.a) To pay the rent exclusive water ,electricity bills and any other accruing
Taxes reserved during this tenancy.
b) The Tenant after payment of rent, the Landlord shall issue him a
receipt thereof.
c) To keep and maintain the interior and the exterior of the demised
premises in good and tenantable repair reasonable wear and tear
excepted and at the determination of the said term, to deliver up the
premises to the Landlord in repair and conditions as aforesaid.
e) To use the premised premises for residential Purposes Only in the names of “EASY
APARTMANTS” by self.
f) Not to drive nails, screws, bolts or wedges into the floors, walls or
ceilings, this will be the duty of the Landlord.
i) To permit the Landlord or his agents at all reasonable times during the day to enter
up on the premises and view the state of repair or to do such work and
alternations.
j) To make good of the damage made on the premises and in time for the next Tenant
up on termination of the Tenancy.
1) Not to assign, sublet or part with the possession of the demised premises or any part
thereof without the previous written consent from the landlord or his Attorney
authorized to manage the property.
(a)To allow the Tenant peaceful and quite possession and enjoyment of the demised
premises during the entire term hereby created without any interruption
whatsoever from the Landlord, the Tenant having paid rent, water and
electricity bills hereby reserved and performing and observing the
obligations and conditions herein contained or implied on his part.
(b) To keep the whole premises in tenantable order, repair and condition.
3. GENERAL CONDITIONS:
a) If any rent shall be in arrears for five (5)days or any longer period whether legally
demanded or not, the rent arrears shall attract an interest of 10% percent as a
surcharge on the amount unpaid.
b] The Land lord shall beat liberty to recover all the rent arrears by distraining to
recover the same along with all incidental costs of recovery without recourse to the
courts of law.
c) This agreement will be automatically mentioned if the tenant braches any of the
terms or conditions of this agreement
d) This Agreement may be terminated upon either party giving one(1) month's
notice in writing which shall be in commensurate with the payment term.
