STORAGE SERVICE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease, made and entered into on this 18th of FEBRUARY 2019, by and between –

LIM TIOK UY, of legal age, with address at 417 C.M Recto Avenue, Tondo, Manila, hereinafter
referred to as the LESSOR;
-and-
FLOJADE IMPORT TRADERS, with address PARK. 2, J.P LAUREL, PANABO CITY, represented
by FREDERICK H. VALPARAISO, hereinafter referred to as the LESSEE;

WITNESSETH: That -

For and in consideration of the terms and condition hereinafter agreed upon, the LESSOR is agreeable
to lease, and the LESSEE is amenable to rent a storage space in the KIM KOC REALITY COLD STORAGE
located at Rodriguez St Cor. Playa St, Balut, Tondo, Manila, to wit:

1. STORAGE RENTAL. The LESSEE will pay to the LESSOR the sum of TWO HUNDRED FIFTY
PESOS (PHP 250.00), as storage fee for every bag of red and white onions for a period of six (6) months
and ONE HUNDRED FIFTY PESOS (PHP 150.00) for every bag of garlic for three (3) months.

The storage fee is payable within the first five (5) days of each calendar months during the period of the
service contract, without the necessity demand;

2. DEPOSIT. The LESSEE will deposit to the LESSOR the total amount of TEN THOUSAND PESOS (PHP
10,000.00) upon signing of this contract, out of which amount the sum of FIVE THOUSAND PESOS
(PHP 5,000.00) will be in payment of advance one (1) month storage fee, and the remaining FIVE
THOUSAND PESOS (PHP 5,000.00) as standing deposit, refundable upon expiration of the term of this
contract provided that the LESSEE shall have no outstanding account to the LESSOR corresponding to
any unpaid fees, water, and electric bill; Provided, further, that the deposit shall not be applied in payment
of storage fee during the period of the lease;

3. PERIOD OF THE LEASE. The period of the service contract is for TWO (2) YEARS to start on
FEBRUARY 20, 2019 and to terminate on MARCH 20, 2021, unless extended or renewed by mutual
agreement at least one (1) month before the expiration of the period of the agreement.

OTHER TERMS AND CONDITIONS

Electric and water bills shall be for the exclusive account of the LESSEE.
