1. Talking with a scheduler, review a schedule for a construction project with


which you are familiar with. Find out the following:

Files/Information given are from my former company with a project in Clark.
Project Delivery Method: Design and Build
Contract Type: Lump Sum Contract
Project Scope:
Civil, structural and Architectural of a Nine (9) Storey Commercial and BPO
Building with Roof Deck composed of Five (5) Towers including Cinema.
Building 1 to 5 is typical with the addition of steel structures at Building 3 and
Helipad at Building 5
Project Duration: 1094 calendar days
a) How long did it take to complete the schedule?
Answer:
At least 2 to 4 weeks to established but continuous updating for
considerations of actual dates and changes on plan vs implementation
in the project.

b) When in the design/build process did the scheduling begin?


Answer:
A schedule is needed to be established during bidding as part of the
technical submittal to the client. Now when the project is already won and
negotiated, and the project team will need to be on site, the schedule is
now updated to the actual start date or the date that had been
established between client and contractor either from the NTP or with both
parties agreed Day 1. The schedule is also then be breakdown or put into
specifics since the one that is usually submitted during bid is very broad and
based on theorical/stored data (e.g.like the productivity per sqm) of the
company from previous projects. Upon entering on site, whether an actual
construction or the project is in a pre-construction phase, the schedule
should begin and a continuous updating should be done since there are
uncontrollable changes during implementation phase.
c) Is the schedule broken down into phases? Areas?
Answer:
Yes, as per the schedule I made, it is broken down into the ff. phases:

I. Pre-Construction Phase
II. Construction Phase
i. Structural Works
ii. Wet works
iii. EXGA Works
iv. Dry works
v. Architectural Works
vi. Testing and Commissioning
vii. Final Punch listing and Handover

In that 7 phases, it is further subdivided per level and per area on each level
d) How is the schedule coded? By contract? By responsibility?
Answer:
Both. The schedule is established or made thru the pattern in WBS/BOQ
but further broken down to certain level that is “schedulable” and that
the per line item on the BOQ can be given a certain time to finish.

e) What activities fall on the critical path?


All the phases stated above on tower 5 since it has a milestone date that
it should be turn over by July 2018.

f) How often is the schedule updated?


Answer:
 Actual Dates should be updated daily
 project will provide look ahead weekly and the movement is
based on actual dates/ EOT
 schedule time extension is updated as per target assumptions pon
resolution of issues or when an issue can be resolve as per actual
events

g) Is the schedule being used for any advanced project management


activities such as resource leveling, cash flow projections, and so on.
Answer:
Yes. Because an updated, actual or even projected schedule is
used for project monitoring, resource loading (manpower and
material) and actual project status.

focus on part of a larger project (with fewer than one hundred
activities). Examples include a single-family house; tenant fit up work for
a commercial building; or the work of a particular major trade for a large
project such as mechanical, electrical, site, or concrete work. Use
available schedule software as appropriate.
