RENT AGREEMENT

I, Naveed Iqbal Son of Ikram Ullah resident of House No. 259, Street No. 7, Muhallah R.A Bazar,
Rawalpindi (hereinafter called First party/ Tenant)
AND
Sher Khan Son of Bostan Khan resident of House No. 800/C, Tariq Street, Muhallah Adra, Rawalpindi
Cantt (hereinafter called Second party/ owner of House)

Where as Second party is owner of House No. 259 Situated at R.A Bazar, Rawalpindi Cantt. and First
party hire above mentioned house Rs. 7,000/= Rupees Seven thousand only per month for the period of
one year.

 That date of commencement of rent will be considered from the day 6 th August 2009.
 That the first party will bound to pay advance above said rent in shape or cash 5th day of each
month and second party will give receipt in this regard regularly.
 That if the First party will not pay rent of the house to the second party will be liable to eject from
this house.
 That the First party has not any right to sub-let any portion/part of the house to any other
party/person.
 That the First party will not use the house in this way that the nature of house will not be changed
or damaged by any means.
 That the First party will bound to pay the bills of Electricity, Telephone, Sui Gas etc and
responsible to maintain the house if damaged.
 That first party will bound to give the possession in same manners to the second party.
 That both parties will bound to give one month prior notice to the second party.
 That the Second party has received an amount of Rs. 15,000/- (Rupees Fifteen Thousand Only)
as Security money from the first party against the said house which is refundable at the time of
vacating the said house after deduction the dues etc. (if any)

RENTAL AGREEMENT
This Agreement is made on this day of March, 2005 at Rawalpindi between

THE TENANT which expression shall include his legal heirs, successors-in-
interest and assigns) of the one part

WHEREAS the party of the 2nd part is the single owner in possession of a _______consisting of

telephones and the party of the 1st part has agreed to have the said ______ on rent and party of

upto the 5th day of every month, the tenant should deposit security amount of Rs.

2. That the tenant will also regularly pay the consumed bills etc to the concerned agencies
without fail, in case of his failure to pay the same he would be liable to be ejected

3. That the tenant will carry on the minor repairs out of his own sources and will keep the
premises neat ad clean, and will also carry on the lawful business within the four corners
of the law of the country and will not allow any subversive activities.
4. In case of any damage, the tenant will get them repaired from his own sources to the
entire satisfaction of the landlord or adjoining owner in case of any problem of
sewerage/electricity/water etc this defect would be removed by the tenant through his
own expenses if he would fail to do the needful then he would be liable to be ejected
from the premises forthwith.
5. That the tenant will not sub-let or give the premises on GOOD WILL to any other person.
6. That after expiry of ______years phase of tenancy the tenancy would be extendable for
further period of _______ years subject to the condition the tenant will increase the rate
of monthly rent @ 25% for the next term.
7. That the parties to the agreement are bound to serve three month’s notice for the vacation
of the premises and the tenant is bound to hand over the vacant and physical possession
of the premises in tact to the landlord and the landlord would pay back the security
amount of Rs._________ (Rupees ________________) and further the tenant will also
produce NOC from the T&T Wapda and water etc at the time of vacation to the landlord.

of Muhammad Habib-ur-Rehman R/o Jasooran, Tehsil Pasroor, District Sialkot (hereinafter called THE
TENANT which expression shall include his legal heirs, successors-in-interest and assigns) of the one
part

Muhammad Aamir Chisti son of Adees Muhammad R/o H NO.334, Model Town Hummak, Islamabad
(hereinafter called THE LANDLORD which expression shall include his legal heirs, successors-in-
interest and assigns) of the second part.

WHEREAS the party of the 2nd part is the single owner in possession of a House No. 334, situated at
Model Town Hummak, Islamabad and the party of the 1 st part has agreed to have ground floor of the said
house on rent and party of the 2 nd party has also agreed to give the same on the following terms and
conditions w.e.f _______day of _______ 2005 for a period of ______ years.

