Development Guidelines
Why Green

Connect with local communities

Meets the needs of the present generation – “I want to
be in properties that reflect my values”
Effective protection of the environment
Prudent use of scarce natural resources
Saving energy, water and manpower costs
Energy Savings
Design for day lighting and ventilation, e.g. guestrooms with windows
North-south facing orientation to reduce heat gain and cooling load
Effective sun-shading features to block direct sunlight
Rooftop greening and landscaping to lower temperature & heat gain
Low emissive double-glazed window to reduce heat gain/loss
Photocell dimming sensors at main lobbies and other public areas to
activate dimmer to reduce lighting level
Photovoltaic cells for external lighting to harness solar energy
Motion sensors to optimise lighting usage, e.g. public toilets, offices,
car parks
Use energy efficient lamps
Water Savings
Rainwater harvesting for irrigation
Use dual flush WCs
Install tap aerators or water efficient taps (<2litre/min) for hand
basins
Self-cleaning external façade, e.g. Saint Gobain glass

Resource Conservation
Recycling corner – use recycling bin in guestrooms and public areas
(hotel to implement only if city infrastructure supports this effort)
Environment
Use paints, sealants, carpets and adhesives with low volatile organic
compound, i.e. those with green labels

M & E Installations
Thermal Energy Storage (applicable if peak & off-peak energy costs
differ)
Install Auto Condenser tube cleaning system to central A/C system
Install heat recovery devices
