CONTRACT PROPOSAL for

ARCHITECTURAL INTERIOR DESIGN

CLIENT

SUBJECT: PROPOSAL FOR DESIGN CONSULTANCY SERVICES AND RENDERINGS

PROJECT: PROPOSED ABRAM’S CAFE

LOCATION: 2ND FLOOR ABRAM’S CAFÉ, AMBULONG MANOC MANOC, BORACAY ISLAND,
MALAY, AKLAN

Dear Sir,

I am pleased to submit my Contract Proposal covering the Architectural Design Services for THE
PROPOSED ABRAM’S CAFE

In accordance with the following terms and conditions:

I. GENERAL SCOPE OF ARCHITECTURAL SERVICES


a. The architect/s shall perform professional services, which shall consist of the
following
i. Preliminary services include conferences with the client and ocular site
inspections
ii. Schematic design based on the requirements and needs of the client
iii. Preparation of final design development drawings including perspective
iv. Preparation of contract documents consisting of the following
1. Architectural drawings (Signed and Sealed)
2. Electrical drawings (Signed and Sealed)
3. Sanitary and plumbing drawings and details (if necessary)
4. Materials specifications if required
5. Periodic site inspections

II. ARCHITECT’S PROFESSIONAL FEE


Professional fee for the Architectural Design Services for the Proposed Abram’s Café
with an area of One Hundred Sixty Three point Ninety Six Square Meter (163.96 sqm)
shall amount to Two Thousand and Seven Hundred Pesos per square meter (2,700
php/sqm) with a total of Four Hundred and Forty Two Thousand and Six Hundred
Ninety Two Pesos (Php 442,692.00) only.
Notes:
-Above amount does not include taxes
-Above amount does not require the issuance of a receipt (OR) from the Architect
- Area is based on measurements from site visit

a. Schedule of Payment
i. First payment: Signing of Contract. The client shall pay the architect 15% of
the fee which is Php 66,403.80 as the minimum payment for the architect’s
basic services. However, retaining fees can be arranged and deducted from
the total fees during the preparation of the different phrases of the project
up to the completion of Contract Documents
ii. Second Payment: Schematic Design: Upon completion of the Schematic
Design Phase, The client shall pay the architect 25% of the fee which is Php
110,673.00.
iii. Third Payment: Design Development: Upon completion of the Design
Development, The client shall pay the architect 35% of the fee which is Php
154,942.20
iv. Fourth Payment: Construction Documents. The client shall pay the architect
20% of the fee which is Php 88,538.40.
v. Fifth Payment: Construction Phase: The client shall pay the architect the
remaining 5% of the fee which is Php 22,134.60.
vi. Site visits are only limited to weekends. Additional site visits can be added
upon request and are subject to a Php 1000.00 per day rate.
vii. Airfare, accommodation and meals shall be reimbursable or be shouldered
by the Client.

III. CLIENT’S RESPONSIBILITIES

All technical description of property, duly certified lot and vicinity plans, existing or as-
built drawings (in case of renovation or addition), contour maps, etc. at a convenient
scale and other relevant data will be provided by the client so that the design of the
project can start as soon as possible.

IV. CHANGES AND REVISIONS

Any changes and/or revisions requested by the client after approval of final design of the
Design Development Phase shall be subject to compensation amounting to 10% of the
architect’s fee

V. OWNERSHIP OF DOCUMENTS

In accordance with R.A. 9266 Section 33 of the Architecture Act of 2004, stipulates that,
ownership of plans, specifications, and other contract documents duly signed, sealed, as
instruments of service, are the intellectual property and documents of the Architect
whether the object for which they are made is executed or not. It shall be unlawful for
any person to duplicate or make copies of said documents for use in the repetition of
and for other projects or buildings, whether executed partly, or in whole, without the
written consent of the architect or author of said documents. In this regard, MCA-P
and/or DOF-RIPS shall be provided copies of Contract Documents as stipulated in Stage 3
of this Proposal under Construction Documents Stage.

VI. OTHER CONDITIONS

a. The primary service of the Architect is the preparation of Architectural and


Engineering Drawings, Specifications and other building construction documents.
These are set of detailed instructions that shall serve as the basis for the General
Contractor to implement the Project. Once the Architect has prepared all these
documents, the Architect has completed the Detailed Design and Contract
Document Phase of his services, which is equivalent to Ninety Five percent (95%) of
his/her work. When the Client therefore fails to implement the plans and
documents for the construction as prepared by the Architect, the Architect is
entitled to receive as compensation the sum corresponding to ninety percent (95%)
of the Architect’s fee.

b. The Design Stages Timeline shall be adjusted whenever delays for the same are
encountered which are not fault of the Architect such as unavailability of the Client
and the like.

c. The Architect has also the professional right to charge additional fees for additional
printing of construction plans drawings, details, perspectives that may be requested
by the Client, cost of the same shall be based on the number of requested copies.

d. The Architect’s fee is a net amount. Any tax (exclusive of income tax) that the
National and/or Local Government may impose on the Architect as a consequence
of the services performed for the project shall be paid by Client thru the Architect.