8. That the monthly rent of the said ground floor will be Rs. 5000/- payable in advance upto the 1 st
to 10th day of every month the tenant should deposit security amount of Rs. 10,000/- (Rupees ten
thousand only) which the tenant has deposit, the landlord will pay back the security amount at the
time of taking back the possession of the rented ground floor of the said house intact.
9. That the tenant will also regularly pay the consumed bills etc to the concerned agencies without
fail, in case of his failure to pay the same he would be liable to be ejected forthwith.
10. That the tenant will carry on the minor repairs out of his own sources and will keep the premises
neat and clean, and will also carry on the lawful business within the four corners of the law of the
country and will not allow any subversive activities.
11. In case of any damage, the tenant will get them repaired from his own sources to the entire
satisfaction of the landlord or adjoining owner in case of any problem of
sewerage/electricity/water etc this defect would be removed by the tenant through his own
expenses if he would fail to do the needful then he would be liable to be ejected from the
premises forthwith.
12. That the tenant will not sub-let or give the premises on GOOD WILL to any other person.
13. That the parties to the agreement are bound to serve one month’s notice for the vacation of the
premises and the tenant is bound to hand over the vacant and physical possession of the premises
intact to the landlord and the landlord would pay back the security amount of Rs. 10,000/-
(Rupees ten thousand Only).

intact.
2. That after receipt of monthly rent, party No.2 shall issue a valid receipt in favour of party
No.1
3. That the tenant will also regularly pay the consumed bills etc to the concerned agencies
without fail.
4. That the tenant will carry on the minor repairs out of his own sources and will keep the
premises neat and clean, and will also carry on the lawful business within the four corners
of the law of the country and will not allow any subversive activities.
5. That the tenant will not sub-let or give the premises on GOOD WILL to any other person.
6. That after expiry of phase of tenancy the tenancy would be extendable with mutual
consent of the parties.
7. That the parties to the agreement are bound to serve three month’s notice for the vacation
of the premises and the landlord would pay back the security amount of Rs. 5,00,000/-
(Rupees five lac only).

District Rawalpindi hereinafter called THE TENANT which expression shall include his
legal heirs, successors-in-interest and assigns) of the ONE PART

Raja Muhammad Safdar son of Raja Ameer Hussain, resident of Dhoke Dehri Rajian,
Dakhli Bhalakhar, Tehsil Kahuta District Rawalpindi (hereinafter called THE
LANDLORD which expression shall include his legal heirs, successors-in-interest and
assigns) of the SECOND PART.

WHEREAS the party of the 2nd part is the single owner in possession of twenty shops (10
basement & 10 upper portion) situated at Kallar Syedan Tehsil Kahuta District
Rawalpindi, fitted with electricity and water and the party of the 1 st part has agreed to
have the said twenty shops on rent and party of the 2 nd part has also agreed to give the
same on the following terms:-

1. That the monthly rent of each shop will be Rs. 5000/- p.m. payable in advance
before 5th day of every month, the tenant shall deposit security amount of each
shop Rs. 1,00,000/- (Rupees one lac only) which he will be entitled to recover on
forfeiture/termination of tenancy, after adjustment of dues, so accruing on his
account.

2. That the tenant will also regularly pay the consumed bills etc to the concerned
agencies without fail, in case of his failure to pay the same he would be liable to
be ejected forthwith.

3. That the tenant will carry on the minor repairs out of his own sources and will
keep the premises neat and clean, and will also carry on the lawful business within
the four corners of the law of the country and will not allow any subversive
activities.

4. That the first party can sub-let the shops to any other person and the party of the
second part will have no objection.

5. In case of any damage, the tenant will get them repaired from his own sources to
the entire satisfaction of the landlord in case of any problem of
sewerage/electricity/water etc this defect would be removed by the tenant through
his own expenses if he would fail to do the needful then he would be liable to be
ejected from the premises forthwith.

6. That after expiry of tenancy, the tenancy would be extendable for further period
subject to the terms and conditions mentioned in this agreement and landlord will
increase the rate of monthly rent @ 25% for the next term.

7. That the parties to the agreement are bound to serve three month’s notice for the

vacation of the premises and the tenant is bound to hand over the vacant and

physical possession of the premises in tact to the landlord and the landlord would

pay back the security amount.

