CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease , made and entered into ______________, this _____ day of
_________ by and between:

IMELDA BITANCUR, of legal age, Filipino, widow and with postal and; residence
address at No. 93 Daan Tubo St. Loyola Heights, Quezon City, hereafter referred to as the
LESSOR;

-AND-

ADVANCE CONSTRUCTION, represented by ELINGTON NACAR and JEFFORD


A. DIZON, with address at Blk. 13 Lot 13 garcia St. Malacañang Village, Parañaque City,
hereafter referred to as the LESSEE;

-WITNESSETH-

That the LESSOR hereby leases unto the LESSEE, one {1} residential house located at
No. 2 Daan Tubo St. Loyola Heights, Quezon City and the LESSEE hereby accepts the same in
good and habitable condition;

1. That the term and period of this Contract is six {6} months, effective October 27, 2015 or
until April 2016, renewable every year, and at the will of both parties. PROVIDED
HOWEVER, that if the LESSEE desires to leave earlier, they should notify the LESSOR
their intention to terminate the said Contract, at least thirty {30} days in advance;

2. That the LESSEE will pay a monthly RENTAL of TWELVE THOUSAND PESOS
ONLY {Php12,000.00}, Philippine currency, payable to LESSOR, within the first five {5}
days of the month, PROVIDE HOWEVER that upon signing of this contract, LESSEE will
pay to the LESSOR one {1} month advance and five {5} months deposit in the total
amount of SEVENTY TWO THOUSAND PESOS {Php72,000.00}. The one {1} month
deposit will not be used or applied to future rentals but the same will remain with LESSOR
until the end of the lease. The guarantee shall be used for charges or damages found by the
LESSOR. That in case the LESSEE are not in the financial position to pay the monthly
rental as schedule, and the guarantee deposit becomes consumed, then and there, the
LESSOR has all the right to order the LESSEE to vacate the premises, with the LESSEE
offering no resistance whatsoever to the LESSOR;

3. That the LESSEE obligate themselves with LESSOR, by virtue of this lease, to abide by
and do the following, to wit:

3.a To pay monthly rental at the time and in the manner herein above-stated;

3.b To pay all the bills incurred in the leased premises such as electric and water, and
shall pay directly to the LESSOR;

3.c To keep the leased property in such repair and condition as it was in the
commencement of the Lease with exception of portions or part which maybe impaired due
to reasonable wear and tear; repair or clogging toilet and lavatory will be for the expense of
the LESSEE;

3.d Not to sublease the property either wholly or partly during the existence of the
Lease;
3.e Not to make any alteration in the lease property without the knowledge and
consent of the LESSOR. Changes or alteration made will all be at the expense of the LESSEE
and with the consent of the Lessor;

3.f To take charge of the proper policing of the property and its surroundings and the
proper disposal of garbage. To permit the LESSOR or her authorized representative to enter the
leased property whenever it becomes necessary for repair or inspection of the lease;

3.g To use the premises exclusively for residential purposes and not for any business
of any sort and not to keep domestic animals like pigs, dogs, chicken, etc.;

3.h To surrender or yield peacefully the leased property to LESSOR or her duly
authorized representative in the same condition as it was in the commencement of this Contract
upon termination thereof.

4. That LESSEE are entitled or limited to ___________ {__________} persons only


regardless of age, sex, religion or nationality. However, an additional fee shall be charged
for each additional occupant beyond those initially occupying the apartment. The LESSEE
must inform the LESSOR in case of an additional occupant/s;

5. That any violations committed by the LESSEE of the terms stated in this Contract, entitles
the LESSOR to terminate this Contract upon thirty {30} days verbal notice by the
LESSOR herself.

IN WITNESS WHEREOF, the parties have hereunto set their hands this 27th day of
October 2015 at Quezon City, Philippines.
