor Degree of Architecture. Specifically the objectives are to,Provide a
recreational environment for the resort through varieties of facilities and functions.Provide
hospitality for both domestic and foreigner tourists and promote tourism ultimately Promote local
as well as national economy through the promotion of both internal and external tourism.-
The establishment of tourist resort will create the economic opportunities to site neighborhood.
Also the local and national economy will boost due to establishment of multifunctional
recreational tourist resort.Create an interactive ground for locals and visitors so that there may
be interchange of ideas and cultural demonstration.Provide a space for official meetings and
seminars in natural surroundings.Make analytical study of the functional requirements of resort
and implement efficient design to carry out the functions smoothly.Respond to climatic and
energy consumption issues raised by present day architecture through eco-sensitive design .In
addition, there are various objective related to achieving proper functioning built forms, that can
be achieved through literature reviews and research. Thus, the objectives are to,Study about
the materials and technology regarding the sustainability in designStudy about energy efficient
designStudy about passive solar architectureStudy about low cost sustainable building
materialsStudy about spatial organization and areal need of resort programs.

Functions and Structure of Resort

A resort refers to a hotel which provides access to a variety of recreation facility. Resorts are
general the main provider of guest experience where they have one or more amenities or
attraction. Examples of such amenities or attractions include beach, ocean, mountains, skiing,
gaming, spas, marina, waterpark, etc. There are a different types of tour operators including
beach tour operators, camping resort operators, ground operators, domestic, inbound and
outbound. Beach tour operators offer services such as scenic views of the ocean/sea and beach
views. The site selection is a shoreline where visitors can have access to views of beach
environment. Inbound tour operators offer services to foreigners in their country. On arrival,
tourists/visitors are transferred to their hotels, for sightseeing, etc. and provide other services
such as transportation, currency exchange, etc. Outbound operators sell foreign packages to
people from their own countries. Therefore, the outbound operator is responsible for
arrangement of travel documents, transportation, and accommodation of individuals from their
own country. Camping resort operator involves a person who sells tour packages involving
visiting a camping ground or camping site. Camping involves spending one’s holiday in a tent
and carrying out any outdoor activity and takes place innature. Domestic operators reside in the
visiting country or region while ground operator is similar to inbound operator. Functions of
Resorts of Tour OperatorOne of the functions of resorts is to offer services to the customers. In
tourism and hospitality provision of services is crucial to the success of a business. Customer
service means providing or delivering what the marketing promises to the guests. Proper
execution of this strategy requires that employers and the staffs provide high quality services to
the customers. A proper customer service should human oriented in provision of visitors’
experience. A great customer service is about feeling valued and heard. This is the main reason
that guests choose on hospitality or tourism provider over others. There is something about
customer service that sets one apart from competitors. Customer service is highly influenced by
service factors which are pacing and attitude of employees. The greater the services provided
the higher the revenues. Therefore, services play an important role compared to location and
price in making customers purchase a certain tourism product. Resorts also need to provide
customers with the right information and dispatch this information accordingly. Where
information is unavailable one tends to add the image of the missing data. Credible information
is also crucial and it is the role of the resort to provide such. Customers will always look for
information beforepurchasing a product or service.

THE ROLE OF RESORT PLANNING IN SUSTAINING TOURIST

DESTINATION IMAGE
Ozdemir, Gocke

The environmental quality is recognized to be an important factor while making

decisions upon the destination to visit. The image of the resort will likely to be more
realistic but also complex after the tourists’ visit. The complex image of the resort,
where the tourist has about after visiting it, is crucial for creating loyalty and also word of
mouth advertising. Therefore, if the tourists visiting the resort are to complain then the
intermediaries will likely to reduce the tourism activities through that resort or the
tourism activities will turn into a more hotel facility based activity. Resort planning is a
continous process and defines the systemized and controlled development of the resort.
Resort planning can be implemented in an actual resort or a new developing resort. The
increasing importance of sustain-ability in the tourism industry emerged the need for
resort planning. It’s important to emphasize that planning needs to be upgraded through
the environmental and market changes. As it is a continous process the factors included
in must be strict in the short run and flexible in the long run due to the changes. Resorts,
generally subject to seasonal tourism activities, should have a positive image through
many aspects in order to attract tourists and try to sustain it by the time. Resort planning
is essential in order to shape the future and the image of the resort destination. In
addition the satisfaction of the tourist will be retained if the tourist believes that they are
getting high value from the destination considering their travel expenses. It is the
destination image that will determine the future of the destination. Because the resort
experience is intangible the competition among the resort destinations is determined by
the image of each resort.