8. That the tenancy primarily is fixed for 3 years which can be extended for further

period of 3 years, with mutual consent of the parties.

party is agreed to let out the upper portion of House No.68-C, inter-alia, fitted
with electricity and water and the party of the 1 st part has agreed to have the said
upper portion of the said house on rent and party of the 2 nd part has also agreed
to give the same on the following terms:-

1. That the monthly rent of said upper portion will be Rs. 10,000/- p.m.
payable in advance before 5th day of every month, the tenant shall deposit
security amount of Rs. 2,00,000/- (Rupees two lac only) which he will be
entitled to recover on forfeiture/termination of tenancy, after adjustment
of dues, so accruing on his account.

2. That the tenant will also regularly pay the consumed bills etc to the
concerned agencies without fail, in case of his failure to pay the same he
would be liable to be ejected forthwith.

will keep the premises neat and clean, and will also carry on the lawful
residence within the four corners of the law of the country and will not

4. That the first party cannot sub-let the upper portion, inter-alia, to any
other person and the party of the second part will have no objection.

to let out the ground floor of said House, fitted with electricity, Sui-Gas and water
and the party of the 1 st part has agreed to have the said ground floor of the said
house on rent and party of the 2nd part has also agreed to give the same on the

i. That the monthly rent of said ground floor will be Rs. 21,000/-
p.m. payable in advance before 5th day of every month, the tenant
shall deposit security amount of Rs. 21,000/- (Rupees twenty-one
thousand only) which he will be entitled to recover on
forfeiture/termination of tenancy, after adjustment of dues, so
accruing on his account.

ii. That the first party has paid a sum of Rs 63,000/- as three
months advance rent to the second party.

iii. That the tenant will also regularly pay the consumed bills etc to
the concerned agencies without fail, in case of his failure to pay
the same he would be liable to be ejected forthwith.

iv. That the tenant will carry on the minor repairs out of his own
sources and will keep the premises neat and clean, and will also
carry on the lawful residence within the four corners of the law of
the country and will not allow any subversive activities. The
demised premises will be used only for the residential use by the
tenant and his family.

v. That the first party cannot sub-let the demised ground floor, to
any other person and the party of the second part will have no
objection.

vi. In case of any damage, the tenant will get them repaired from his
own sources to the entire satisfaction of the landlord in case of
any problem of sewerage / electricity/water etc this defect would
be removed by the tenant through his own expenses if he would
fail to do the needful then he would be liable to be ejected from

vii. That after expiry of tenancy, the tenancy would be extendable


with mutual consent for further period subject to the terms and
conditions mentioned in this agreement and subject to fixation of
fresh rate of rent.

viii. That the parties to the agreement are bound to serve one month’s
notice for the vacation of the premises and the tenant is bound to
hand over the vacant and physical possession of the premises in
tact to the landlord and the landlord would pay back the security
amount after adjustment of tenant’s account.

WHEREAS the party of the 2nd part is the single owner in possession of property
Azhar Shaheed Plaza, Office No.350, 3rd Floor, DAV College Road, Tehsil and
District Rawalpindi and party of the 2nd part is agreed to let out the said premises,
fitted with electricity, Sui-Gas and water and the party of the 1 st part has agreed to
have the said premises on rent and party of the 2 nd part has also agreed to give the
same on the following terms:-

i. That duration of the tenancy is primarily fixed for 1-1/2 years. After
expiry of tenancy, the tenancy would be extendable with mutual
consent for further period subject to the terms and conditions
mentioned in this agreement and subject to fixation of fresh rate of
rent.

ii. That the monthly rent of said premises will be Rs. 5000/- p.m.
payable in advance before 5th day of every month, the tenant shall
deposit security amount of Rs. 25,000/- (Rupees twenty-five
thousand only) which he will be entitled to recover on
forfeiture/termination of tenancy, after adjustment of dues, so
accruing on his account.

iii. That the tenant will also regularly pay the consumed bills etc to the
concerned agencies without fail, in case of his failure to pay the same
he would be liable to be ejected forthwith.

iv. That the tenant will carry on the minor repairs out of his own
sources and will keep the premises neat and clean, and will also carry
on the lawful residence within the four corners of the law of the
country and will not allow any subversive activities. The demised
premises will be used only for the Office use by the tenant.

v. That the first party cannot sub-let the demised premises to any other
person.

