SPECIFIC BUILDING LOCATION CRITERIA WITHIN THE SITE

ARCHITECTURE
1. Tall building should be recessed not less than ¼ of the height of the
building, from the middle of the street length.
2. For encouragement of people for construction of slender tall
buildings, instead of massive buildings, the width of each block
should not exceed 40m, or ½ of the building height (6 stories)
3. Decorative facades in all the 4 sides of the buildings are compulsory
and lateral facades should be the same as the main facade.

1. Where there is the potential for future uses other than residential,
design the ground floor of a mixed use development to have a
minimum floor-to-floor height of 4.5 metres.
2. Design all other floors to have minimum floor-to-ceiling heights of 2.7
metres in habitable spaces.

1. The ground floor shall be dedicated to nonresidential use.
2. Setbacks up to four feet may be used to highlight entrances and
provide wider sidewalks.
3. A setback of up to 10 feet may be allowed for the purpose of
providing landscaped public space that includes seating and/or other
pedestrian amenities.
4. A minimum of 50 percent of all first floor facades with primary street
frontage should consist of pedestrian entrances, display windows or
windows affording views into retail, offices, gallery, restaurant, or
lobby space

residential building project or are located no more than 200.00 meters

This Code shall likewise apply to any area proposed for or being
developed into a new town site, residential subdivision, commercial or
residential site, school site, housing project, and similar construction
projects where five or more buildings not covered by paragraph (d) of
this Section will be constructed even if the poblacion or barrio
population is less than two thousand (2,000) or the density of
population is less than fifty (50) families per hectare.

1. Projects with ten (10) or more condominium units. Except when the
condominium is part of a subdivision project or a park/playground not
more than or 800 meters away and in reaching it, the pedestrian will
not be unduly exposed to hazard.
2. The minimum area for a single park/playground shall be 50 square
meters.
3. Off-site parking shall not be located 200 meters away from
condominium project.
4. Path walks shall be provided for pedestrian circulation with a
minimum width of 1.2 meters.

SECTION 3. USE REGULATIONS IN HIGH DENSITY RESIDENTIAL
SUB-ZONE (R-3) District. An R-3 shall be for housing/dwelling purposes of
high density with 66 or more dwelling units per hectare

1. Workrooms shall be at least 2.7 meters (8 ft. 10 in.) in height from the
floor to the ceiling. Where the rooms are air-conditioned and the
process allows free movement; existing heights of not less than 2.4
meters (7 ft. I 0 in.) may be allowed.