Function of a resort
The term resort may be used for a hotel property that provides an array of amenities, typically
including entertainment and recreational activities.

SERVICES
Resorts provide many recreational and cultural activities and therefore are expected to
provide the guests with the services to participate in these activities. Full service
hotels might provide concierges to assist with these services. In resorts, the difference
is that you will probably have more concierges working and for longer hours. They
must be able to answer guest questions, make suggestions, and ultimately make the
reservation. Guest requests and expectations can be quite detailed and specific and
also cover a wide range of requests. The Concierge must be able to handle all of these
request to the guest’s satisfaction.

For example, in a resort destination known for outstanding golf, the concierge will be
expected to know the number of golf courses and their location, the type of golf
course, fees, level of play and availability of tee times. Often material is available to
give to the guests to assist them in making their plans. In a beach location, the
concierge is expected to know the type of beach, distance from resort, special
activities such as shelling, fishing, water sport rentals and even when the high and low
tides are.

Another service that is expected at a resort is turndown service. This service is

performed in the evening or night and includes refreshing towels, emptying trash,
turning the bed covers down, providing mints or cookies, turning on lights, and
turning on music to a relaxing station. This service is intended to give the guest
personal service and create a relaxing atmosphere.
ACTIVITIES AND RECREATION
Perhaps the most distinguishing features of resorts are the favourable climate and
wide range of recreational activities they provide. The tropical and desert climates
provide relief from cold and dreary winters and the moderate mountain climates
provide relief from hot and humid summers. In addition, resorts are generally located
in less populated areas thereby offering relief from smog.

It is important to distinguish resort recreation and activities from full service and
convention hotel recreation and activities. Full-service hotels may offer large and up-
to-date exercise rooms, indoor/outdoor swimming pools, and even whirlpools and
saunas. Some offer tennis and basketball courts But they are not the focal point of the
hotel. Resort activities are generally outdoor and take advantage of the favourable
climate and natural desert or tropical setting.

Naturally, the location and time of year will determine what the resort is capable of
offering. These recreational facilities are upgraded to include appropriate landscaping,
spacious layouts, attendants and food and beverage outlets to offer convenience and
flexibility to their guests. There are other distinguishing characteristics of these resort
activities.

 Attendants are available to give lessons or assist guests

 Shops offer merchandise and equipment
 Golf courses are upgraded to include golf carts, tournaments and often
more than 18 holes
 Spas offer treatments, exercise programs, personal trainers and specific
food and beverage for health conscious guests
 Beach attendants can organize group activities and rent beach
equipment from cabanas and umbrellas to catamarans and jet skis
 Attendants coordinate and make reservations for local tours and
activities
 Water complexes may include lap pools, sport pools, water slides,
beaches, rafting waterfalls, and multiple whirlpools
 Tennis courts may offer a selection of hard, clay or grass surfaces
 Ski lessons, equipment rental, and packages are tailored and offered to
guests

AMENITIES
The number and range of amenities is another distinguishing feature of resorts. These
upgraded amenities are primarily located in the guest room and the bathroom and are
generally upgraded brands or resort brands. Logos are a mainstay for amenities.Keep
in mind that amenities in many full service hotels now include in room coffee, hair
dryers, iron and ironing board, Internet phone hook-ups, and two phones. All these
amenities and upgrades are provided at no cost. Resort room rates are generally
significantly higher and guest expectations are higher also for their guest room.
Therefore resorts can provide larger sizes, name brands, and a wide range of
amenities.