vi. That the tenant will allow periodic inspection of the said premises to
the landlord.

vii. That the premises handed over with normal fittings in good working
condition, which will be maintained by the tenant and handed over
in good condition at the time of vacation of the premises.

viii. That violation of the above clauses would subject this Agreement, to
be terminated.

ix. In case of any damage, the tenant will get them repaired from his
own sources to the entire satisfaction of the landlord in case of any
problem of sewerage / electricity/water etc this defect would be
removed by the tenant through his own expenses if he would fail to
do the needful then he would be liable to be ejected from the
premises forthwith.

x. That the parties to the agreement are bound to serve one month’s
notice for the vacation of the premises and the tenant is bound to
hand over the vacant and physical possession of the premises in tact
to the landlord and the landlord would pay back the security amount
after adjustment of tenant’s account.

same on the following terms:-

xi. That duration of the tenancy is primarily fixed for 1-1/2 years. After
expiry of tenancy, the tenancy would be extendable with mutual
consent for further period subject to the terms and conditions
mentioned in this agreement and subject to fixation of fresh rate of
rent.

xii. That the monthly rent of said premises will be Rs. 5000/- p.m.
payable in advance before 5th day of every month, the tenant shall
deposit security amount of Rs. 25,000/- (Rupees twenty-five
thousand only) which he will be entitled to recover on
forfeiture/termination of tenancy, after adjustment of dues, so
accruing on his account.

xiii. That the tenant will also regularly pay the consumed bills etc to the
concerned agencies without fail, in case of his failure to pay the same
he would be liable to be ejected forthwith.

xiv. That the tenant will carry on the minor repairs out of his own

1. That the monthly rent of the said flat will be Rs. 35000/- payable in advance upto
the 10th day of every month. The tenant has paid three months advance rent to the
landlord. The receipt of which is hereby acknowledged.
2. That the tenant has deposited security amount of Rs. 105000/- (Rupees one lac and
five thousand only), the landlord will pay back the security amount at the time of
taking back the possession of the rented premises after deducting all outstanding
charges against utility bills, wear and tear etc, but it will not be adjusted against
the rent.

agencies without fail, in case of his failure to pay the same he would be liable to

in good condition and in case of any damage to them he shall be bound to replace
them or to pay the price thereof.

This Agreement is made on this 13th day of APRIL, 2009, between Mr. Nisar Ahmed S/o

Tehsil Kahuta District Rawalpindi (hereinafter called the lesser which term shall include

c. Monthly rent of the house is hereby agreed as Rs.38000/- (Rupees thirty eight

e. The lessee has also deposited Rs.38000/- equal to one month rent as security
with the lesser, refundable at the time of vacation of the house after adjusting
any repairs or damages etc. The security shall not be adjusted against the rent
and utility bills.

f. The lessee shall pay rent in advance on three months basis subsequently.

g. The house is rented for residential purposes and shall not be used for any other
purpose.
h. The lessee shall not default in payment of rent etc. The lesser shall revoke this
agreement in case of default; in such a case the lessee shall have to vacate the
house on 90 days notice and pay the rent for the default period.

i. The lessee shall maintain the premises in good condition and shall not cause
damage to building, wood work, fixtures, electric and gas appliances. In case
of unserviceability of any fixtures/ appliances, the lessee shall replace the same
at his cost and expense. Routine repairs and services shall be responsibility of
the lessee.

j. The lessee shall not sublet the house to anyone and shall return the house to the
lesser in the same state as he took over on the date of possession.

k. The lesser will give at least three month notice to the lessee for vacation of the
house. Similarly the lessee will give two month notice to the lesser when
intending to vacate the house.

l. Initial period of lease is three years. In case the lessee vacates the house before
completion of three, he shall forego one month security deposit as penalty.

m. The lessee will not vacate the house without proper handling over.

