1. With reference to the flat mentioned above, it is pertinent to note that in spite of
repeated verbal and written reminders you have intentionally failed to adhere to your
obligations as agreed in the booking memo and subsequent to your failure as
aforementioned, we are hereby compelled to cancel your booking of the said flat
forthwith.

2. Please note that, the aforesaid booking of the above referred said flat stands cancelled
forthwith upon the issue of this cancellation letter along with the forfeiture of a sum of

amount/deposit amount paid by you along with the service tax @ 3.09% on the
receivable amount.

3. You shall have no right, claim, title, interest in the said flat and we shall be at liberty to

Dear Sir,

Amount”) is still due and payable from your end along with the applicable Service Tax with

fail to pay any of the instalments and/or commit any defaults in making the payments of the
instalments then you will be liable to pay interest at the rate of 18% p.a. on the outstanding
amount as well as on the service tax. In view thereof, you are now liable to make payments Rs.

<<Amount>> towards interest on delayed payment of instalments) and an additional payment of

4. We request you to draw the cheques of the instalment, service tax as well as interest in favour of

Please note that the Government has levied a service tax @ 2.575% on the amount payable. We
will keep this amount in escrow until the final notification is received from the authorities.

If you have registered the sale of agreement after 1 st April, 2010, you are liable to pay a 1% VAT
on the agreement value. The same shall be maintained by us in an escrow amount until full
clarification is received from Government Authorities.
You are also requested to pay the stamp duty and register the agreement for sale with respect to
your flat, in case the same not been done so far.

We sincerely request you to clear the above mentioned payments within 7 days from the date of
issue of this letter.
