Inspection

Guidelines
Why is this needed?

PropertyForce needs inspections to confirm the condition of the property that is in the process of being
acquired.

Expectations:

- An eye for detail


- High quality photos
- A sketch of the layout and the confirmation of bed/bath count & construction.
- Prompt delivery via Dropbox

What is needed?

- Smartphone (or camera)


- Notebook
- Pen/pencil
- Dropbox Account

Photos:

- Will need 20-30 good photos


o Front Exterior
o Back Exterior
o Living Room/Den
o Dining Room (if applicable)
o Kitchen
o Bathrooms
o Bedrooms
o Patio/Pool
- Keep in mind these photos will be compiled reviewed by our Acquisitions & Asset Managers.
- Examples will be listed below

General Guidelines:

- Take photos in landscape mode (horizontal)


o Bathrooms in tight corners can be difficult to get a good shot so try a couple of angles.
- Take images from the corner of a room to get a full view.
- On average you will take 20-30 pictures. If it’s multi-unit building, then there will be more
- Bedroom definition: needs a closet, window, and it’s own entrance (not from another bedroom)
- Bathroom definition: needs a toilet, sink, and shower/tub. (it is a half it is missing a shower/tub)
- Make note of:
o Damages in drywall
o Mold
o Stains on the ceiling (indicating a leak)
o Additions made to the property
o Structural issues – Unlevel flooring/cracks in foundation or walls
o If you need to walk through one bedroom to get to another bedroom or bathroom.
- Main areas:
o Exterior
 Front/Back (Straight & Angled)
 Sides/Roof
 Patio/Pool/Shed (anything unique)
 Windows
o Interior
 Bedrooms
 Bathrooms
 Kitchen
 Den/Family Room
o Misc.
 Electrical Panel (outside meter & circuit breaker) – if it
 AC Handler/Condenser – if it is working or needs servicing
 Water Heater – if there is rust
 Pool pump (if applicable)
 If things are missing, take a photo of the missing item
- Report:
o Print the Inspection Report Page (on the next page)
 Confirm bed/bath count (based on definitions provided above)
 Confirm Construction, any additions to the property, and the type of additions
 Provide a brief description of the work needed. (1-2 sentences)
 Provide a brief description of what the property features (1-2 sentences)
 Ex: corner lot, open layout for entertaining, large backyard, etc.
o Make a sketch of the layout of the home (See Figure 1 below)
o Once photos are taken. Share the photos/report to the email specified by agent.

For anything involving Invoices or Payment:

- Send an email to inspections@propertyforce.com


- Please write “Invoice or payment inquiry” as the subject.
o This will filter into a specific folder to ensure quick responses
o Refer to the property address that needs to be corrected