District Rawalpindi and party of the 2nd part is agreed to let out the said premises,
fitted with electricity, Sui-Gas and water and the party of the 1 st part has agreed to
have the said premises on rent and party of the 2 nd part has also agreed to give the
same on the following terms:-

xxi. That duration of the tenancy is primarily fixed for 1-1/2 years. After
expiry of tenancy, the tenancy would be extendable with mutual
consent for further period subject to the terms and conditions
mentioned in this agreement and subject to fixation of fresh rate of

xxii. That the monthly rent of said premises will be Rs. 5000/- p.m.
payable in advance before 5th day of every month, the tenant shall
deposit security amount of Rs. 25,000/- (Rupees twenty-five
thousand only) which he will be entitled to recover on
forfeiture/termination of tenancy, after adjustment of dues, so
accruing on his account.

xxiii. That the tenant will also regularly pay the consumed bills etc to the
concerned agencies without fail, in case of his failure to pay the same
he would be liable to be ejected forthwith.

xxiv. That the tenant will carry on the minor repairs out of his own
sources and will keep the premises neat and clean, and will also carry
on the lawful residence within the four corners of the law of the
country and will not allow any subversive activities. The demised
premises will be used only for the Office use by the tenant.

xxv. That the first party cannot sub-let the demised premises to any other
person.

xxvi. That the tenant will allow periodic inspection of the said premises to
the landlord.

xxvii. That the premises handed over with normal fittings in good working
condition, which will be maintained by the tenant and handed over
in good condition at the time of vacation of the premises.

xxviii. That violation of the above clauses would subject this Agreement, to
be terminated.

xxix. In case of any damage, the tenant will get them repaired from his
own sources to the entire satisfaction of the landlord in case of any
problem of sewerage / electricity/water etc this defect would be
removed by the tenant through his own expenses if he would fail to
do the needful then he would be liable to be ejected from the
premises forthwith.

xxx. That the parties to the agreement are bound to serve one month’s
notice for the vacation of the premises and the tenant is bound to
hand over the vacant and physical possession of the premises in tact
to the landlord and the landlord would pay back the security amount
after adjustment of tenant’s account.

without fail, in case of his failure to pay the same he would be liable to be ejected forthwith.
xiii. That the tenant will carry on the minor repairs out of his own sources and will keep the

RENTAL AGREEMENT
This Agreement is made on 22-02-2008 at Rawalpindi between Umer Shahzad S/o Wlayat Khan, R/o
House No.ZA-1970/A, Street/Mohallah No.2, Mohallah Ayub Abad, Pirwdhai, Rawalpindi (hereinafter
called THE TENANT which expression shall include his legal heirs, successors-in-interest and assigns)
of the one part
AND
Ibrar Hussain son of Bostan Khan, R/o House No.SN-61, Street No.1 Shamsabad Rawalpindi
(hereinafter called THE LANDLORD which expression shall include his legal heirs, successors-in-
interest and assigns) of the second part.

WHEREAS the party of the 2nd part is the single owner in possession of a House No. 336, Street No.5,
Chaklala Rawalpindi and the party of the 1 st part has agreed to have the said house on rent and party of
the 2nd party has also agreed to give the same on the following terms and conditions w.e.f 22-02-2008 for
a period of 2 years.

7. That the monthly rent of the said house will be Rs. 10,000/- payable in advance upto the 1 st to 10th
day of every month the tenant should deposit security amount of Rs. 25,000/- which the tenant
has deposit, the landlord will pay back the security amount at the time of taking back the
possession of the rented house intact.
8. That the tenant will also regularly pay the consumed bills etc to the concerned agencies without
fail, in case of his failure to pay the same he would be liable to be ejected forthwith.
9. That the tenant will carry on the minor repairs out of his own sources and will keep the premises
neat and clean, and will also carry on the lawful residence within the four corners of the law of
the country and will not allow any subversive activities.
10. In case of any damage, the tenant will get them repaired from his own sources to the entire
satisfaction of the landlord or adjoining owner in case of any problem of
sewerage/electricity/water etc this defect would be removed by the tenant through his own
expenses if he would fail to do the needful then he would be liable to be ejected from the
premises forthwith.
11. That the tenant will not sub-let or give the premises on GOOD WILL to any other person.
12. That the parties to the agreement are bound to serve one month’s notice for the vacation of the
premises and the tenant is bound to hand over the vacant and physical possession of the premises
intact to the landlord and the landlord would pay back the security amount of Rs. 25,000/-

