GENERAL POWER OF ATTOREY

KNOW ALL MEN BY THESE PRESENTS THAT I, Sri……………………


S/o Sri , ----------------aged about ----- years, presently working in M/s
-----------------------------------------------, hereby nominate, constitute and
appoint Sri.
---------------------------------------------------------------------------------------, to be
my true and lawful Attorney for me and on my behalf to do all or any of
the following acts, deeds and things that is to say:

WHEREAS, I have decided to purchase the vacant Site/s, Plot/s,


Apartment/s, and such other Immovable Property/ies, in my name in
and around Bangalore or any where in India.

AND WHEREAS I am personally not able to present to execute


the requisite Agreements, Sale Deeds, such other Deeds, documents,
papers etc., that may be necessary for acquiring the said immovable
property/ies and for that purpose I am desirous to appoint the
aforesaid Attorney to do the following acts, deeds and things in my
name and on my behalf in the manner hereinafter appearing.

1. To select, negotiate and enter into any Sale Agreement/s with


the Seller/s for purchase of the immovable property/ies and to
pay sale consideration amount and to take possession of the
same in my name and on my behalf, and to enforce, or
cancel/repudiate the same at my discretion.

2. To represent me before the concerned Sub Registrar or such


other competent Registering Authorities and to sign necessary
Sale Deed/s and such other related forms, documents and
papers and to admit and give consent for execution and
registration of sale deed/s and to receive back the original
documents from the said office.

3. To apply and obtain revenue documents viz., RTC & Pahani,


Mutation, IL & RR, Survey sketch, Map, Endorsement, Tax
Demand Register Extract, Tax paid receipts etc., and to apply for
Conversion, obtain sanctioned Layout Plan or apply for change of
RTC, Mutation into my name before the competent DC, AC,
Village Panchayath, Tahsildhar or concerned Revenue Official.

4. My Attorney is authorized to apply for change of khata into


my name before the concerned Village Panchayath,
Municipal/CMC or BBMP Authorities and to pay necessary
taxes/kandayams every year to the concerned Authorities.

5. To apply and obtain mother deed/s, Certified copy/ies of sale
deed/s or such other deed/s, search reports, Encumbrance
Certificate/s before the competent Sub Registrar in my name and
on my behalf.

6. My Attorney is empowered to apply, obtain and raise loans,


sign and execute loan agreement/s, promissory notes, letter of
hypothecation/s, declaration/s, acknowledgement of debt, revival
letters, Indemnity Bond/s or such other documents including
creating equitable mortgage by way of deposit of title deeds as
may be required by the Bank in respect of raising loan/s in my
name and on my behalf.

7. In order to safeguard the interest of my immovable property I


am authorising my Attorney to engage Advocate/s, Pleader or
Solicitors to file suit/s, cases, petitions and to appear, conduct,
defend and prosecute before the jurisdictional Tribunals, Boards,
Civil, Criminal, High courts, Appellate, Government or Arbitration
Authorities which are required in this behalf.

8. To sign and file necessary Vakalathnamas, plaints,


applications, affidavits, objections, statements, written
arguments, memos and to enter into compromise, compound or
withdraw the suit/s, cases, to receive or pay
money/compensation in my name and on my behalf.

9. To represent me before all the statutory Authorities like State


Government and Central Government Offices, Municipal
Corporation Authorities, Electricity Board, Water Supply and
Sewerage Board and such other authority or local bodies etc., in
connection with the schedule property.

10. To lookafter all the affairs of the immovable property/ies and


make improvements therein as I could do if I were personally present.

And generally to do all such other acts, deeds and things which are not
specifically mentioned herein, I, do hereby ratify, confirm, agree and
construed that all such acts, deeds, things, assurances, signatures
done, executed and performed by my Attorney for and on my behalf
and on his own behalf in respect of the schedule property/ies.

SCHEDULE PROPERTY

All that Piece and parcel of converted land bearing Plot No._________,
formed in the layout called as “ORCHID PARADISE”, situated at
Malemachanahalli Village, Jangamakote Hobli, Shidlaghatta Taluk,
Chikkaballapur District, measuring East to West _______ feet, North to
South ______ feet, totally measuring _______ Sq. feet and bounded on:
East by : Road
West by : Pathway
North by : Plot No.
South by : Plot No.

IN WITNESS WHEREOF, I have executed this GENERAL POWER


OF ATTORNEY in the presence of the NOTARY PUBLIC attesting
