DEED OF ABSOLUTE SALE

This Deed, by and between:

SPS. ARNOLD COSON AND ZENAIDA COSON, both of legal age, Filipinos, with
postal address at No. 26 G. H. del Pilar Street Cubao, Quezon City,
hereinafter referred to as the “VENDOR”

and

SPS. DANTE BOY PEREZ DITAN & LOREN ANNE EVANGELISTA BACULI-DITAN both
of legal age, Filipinos, with postal address at Block 10 Lot 16-A Gemini Street,
Pamplona Street, Pamplona Park Subdivision, Pamplona Dos Las Piñas City, and
hereinafter referred to as the “VENDEE”.

WITNESSETH: That

WHEREAS, the SELLER is the registered owner of the parcel of land located
at Lot 1 Block 49, Tagaytay Royale Estate, Brgy. UPLI, Alfonso Cavite, covered by
Transfer Certificate of Title No. 076-2014003452 issued by the Registry of Deeds
of Tagaytay City., more particularly described as follows:

“A parcel of land (Lot 1, Blk. 49 of Cons-Subd. Plan,Pcs-042101-008 438,


being a portion of the Cons. Of Lots 1-A-1-A to 1-A-1-R, Psd-04-024837 &Lot
1-A-2 (LRC) Psd-1702, LRC Rec. No.), situated in the Brgy. Of Matabac,
Sinaliw & Kaytitinga, Mun. of Alfonso, Prov. Of Cavite. Bounded on the SE.,
along line 1-2-3 by Road Lot 66; on the SW., along line 3-4 by Rd. Lot 67; on
the NW., along line 4-5 by Lot 5 & on the NE., along line 5-1 by Lot 2, both
of Blk. 49 of the Cons.-Subd. Plan. Beginning at a point marked “1” on plan
being N. 46 Deg. 14’E., 5436.94m. from M.B.M. 10, Cad-146, Balayan
Cadastre; thence S. 75 Deg. 44’W., 12.58m. to pt. 2; thence N. 66 deg.
46’W., 4.00m to pt. 3; thence N. 29 Deg. 22’W., 18.00m. to pt. 4; thence N.
71 deg. 16’E., 20.33m to pt.5; thence S. 14 deg. 45’E., 21.41m. to the pt. of
beginning, containing an area of THREE HUNDRED SIXTY FOUR (364)
SQUARE METERS. All points referred to are indicated on the plan and are
marked on the ground by P.S. Cyl. Conc. Mons 15x60 cm; bearings true;
date of original survey, Oct. 21-22, 1938 and that of the cons-subd. Survey,
Dec. 1-3, 1993 and Jan. 17 - Feb. 26, 1994 and was approved on May 18,
1994.”

WHEARAS, the SELLER is willing to sell the said property, and the BUYERS
have agreed to purchase the same;

NOW, THEREFORE, for and in consideration of the premises and the


covenants and stipulations herein below stated, the parties hereby agree FOR
AND IN AMOUNT OF THREE MILLION PESOS (P3,000,000.00), which the SELLER
acknowledges to have received to its entire satisfaction, the SELLER hereby SELL,
TRANSFER AND CONVEY, by way of ABSOLUTE SALE, all their rights, ownership
and interest over the above-described property in favour of the BUYER, their heirs
and assigns which property is free from any existing lien and encumbrance
whatsoever.