RENTAL AGREEMENT
This Agreement is made on 20-06-2008 at Rawalpindi between Muhammad Younis S/o Muhammad
Maskin R/o Dhoke Machian Fateh Jhang District Attock (hereinafter called THE TENANT which
expression shall include his legal heirs, successors-in-interest and assigns) of the one part

Ibrar Hussain son of Bostan Khan, R/o House No.SN-61, Street No.1 Shamsabad Rawalpindi
(hereinafter called THE LANDLORD which expression shall include his legal heirs, successors-in-

WHEREAS the party of the 2nd part is the single owner in possession of a House No. 296, Mouza Topi
Rawalpindi and the party of the 1st part has agreed to have the said house on rent and party of the 2 nd party
has also agreed to give the same on the following terms and conditions w.e.f 20-06-2008 for a period of 2
years.

7. That the monthly rent of the said house will be Rs. 8,000/- payable in advance upto the 1 st to 10th
day of every month the tenant should deposit security amount of Rs. 20,000/- which the tenant
has deposit, the landlord will pay back the security amount at the time of taking back the
possession of the rented house intact.

RENTAL AGREEMENT

This Agreement is made on this ____ day of March, 2009 at Rawalpindi between
Munawar Ahmed Malik S/o Malik Muhammad Saleem, R/o H.No.271, St No.103,
Mohallah Model Town Islamabad (hereinafter called THE TENANT which expression
shall include his legal heirs, successors-in-interest and assigns) of the one part
AND
Muhammad Awais S/o Atiq-ur-Rehman, R/o House No.738, St No11, Mohallah
Chaklala Scheme No.III Rawalpindi (hereinafter called THE LANDLORD which
expression shall include his legal heirs, successors-in-interest and assigns) of the second
part.

WHEREAS the party of the 2nd part is the landlord of Flat No.5, situated at 2 nd Floor, 87-
W, Zafar-ul-Haq Road, Blue Area Islamabad known as “Abbas Centre”. Whereas the
party of the 1st part has agreed to have the said flat on rent and party of the 2 nd part has
also agreed to give the same on the following terms and conditions w.e.f 01-04-2009 for
a period of two years.

14. That the monthly rent of the said flat will be Rs. 35000/- payable in advance upto
the 10th day of every month. The tenant has paid three months advance rent to the
landlord. The receipt of which is hereby acknowledged.
15. That the tenant has deposited security amount of Rs. 105000/- (Rupees one lac and
five thousand only), the landlord will pay back the security amount at the time of
taking back the possession of the rented premises after deducting all outstanding
charges against utility bills, wear and tear etc, but it will not be adjusted against
the rent.
16. That the tenant will also regularly pay the consumed bills etc to the concerned
agencies without fail, in case of his failure to pay the same he would be liable to
be ejected forthwith.
17. That the tenant will carry on all the repairs and paints etc out of his own sources
and will keep the premises neat ad clean and will not allow any subversive
activities
18. In case of any damage, the tenant will get them repaired from his own sources to
the entire satisfaction of the landlord or adjoining owner in case of any problem of
sewerage/electricity/water etc. This defect would be removed by the tenant
through his own expenses if he would fail to do the needful then he would be
liable to be ejected from the premises forthwith
19. That the tenant will not sub-let or part with possession to any other person
20. That after expiry of one year phase of tenancy the tenancy, the tenant will increase
the rate of monthly rent @ 10% for the next year. After the expiry of two years,
the parties if agree to extend the tenancy, the same shall be done on fresh terms
and conditions agreed by the landlord.
21. That if the tenant shall vacate the said premises, then the tenant will serve three
months notice to the landlord or will pay three months rent in lieu thereof.
22. That a separate inventory duly signed by both the parties is prepared regarding the
fittings and fixtures in the premises. The tenant is bound to keep all of them intact
in good condition and in case of any damage to them he shall be bound to replace
them or to pay the price thereof.
23. That the tenant will not install any utility without the written permission of the
landlord.
24. That no rent will be deemed to have been paid in the absence of duly signed
receipt by the landlord.
25. That during the period of tenancy, the tenant will not demolish or damage the
premises or remove any installation nor shall make any structural addition or
alteration to the premises.
26. That the tenant will permit the landlord or his agent to inspect the premises at any
reasonable time at the day on previous notice.

