Dear Mr. Raj Kumar,

We are sending this Legal Notice for and on behalf of our Client, Smt. Sarita Gupta. This
letter concerns the property at Shop No. 682, Sadar Bazaar, Ground Floor, New Delhi -
110006 and the rent agreement dated 11.11.2019 signed in this regard.

The facts that have led to this present Legal Notice, of which you are well aware, are
briefly as follows:

1. On 11.11.2019, a rent agreement was entered into between our client and you, and a
signed copy was also given to you.
2. As per the said agreement, the rent period was to expire on 03.07.2020, and could not
be extended under any circumstances. The relevant clause, Clause no. 4, is
reproduced herein-below for your convenience.
“4. That this lease is valid from the date of execution of this contract till 3rd of July
2020 and this lease cannot be extended further under any circumstances.”
3. Further, it is pertinent to note that the last instalment of rent paid by you was on
09/03/2020 vide bank transfer/cheque no/DD no. 009499, and thereafter, as of the
moment of writing this Notice, you have not paid the rent for the months of April, May,
and June 2020.

It bears repetition that you have not paid the rent for the present property for the past three
months, amounting to a total of Rs. 1,68,000 (Rupees One Lakh Sixty Eight Thousand
Only). You are therefore in violation of Clause 1 of the Rent Agreement dated 11.11.2019.
Further, as per Clause 21, our client, Smt. Sarita Gupta is entitled to ask for immediate
termination of this contract and immediate vacancy of the subject property.

In light of your transgressions, both as a matter of contract and law, we, for and on behalf
of our Client, are constrained to send you this Legal Notice. However, in view of the
prevailing circumstances, our Client has agreed to grant you time till the natural expiry of

the lease, i.e., till 03.07.2020, for you to vacate the subject premises, but not thereafter. It
is to be noted, however, you are required to pay the rent for the past three months, till the
expiry of the present lease, amounting to Rs. 1,68,000.

It is pertinent to note that due to the long-standing nature of our relationship, our client, at
the time of signing of the present contract, agreed not to take any security deposit, as has
been set out in Clause 20 of the Rent Agreement. However, at this stage, due to your
failure to abide by the terms of the contract, our client is constrained to seek payment of
their dues by means of this Legal Notice.

We hereby call upon you, Mr. Raj Kumar, to pay our client, Smt. Sarita Gupta, a total sum
of Rs. 1,68,000, latest by 01.07.2020, and also vacate the subject premises latest by
03.07.2020. We further wish to inform you that in case you fail to comply with any of the
above measures, our client intends to pursue immediate legal action, seeking rent, interest
thereon, and eviction, to the fullest extent of the law.

It further goes without saying that failure to pay the rent and vacate the subject premises
would lead to your being liable to pay interest on the rent in arrears, at the rate of 18%, as
a matter of law.