That in case any of the above clauses are violated by the tenant, the landlord shall
have full right to put an end to this agreement and asked the tenant to vacate the
premises and in such case, tenant will be bound to handover the peaceful possession
of the premises to the landlord immediately.

In witness whereof both the parties have put their hands on this tenancy agreement on
the day, month and year mentioned above.

Muhammad Ashraf son of Fazal Ellahi, resident of Sohni Road, House No.889, Sector I-
10/1, Islamabad (hereinafter called THE OWNER/ LANDLORD which expression shall
include his legal heirs, successors-in-interest and assigns) of the second part.

WHEREAS the party of the 2nd part is the owner and landlord of House No.889, Sohni
Road, Sector I-10/1, Islamabad Whereas the party of the 1 st part has agreed to have the
said flat on rent and party of the 2nd part has also agreed to give the same on the following
terms and conditions w.e.f 04-04-2009 for a period of 4 years.

14. That the monthly rent of the said flat will be Rs. 10,000/- payable in advance upto
the 10th day of every month. The tenant has paid three months advance rent to the
landlord. The receipt of which is hereby acknowledged.
15. That the tenant has deposited security amount of Rs.50,000/- (Rupees fifty
thousand only), the landlord will pay back the security amount at the time of
taking back the possession of the rented premises after deducting all outstanding
charges against utility bills, wear and tear etc, but it will not be adjusted against
the rent.
16. That the tenant will also regularly pay the consumed bills etc to the concerned
agencies without fail, in case of his failure to pay the same he would be liable to

LEASE AGREEMENT

This Agreement is made on this 13th day of APRIL, 2009, between Mr. Nisar Ahmed S/o
Zakir Hussain CNIC No.37402-8631757-1, R/o Village & Post Office Pind Bhainsoo,
Tehsil Kahuta District Rawalpindi (hereinafter called the lesser which term shall include
his legal successors and assignees) and Ch. Mushtaq Hussain S/o Said Zaman CNIC
No.37405-0507604-1, R/o House No.157-A, Ch. Street, Bilal Colony Shakrial
Rawalpindi. Whereas the lesser is the owner of House No.280SD, Falcon Complex,
Rawalpindi and has agreed to rent out the same house to the lessee and the lessee has
agreed to take the same house on rent on following terms and conditions:-

n. That previous lease agreement was finished on 16-March-2009 and now with
the mutual consent of both the parties, afresh lease agreement (extendable
agreement) is hereby executed between the parties.

o. This agreement is being signed for a period of three years staring from April-
2009. The lease agreement will be extendable with the mutual consent of both
the parties.

p. Monthly rent of the house is hereby agreed as Rs.38000/- (Rupees thirty eight
thousand only) per month for first year.

q. That three months advance rent amounting to Rs.1,14,000/- (Rupees one lac
and forteen thousand only) has been paid by the lessee to the lesser.

r. The lessee has also deposited Rs.38000/- equal to one month rent as security
with the lesser, refundable at the time of vacation of the house after adjusting
any repairs or damages etc. The security shall not be adjusted against the rent
and utility bills.

s. The lessee shall pay rent in advance on three months basis subsequently.

t. The house is rented for residential purposes and shall not be used for any other
purpose.
u. The lessee shall not default in payment of rent etc. The lesser shall revoke this
agreement in case of default; in such a case the lessee shall have to vacate the
house on 90 days notice and pay the rent for the default period.

v. The lessee shall maintain the premises in good condition and shall not cause
damage to building, wood work, fixtures, electric and gas appliances. In case
of unserviceability of any fixtures/ appliances, the lessee shall replace the same
at his cost and expense. Routine repairs and services shall be responsibility of
the lessee.

w. The lessee shall not sublet the house to anyone and shall return the house to the
lesser in the same state as he took over on the date of possession.

x. The lesser will give at least three month notice to the lessee for vacation of the
house. Similarly the lessee will give two month notice to the lesser when
intending to vacate the house.

y. Initial period of lease is three years. In case the lessee vacates the house before
completion of three, he shall forego one month security deposit as penalty.

z. The lessee will not vacate the house without proper handling over.

In witness thereof the parties above named have put their respective hands to the
agreement.
